For those who appreciate convenient living, this newly renovated 1 bedroom unit in a vintage converted mansion puts you at ease. We are steps away from Lake Merritt and Grand Lake Avenue. You have read and understood all the house rules (found at the bottom of this listing) and are willing to follow them before you book with us. If any of the drawbacks are deal-breaker, please consider booking other properties as many of these items are out of our control.

Living/Dining room -
-There is a futon couch to sleep one more. If you have a 4th person we can provide an air mattress. 4th guest is charged an additional $30/night
-There is an armchair, 55-inch tv, coffee table, dining table with 2 chairs and work desk

Kitchen
-Gas stove with oven
-Refrigerator - 10 cubic feet
-Microwave

-Pans, pots and some condiments and oils

Bedroom
-Queen size bed
-2 night stands, a television

-Bathroom is located inside the bedroom
-30 inch vanity and full-sized tub with shower
-Toiletry essentials: hand soap, body soap, shampoo, hair dryer

Pets - Pets are allowed for a non-refundable pet fee of $100.

Wifi - Enjoy free wifi
(Wifi is shared with other units. Please note that only the internet provider can ensure that wifi will be up all the time. Please be advised That the ACTUAL SPEED/Connection that a guest might experience while using the Internet depends upon a variety of conditions, many of which are beyond our control.)

Lock Box Check-In - 3 PM, Checkout 11 AM. There is a late check-out penalty of $50 each hour. If the late check-out extends into the next reservation, you will have to pay the full reservation amount. Please book the day before if you would like early check-in.

Access - Enter the property from the main door to the building and then the door to the unit. Both doors are opened by keypad code and we will send you the code 1 day prior to your check-in. To lock the unit door, press the # button until the speaker indicates the door is locked

Laundry - There is coin-operated laundry 25 cents for drying and 75 cents for washing down in the basement (every 20 minutes).

Parking - Street parking is 2 hrs maximum only on weekdays between 8 am-6pm and free on weekends. There is paid street parking in the immediate few blocks, see map in the guest manual. You can purchase a car hanging tag from us for $5/day which will allow you to park in the paid area but must return the tag to us upon checkout. Failure to return the tag will cost an additional $30. Please notify us of your intentions to park in advance so we can prepare the hang tag as we may need to obtain from the City of Oakland. There is street cleaning on the even-number side of the street: 2nd and 4th Mon from 9:00 AM-12:00 PM and street cleaning on the odd number side of the street: 2nd and 4th Tues from 9:00 AM-12:00 PM. Please check the signs and park accordingly.

Hosts - Please text or message through the app for assistance.

Mail - Packages can be delivered but hosts give no warranty to security as most delivery companies drop the packages off in the lobby

If you need to check in early or check out late, we suggest booking an additional night on the front end or back end of your stay. This will allow you to check in as early or check out as late as you need to accommodate your travel plans.

If you believe there is any chance you might not be able to make your trip, Travel Insurance should always be considered, unless you have other protection in place. As hosts, we are not travel insurance providers and unfortunately cannot protect your travel plans from unexpected circumstances.

Other things to note
Drawbacks to the property - If any of the below are deal breakers, please consider other properties as many of these items are out of our control

- Noise - There will be street noise as this is a vibrant area in Oakland. The building is old and you may hear footsteps from above, noises from the water running, the central heating system, neighbors talking, dogs barking, etc. We will provide ear plugs. However, if you are highly noise-sensitive please consider booking elsewhere.

- Bathroom Fan - There is no bathroom fan, we only have windows

- Heating - there is central heating but it isn't great so we provide electric heaters as well

- Windows - We have old wood windows and they do not have screens
