☕ Starter Supply: We’ve prepared a starter supply that includes paper towels, coffee K-cups, toilet paper, shampoo, body wash, and plush white towels! We hope these amenities add an extra touch of comfort to your stay.



⏰ Unauthorized Late Checkout Fee: $20 Per Half Hour Late



💵 Additional Fees: A mandatory damage waiver or security deposit will be collected after booking. Optional services, including early check-in, late check-out, and additional guests, can be arranged upon request and are subject to availability. These additional fees help cover the cost of reworking the schedule or adding an additional cleaner if needed. Please message us ahead of time for pricing and availability.

There is a main house on the property that is rented out separately, which has its own driveway and backyard. The hot tub is shared with the main unit on a first-come, first-serve or sharing basis.

Don't worry about your stay being canceled at the last minute due to a violation from the City forcing the unit to shut down. We are fully permitted with the city.

Quick Over Night Stay

The property was quiet. The house was nice and the beds were comfortable. There was a pretty, open meadow out that was nice to look at through the kitchen and living room windows. The hot tub was clean and nice. I would recommend this property and would stay again.

Near Manitou Springs and Open Space

We had a wonderful time at this rental. A property with 2 bedrooms and 2 bathrooms is difficult to find. The property is *extremely* clean and very cheerful and comfortable, backing up to a lovely, hilly open space. It's super close to both Manitou Springs and Colorado Springs. One of the best VRBO places I've stayed. I highly recommend this property.

Darling house, great home base for COS stay

We stayed at Tonka Heights for close to a week while helping a Colorado College student move in and visiting with friends. The location makes it a great home base for a visit... on the edge of old Colorado City, it is close to restaurants and their great Saturday morning farmers and makers markets, a couple minutes from I-25, 5 minutes to CC's campus, and about 7 to downtown COS. The interiors are fresh and bright. My only ask would be for screens in the front windows two we could better enjoy the fresh mountain air.
