Registration Details STR22-0107 HOUSE SPECIFIC RENTAL TERMS & POLICIES: By booking this home you agree to the rules and conditions outlined at the Guest Terms page found by accessing air concierge online and navigating to the Footer where such terms can be found as titled Terms and Conditions Guest Terms - Air Concierge, as well as those denoted below. Should there be a conflict between the booking platform Terms and Conditions, and those listed on the link above or herein, then the terms most favorable to us as the Host shall take effect.
NO REFUNDS - Even the best or newest home has equipment that may occasionally malfunction and cannot be guaranteed operational 100% of the time. We promise to act immediately to remedy any issues, however, we do not relocate or issue refunds due to malfunctioning equipment or any other guest dissatisfaction or due to construction noise or any other items out of our control, unless the home is considered uninhabitable.
No one likes rules, least of all, us -- but we do have a few requirements so that the home is in as perfect a shape for each guest as possible. -Please respect check-in and checkout times. Check-in: 4pm-10pm. Checkout: 10am -Primary renter must be over the age of 30, have a fully verified profile and previous positive reviews inside the booking platform. -The maximum occupancy for the property may not be exceeded at any time. -Host requires a photocopy of renter`s ID for verification before check-in. -This is a private property and the host reserves the right to access the property at any time to perform maintenance repairs necessary or requested by the renter. -Maintenance schedule: we are unable to offer refunds or credits for inconveniences due to scheduling and maintenance done during your stay. We also request that our maintenance teams are not turned away if they should overlap your stay. -Absolutely no parties or loud music. -This is a NON-SMOKING property. -NO animals or pets of any kind are permitted at the Property except (1) as specifically authorized in your reservation, or (2) bona fide service animals that we are required by law to allow. Emotional support animals are not permitted except as authorized pets. You agree that a prohibition on animals is not a guarantee that an animal has not been inside the Property or that the Property is free of animal or pet allergens. If pets were to be brought without our consent and knowledge, guests will have their reservation canceled immediately. - All rentals with 28+ nights require a rental agreement signed naming and identifying all adult occupants (must present valid ID).
Late Checkout Policy Guests must check out by the designated checkout time specified in the rental agreement. Late checkouts without prior approval will incur fees to cover costs including, but not limited to, waiting times for cleaning crews, canceled or delayed cleaning appointments, hardships on arriving guests (e.g., delayed check-ins or compensation), additional wear and tear on the property, and increased utility usage (e.g., electricity, water, or HVAC). The fees, based on the duration past the checkout time, are as follows: • Less than 1 hour: 10% of the nightly rate or $100, whichever is greater. • 1-2 hours: 15% of the nightly rate or $250, whichever is greater. • More than 2 hours: Full nightly rate. To avoid fees, guests are encouraged to coordinate with us in advance for late checkout requests. Approved late checkouts are subject to availability and may incur additional charges as agreed upon. These fees are designed to compensate for disruptions to property turnover and operational costs, and we will provide documentation (e.g., cleaning schedules, guest complaints) upon request to ensure transparency.
Additional Cleaning Policy Guests are expected to leave the property in a reasonably clean condition, consistent with normal use. Any cleaning required beyond what is considered normal or reasonable, as determined by the property management, will result in an additional cleaning fee of $100 per hour. This fee covers costs such as extended cleaning times or specialized cleaning needs. Examples of excessive cleaning needs include, but are not limited to, excessive trash, stains or spills requiring professional treatment, pet hair in non-pet-friendly units, or other conditions requiring significant labor. We will make every effort to accurately reflect the additional work needed and the time required to complete it, providing documentation (e.g., photos, cleaning logs) upon request to ensure transparency.
Important Fee Disclosure for Long-Term Stays (30+ Days): Should this property be reserved for 28 days or more, we reserve the right to apply additional monthly fees to cover certain ongoing expenses (eg utilities) not included in the standard nightly rate. These may include, but are not limited to: • Gas and electricity • Water and sewer • Trash and recycling • Internet and streaming services • Other utility or maintenance surcharges applicable to the home which will be known prior to the time of booking These fees may be assessed as either: • A flat monthly fee, or • A fee calculated as up to 5% of the monthly rent. Such fees may be collected directly through the booking platform platform or invoiced separately as permitted by the booking platform policy. For estimation purposes, please assume an additional fee equal to 5% of the monthly rent unless otherwise specified in advance. By confirming your reservation, you acknowledge and agree to these terms.
RENTAL AGREEMENT By booking this property, you (the “Main Booker”) acknowledge that you have read, understood, and agree to the following Rental Agreement on behalf of yourself and all members of your Guest Booking Party. This Agreement is binding upon confirmation of your reservation. This Rental Agreement (“Agreement”) is entered into between the Main Booker named in the Booking Platform reservation details (“Guest,” “Renter,” “Main Booker,” or “Occupant”) and Air Concierge Inc., a California corporation and dba “Air Concierge Washington Inc.” in the State of Washington (“Manager”), for the rental of the Property specified in the Booking Platform reservation details known as including but not limited to (“Listing”, or “Property”, “Property Name”, “Property Title”).
DEFINITIONS Booking Platform” (or `Third Party Platform,` “Online Listing Site,” “Listing Site,” “Online Site,” or “Platform”) means any third-party online service, website, or application that facilitates short-term rentals by connecting property owners or hosts (including Manager acting on Owner’s behalf) with travelers or guests seeking accommodations, including but not limited to platforms for listing, marketing, booking, and payment processing. Great house and even better views and location! It had a large amount of space, great amenities and well stocked kitchen. Everything was comfortable and made for a wonderful trip! The host was incredibly responsive whenever I had a question.Would have loved having a code instead of a physical key, but that is the ONLY complaint we had during the trip. The house has great view in a wonderful location. It accommodated five adults well. We had a great time and have no complaints. We all enjoyed the vintage furnishings and the decor. We have a couple of suggestions for the owners:The bathrooms could stand to have towel racks or hooks. The primary bedroom closet had no rods for hanging clothes. It looked like maybe some work is going on, so that may be the explanation. The door from the dining area to the deck does not latch properly. It probably should be looked at.

The host was very kind and helpful. Always quick to respond. We enjoyed the beauty and uniqueness of the home. The view was stunning! It was fully stocked for all our needs to prepare Christmas dinner. We enjoyed my daughter playing the grand piano on Christmas Eve as well. I highly recommend this home for a family vacation! 5 stars for sure.

The property itself is beautiful but the management and upkeep is poor. The fire pit was non-functioning when we arrived. There was a major ant infestation in the kitchen and butlers pantry (to the point where we would find ants crawling on us even when we were hanging out elsewhere, like the living room). The coffee maker didn't work. When we initially contacted the management company during our stay about these issues, we were given instructions to go buy a lighter manually light the firepit (which we did but even that didn't fix the problem) and were given general tips for managing ant infestations.The management company offered us a 100 refund and eventually stopped answering our emails altogether.

This was a beautifully decorated, fully stocked, sunlight-drenched home set in a thoughtfully landscaped garden above the beaches of Malibu. My family and I were beyond delighted by the outstanding views and the eclectic collection of art, furniture and decor, especially because the home did not feel too precious to enjoy: It’s clear it has been lived in and well loved. Highlights included stargazing around the deck firepit; soaking in the hot tub at sunset; playing the Disklavier; birdwatching and reptile-scouting (saw lots of little lizards but only one snake: a garter), and sleeping in fresh, comfy beds. The kitchen was very inviting, nicely designed and well-equipped (better appliances than we have at home!). The location was excellent, with beaches, coffee and groceries just minutes away by car. There are lots of great restaurants in Malibu, too. The Air Concierge folks were very communicative, accommodating, professional and polite. Booking was straightforward, every question and concern was addressed promptly, and all instructions were clear. Be forewarned: there are several rules for this rental, and they ask you to document any major issues/damages you see upon arrival, but they made the process as painless as possible. We felt like our comfort and happiness were their priorities, and they did not try to zing us with extra charges for any home issues we missed initially. I would return in a heartbeat and am grateful for the unique and positive experience.
