This deluxe Summit Beach Resort condominium is located on the 2nd floor of this 15-story complex. The Summit is conveniently located on Thomas Drive near numerous restaurants, shops and family entertainment venues. This well-maintained 2nd floor unit offers a convenient stairway access with no waiting for the elevators. Fully equipped to host your family or friends on a comfortable, sun-filled vacation. This condo offers a king bed in the bedroom, 2 full baths, two twin size bunk beds in the hallway and a queen sofa sleeper in the living room. Comfortably accommodates up to 5 guests. The Summit has 3 large parking lots, tennis courts, basketball court, shuffleboard court, indoor gym, 4 pools, 3 hot tubs and dry saunas. Additionally, there is a gift shop/convenience store on-site, along with Bikini Bob's Restaurant & Bar and a poolside tiki bar. NOT INCLUDED: A refundable security deposit of $200 (charged within 24-48 hours of your arrival date) and The Summit registration fee (paid upon arrival to the Homeowner's Association in the lobby) is $20 and includes 1 parking pass & up to 5 property armbands. Extra parking pass $20.

PAYMENT SCHEDULE: A minimum initial payment of $325 is due at time of booking. Final payments are due 35 days prior to arrival. If a booking is made within 35 days, payment in full is due at time of booking. We accept MasterCard, Visa, Discover, Cashier's Checks, Checks and Money Orders. Checks, Cashier's Checks and Money Orders must be received at least 30 days prior to arrival. Initial payment amount may vary based on the booking avenue.

**The Summit Condominiums is undergoing a property-wide balcony restoration project from September 2025 through March 2026, with dates subject to change based on weather and construction progress. During this period, balconies may be closed or partially closed, outdoor furniture may be stored inside the unit, and guests should expect noise and dust. While we will reaccommodate as able, no refunds, discounts, or guaranteed relocations will be provided. Thank you for your understanding while property improvements are being made!**

Rating Details: The property manager was very helpful. The vacation rental was very clean. I was more than happy with the location. I was satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: The unit was not terrible, but definitely can tell that it is currently for sale. I feel like when a unit is owned privately, it is better kept and more up to date. Again, it wasn't terrible, but I have stayed in much better at the Summit. The beach view is nice,but the sunset is now blocked by a 3-story Tootsies being built next door.

We had escaped Tampa floridas evacuation so we were glad after trying to find a place for my family and self to stay until evacuation was over. Elevators took SOOO long only one worked and It was a bit over priced. The cleaning fees a bit expensive for us to have to clean up after ourselves and garbage cans were filled from people just throwing out their garbage but the location is beautiful. The smell was bad smelled wet and moldy or something but good thing to have a good air freshener. Besides the smell the only bad thing about our room was the fridge door handle. It snapped off and you can tell they tried to just poorly glue it back together before. Everything else was nice. Thank you for accommodating me and my family for hurricane Milton!🙏🏼🙌

Rating Details: The property manager was adequately helpful. The vacation rental was somewhat dirty. I was more than happy with the location. I was somewhat dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: You're going in blind while renting from The Summit @ PCB. You're not shown any pictures of the unit you'll be staying in, only told how many people it can accommodate for sleep. The building itself is incredibly run down. Cockroaches seem to have a free seasonal pass around here. There's cracks in the walls, baseboards separating from walls, mold in the showers. Our sleeper sofa was full of dirt & sand when we pulled it out for our children to sleep on. The sheet looked like it had never been changed. The Summit refuses to update their outdoor lighting, therefore the pools and hot tub close at sunset. In accessable after dark, even though the website hooks you with pools being open until 10 or 11 pm. And God forbid, hope that the town doesn't have a transformer blow. We were without air conditioning, lights, an oven & washer for 8hrs. The management team told us, "that has nothing to do with us." While I can understand certain things being out of their control, I can't understand not being reimbursed in anyway for the uninhabitable conditions for a whole day of our stay. The sofa & chair were sticky & old. The nightstands had legs literally caving inward underneath them. The drawers wouldn't open. The kitchen looked like it was constructed in about 4hrs. Cabinet were crooked, doors were placed askew, kitchen drawers wouldn't close. The only positive aspect of this place is the convenient location of the beach & several places to shop & eat.

The Summit Room 208

Rating Details: The property manager was somewhat unhelpful. The vacation rental was somewhat dirty. I was very happy with the location. I was very dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: Room needs some maintenance and repairs done. One bath tub was backing up. Toilets was not cleaned good. The washer had mold in it and the dryer had moisture in it. The dishwasher had a mildew smell. Cabinet doors and drawers messed up. The bunk bed ladder falling off not attached well. The departure instructions want you to sweep before leaving no broom to use to sweep. Only a swiffer with no pads. The room had an odd smell like cat urine. The front desk and security guards had bad attitudes. Couldn’t use pools or hot tubs after 7. The bed was very hard super firm mattress. Glad we brought our own pillows bc the ones there very used and super flat. Didn’t get to enjoy balcony at night bc loud at pool area from partying. Microwave had a cracked door. Cleaning crew could do a better job.

Property was great for a place to stay. It is a bit outdated, but we don't care about looks when all we were really doing is sleeping there. There are a few areas that need maintenance/replacing, like the kitchen cabinets, some of the base boards, curtains, etc. It did need a bit of TLC when we arrived as far as cleanliness. Really just needed another sweep and bathrooms and kitchens sanitized. There was a strong odor of cat pee though. We did discover though that there are a lot of stray cats on the Summit property its self, so that may be why. We went to the store and bought air fresheners, so that helped a lot. Beds were comfy and did their jobs! Summit staff was very nice and always answered when i had a question. Security was very present at the property ensuring everyone is being safe. Summit had lots of nightly events-karaoke, live singers, movie nights, etc.So lots to do on the property. It was also nice to have a bar right on property as well. Hammerhead Freds was right across the street, so that was a plus! All in all we had a great trip in this condo! Thanks Summit for having us!

Summit room 208

Told we could access property early but did not have rm # so staff wouldn’t allow to use pool area. Room smelled of mildew and unit was filthy. Multiple things in need of repair. Cabinets, baseboards rotten. Missing baseboards cracked tiles. Pool area and beach access were very nice. Tiki bar and bikini bobs and small store were very nice to have access to. Prices were reasonable and food was awesome and service. Had a movie night on pool area and nightly music, which we enjoyed. Love Panama City but cleanliness of condo made stay less enjoyable. Actually spent half morning cleaning and still had to wear shoes in condo.

June 2023 Visit

Property was clean. Some minor repairs needed in the unit: tile floor in bathroom, shower heads updated, some outlet covers loose, ice maker not working. Sofa bed very used and soft, would not recommend for an adult. King bed and bunk beds very comfortable. Very convenient to have a washer and dryer in the unit. Second floor access by stairs was great. Air conditioning worked great.
