We were very happy with our stay. There is a balcony looking out to the ocean and access to a pool and beach. The pirate boats went out 3 times a day with music and fireworks at night! Check-in was easy, we were met T the gate. The kitchen is well stocked. All our questions were promptly answered by the host.

Super nice condo

We really enjoyed our stay. It was a super nice, quiet, secure condo on 4th floor, right on the beach. Wonderful view. Plenty of activities close by and the host Nancy, was very gracious and flexible with our schedule and check out time.

Condo and view were amazing! The host Nancy was excellent she was so helpful from booking the condo to assisting in getting a driver to and from airport extremely responsive! The security guards at the entrance were very helpful and friendly! Perfect vacation!

Awesome stay

This was by far the best stay we have ever had. Nancy went above and beyond to ensure we were taken care of from the very beginning. She was the best host. The location was perfect and the view was amazing. Having direct beach access from the property was a huge selling point, we didn’t have to worry about not having a place to sit back, relax, and enjoy our vacation. We would definitely come back.

amazing beach spot!

A perfect spot for relaxing days on the beach with the option to dip in the awesome pool! Perfect white sand beaches and turquoise waters. 4 stars instead of 5 because there are loud pirate ships that come in around 10:30pm - not an issue if you go out but we have a toddler that goes to sleep early.

Nice beach front property

Loved the almost vacant beach! Everyone was so nice, really felt like home. Nancy was very helpful, providing excellent information about the local area. Her assistant, Laura, was outstanding! Could not have asked for a more relaxing stay! Felt very secure.

Wonderful vacation condo

We feel fortunate to have found this rental condo as it provided us with everything that we're looking for and more. There are a beautiful place with an ocean view. The condo is refreshing decor and spotless, given all the amenities. We must admit that we are highly recommend to rent this vacation condo, you will not be disappointed.

Great stay in Cancun!

The property was great for our family of four! Nancy was phenomenal with communication and recommendations for everything from restaurants to tours. Property and area felt safe - staff was very friendly and helpful. There were many restaurants and convenience stores within walking distance. The beach was perfect for lounging and swimming and appeared to be the best beach around! We would definitely book this property again in the future.

The beach views at this property are undeniably amazing and the highlight of the stay. However, the apartment itself requires significant attention and did not meet the standards expected for the price.The Issues:Unusable Master Bedroom: The AC in the master bedroom—the room with the view we specifically paid for—did not work. This made the room uncomfortably hot and unusable for sleeping, forcing us to abandon the best part of the apartment.Pests & Odors: The kitchen had a noticeable issue with small black insects. Furthermore, there was a persistent, sticky smell inside the cabinets that was so unpleasant we chose not to use any of the provided utensils or dishes.Bathroom Defects: The shower door is faulty and will not close, resulting in water flooding the bathroom floor with every use. Additionally, the main ceiling light was broken, leaving the space poorly lit.Summary: While the location is beautiful, the "amazing view" cannot make up for a lack of basic maintenance and cleanliness. Between the pests, the broken shower, and the lack of cooling in the bedroom, the property felt neglected. I would not recommend staying here until deep cleaning and essential repairs are completed.

I went for a quick few days away with my mom, and it was a nice place to stay. Conevenient located near the Isla Mujeres ferry, a few dining options and close to the hotel zone bus transit. Pool was right downstairs, and it opens to a beach water front. It was the perfect quiet getaway for someone ooking to disconnect and enjoy the weather. Nancy supported in coordinating transport to&from the airport. Would def recommend. It was a like a home away from home.

We can't recommend this place enough! Nancy, the host was responsive and gracious. The location is right in the heart of the hotel zone. We would recommend purchasing a day pass at the Occidental Resort next door, at least once. It gives you access to their resort, with all you can eat buffet, and drinks, and you can hop back to your condo for whatever reason. The condo itself has everything you need. A fully stocked kitchen, and excellent air conditioning. We highly recommend!

Enjoyed our time there. Loved the fact that we had a private beach and pool. It’s an older condo but there’s nothing wrong with it. Great for a small family. Easy to get around. I recommend the bus. You hop on and then hop off where you want to go. Only a buck. We got picked up for our excursions right next door at the Aquamarina Hotel.

Excellent family vacation!

Our family of 4 stayed here during our kids’ spring break and it was the perfect spot! The condo was spacious and well appointed. We had everything we needed and appreciated having A/C and Wi-Fi for when we were in the unit. We appreciated that the property was secure - we felt very safe while we were here. The pool was lovely and we often had it all to ourselves. The space on the beach was beautiful and we enjoyed many card games under the palapas. We did a mix of eating meals in the condo and going out to dinner, both of which were easy to do. All of the staff and security guards were very friendly. Highly recommend staying here for your Cancun vacation!

In 1995, I stayed in these condos with my 5 year old daughter to see if we could adjust to life in Mexico. By 1998, we were Cancun residents. We have been here for 27 years, I raised my family here and always said, one day I would own a condo in my Paradise. The apartment has recently been renovated and looks spectacular...but the view and the beach are really what sells this condo. There is nothing more beautiful than having the sun coming up in the Caribbean!

The beach is your backyard and right downstairs. You have easy public transportation at your fingertips, being steps from the bus stop, taxi site & the Xcaret ferry to Isla Mujeres. We are located on KM 4.5 of the hotel zone, which is a very quiet and more tranquil area than the hotel party zone area. Great for couples, and families looking to relax.

O que faz essa propriedade ser única?

404 is the first unit I bought when we moved here, and we have just completely remodeled and updated the kitchen (DEC 2024). The view's from the balcony are what really sold me on this apartment. You have amazing views of the turquoise water, Isla Mujeres in the distance and if you are lucky the Mexican flag will be up! The condo is a private gated residential condominium with security 24/7. Parking on site is available.

My daughter Elizabeth helps me run the properties and is available to solve any issues during your stay. We definitely take pride in customer service and love for our guests to feel like they are at their home away from home.
