Villas Marlin Renovated Beach and Ocean Front 2 Bed, 2 Bath, 2 Story Penthouse

You just really can’t beat the views from the 7th floor that also features a nice size balcony on the 1st floor and then a smaller balcony off of the upstairs bedroom. Look a long ways up and down the beaches even seeing the pumping lights, but fortunately not the sounds, from the party area around Coco Bongo (they have regular beach parties). From the balconies watch incredible sunrises and out the kitchen window you’ll have a great view of the sunsets which overlooks the lagoon (sun shifts a bit in winter but summer has perfect sunset views).

Great location - just steps away is a shopping mall and among other things, a full grocery store with everything you’ll need for dining in but countless restaurants in walking distance for eating out! For little things there’s several convenience stores around as well. In an emergency there’s a brand new hospital in the mall and if safety and security is a concern, the police station and fire services are right next to the mall and in sight of the unit. Now if you’re a shopper, what’s better than a mall a stone’s throw away? A second mall just a short stroll away and it’s a mall with all the usual stores, a lot of higher end stores and restaurants galore to satisfy all tastes! Can also sit, have drinks and watch the sunset over the lagoon there. There’s also an aquarium there as well and really just too much to list.

For more lively nightlife activities, Coco Bongo and that whole party area is a very short taxi ride and what’s even better, the main taxi stand for the hotel zone is right outside the complex so a cab is super easy and the security folks can flag down a taxi for you.

Last part about location is the airport is just 10-15 minutes away and usually without the extreme Cancun traffic.

For the condo, it has been fully updated. It features 2 bedrooms and 2 bathrooms, all good size and with everything you need! The downstairs bedroom features 2 full size beds where you’ll awake to beautiful sunrise views over the ocean! The upstairs features a king bed and is very spacious and the second bathroom is detached from the bedroom so other guests can also use it if necessary. The kitchen has been fully updated with new upgraded appliances (gas stove and oven) and granite countertops and is fully equipped and as mentioned before, as you’re cooking dinner you’ll have a great view of the lagoon! There is a washing machine (no drier but clothes dry quickly from the sea breezes, use the curtain rods or drying rack) and also a desk with computer monitor so can have a place to work and use your laptop with a real monitor (you must bring your own laptop/computer)...

The complex is very nice, very resort like with 3 pools and jacuzzi tubs. There’s also plenty of chairs with tropical umbrellas and the main pool has a bar that also serves food poolside which is very resort like. Now do note that there is some work being done on the property as I’m sure you can imagine there’s constant maintenance on any beachfront property and the complex is preparing for a full paint job. None of this is a big factor and any inconveniences should be very minor but just wanted to provide full disclosure. If there’s anything big going on we’ll try to update and highlight it in the listing.

Regarding safety and security, we've all heard the stories but there is special emphasis on safety and security in the hotel zone which has it's own police force and extra military personnel assigned to keep everyone safe. It also helps that we're a stones throw away from the police station and security at the complex is very good. Very friendly but they take their jobs seriously. I feel 100% safe leaving the main door and kitchen window open which open to the main corridor and partly because on the 7th floor which only has 4 units, anyone up there belongs up there and isn't looking for trouble.

Now one thing is we want guests to be comfortable but ask to be conscious that water and electricity is very expensive, especially electricity and about the worst thing can do is leave the doors open with the ACs running. Even a minute or so can warm up the entire condo. During the day please turn up the temperature on the AC units and unless it’s the middle of summer often times can just turn the units off and open the doors and enjoy the nice breeze! Being mini split units the rooms will cool down quickly so you do not need to leave the AC temp low all day or when away. Please also turn off lights when not needed and when leave. We also ask to be courteous to your neighbors and other’s in the complex. Only people registered will be allowed into the complex so generally additional guests are not allowed or have to be cleared through us and then security (it's going to be a bit of a hassle). Security is pretty strict on property but they are also very nice and just doing their job, they are also a great resource if you need any information about the area or complex (Spanish speaking only but use your phone for translating, no problem).

Last but not least, there is onsite manager in case any issues arise with your stay and she can also help with any questions you may have. Her name is Elizabeth and her office is at the base of the elevator.

We're US citizens and after visiting Cancun 4 or 5 times a year for several years in a row we decided we should own and love it so far. We have STR properties in the US and lets just say there are some unique challenges but in general everyone in Mexico has been great to deal with!
