Renovation Notice ā€“ Long Beach Resort, Panama City Beach, FL

Long Beach Resort will undergo planned exterior renovations from August 18, 2025, through April 2026. Project setup and material deliveries will take place August 4ā€“18, with construction beginning August 18. This work, coordinated by the Homeowners' Association, includes balcony and exterior repairs.
During this period, guests may experience construction noise, limited access to certain areas and pools, and temporary modifications to entryways.
ā€¢ The Lagoon Pool and lagoon pool hot tub will be open until November 28th.
ā€¢ The pool and hot tub between Towers 1 and 2 will be closed starting August 28th and will remain closed until November 28th.
ā€¢ The pool and hot tub between Towers 3 and 4 will be closed starting October 20th and will remain closed until the end of the project.
ā€¢ Beach access and condo entry will remain open throughout the project. Beach chair service will be available through October 31.
ā€¢ Balconies will remain open until November 10th, and then will be closed by section thereafter.
Please note that all dates are approximate and subject to change based on construction progress. Rates have been adjusted accordingly to reflect any potential inconvenience during your stay. This notice has been posted as of 7/7/2025, no refunds will be given for any renovation related inconveniences for any reservation booked after this date.

THIS UNIT INCLUDES A SET OF FREE BEACH CHAIRS/UMBRELLA!!!

All rooms have a gulf view!! One of the only complexes on the beach that has this feature! Large 3 bedroom floor plan with two private balconies. Enjoy this entire spacious unit that will sleep 10! The large living area boasts floor to ceiling sliding glass doors and windows to enjoy the panoramic view of the Gulf, a leather love seat and sleeper sofa, and two leather sitting chairs. The two front bedrooms include their own private bathrooms with double vanity sinks, Gulf view and access to the balcony. This unit features a master suite with a king bed and a private bath with his/her vanities and shower/tub combo. The second bedroom has two queen size beds with a private full bath and the third bedroom has another king bed, full private bath as well as a separate balcony. Inside, the fully-equipped, upgraded kitchen includes raised-panel wood cabinets, granite counter and bar tops, and custom, natural stone tiled bar front and backsplash. You can experience breakfast seaside, and indescribable sunsets at dinner, should you decide to dine in, whether outside on the spacious beachfront balcony or indoors.

Long Beach features 1300 feet of sugar white sandy beach with beautifully landscaped tropical grounds, a 6800 square foot lagoon pool with palm tree islands and waterfalls, two heated Polynesian pools, three Jacuzzis, a seasonal pool-side bar and grill, umbrella and chair rental, parasailing, and jet skis.

For the price we paid, hand soap in kitchen & bathroom was nasty home made soap from Kimā€™s Condo. Floors, mirrors and bath faucets were very dirty. Toothpaste build up on bath sink faucet. Needs had sand from previous renters. Hot the entire week in one of the bedrooms, be sure to bring fans. Will not rent with Kim ever again.

Very comfortable accommodations for family of ten!! Plenty of space, ability to cook own meals, washer and dryer used a lot! Only downfall for the week was pool for tower was closed.

The location was awesome you could walk to pineapplewilly in 5 min Walmart in 10 it was amazing everything was on this strip what I had been looking for for 29 years I come every year on the beach everything we will be back Kim was the perfect host it was my son-in-law first time he loved the place we stay and the host he plans on coming back soon my daughter and I have been to many we said this was the best she is 43 she has been coming since she was 8 we give it a10 -plus plus

Long Beach Always 10/10

Weā€™ve not had a bad experience at any Long Beach condo and this was our 4th stay. Love the amount of beach frontage, the ease of parking, quick elevators, and ocean views in every single room! This particular condo met all of our needs! Loved the balcony furniture and loved having all the kitchen essentials. Our only ā€œcomplaintā€ was trouble accessing Netflix etc. Only one room had this capability and it kept cutting out. Other than that, wonderful stay!

Family Spring Break

We had 7 people in our party. We had plenty of space. Kitchen was stocked well with most everything for cooking. Coffee pot, Keurig, and crockpot. No spices, can opener or coffee filters. Not many kitchen towels and washcloths. Plenty of bath towels. Things were somewhat run down compared to the pictures on this listing. The main things were clean but overall the condo seemed dirty (floors, handles, windows, etc.). Location was good, beach was great, pools were nice but regularly dirty. For the amount of money we paid for this condo, we expected a little more attention to detail.

Really enjoyed our stay but the unit needs just a little upgrading.

Had a very nice stay at Long Beach Resort, Tower 1, 14th floor penthouse unit. It was very spacious. The kitchen and laundry were well equipped. Everything was quite clean. The balconies were nicely furnished and the views were spectacular. We especially enjoyed the heated Polynesian Pool. Access was easy through an attendant at the parking entrance (all of whom were very aware and friendly). Access to the building was easy from a drive up entrance to high speed elevators. The location was great regarding local shopping and restaurants (we did have transportation). The only issues we noted were 1. the couches and easy chairs in the living area were very worn. Clearly, the faux leather was nearly worn off the couches. 2. The sliding doors onto the balcony became harder and harder to move as the week went by - they need some attention. And, 3. the bathroom linens were a little worn and thin. Hopefully, those can be addressed. We would love to come back!

The customer service was good at least!

It was good. One big issue was the beds were dirty with hair and stains when we got there and had to wait on someone to come and bring new sheets for the beds. I had let the issue of finding food and other trash left on the floor and in the drawer go, but I donā€™t let the bed thing go. Ever. My other issue was the beach chairs. We noticed that all the beach chairs at the other properties were really close to the water. Ours all week were pretty far back. We constantly had our views blocked by tents, even though there are signs asking people not to place it in front of the chairs, but they donā€™t enforce it. And I paid good money for an extra set of chairs for my family to use. But Iā€™m not sure if this is a Long Beach property issue or the rental place issue. Either way, it needs to be addressed.

Pleasantly surprised!

We were fortunate to find this place as we were supposed to be in Perdido Key but hurricane Sally hit. This rental was a last minute choice so the family could do fall break together. The Check in process was very simple and quick ! The owner had our packet waiting at the gate with all of our check in codes. The beach chair crew were extremely attentive. They came by several times to see if we needed anything or have our umbrella moved. The condo was tastefully decorated in a beach theme and was very clean. Lots of storage in the laundry room for floats and lots of cabinets, drawers, and closet space. Appliances all worked well as did the internet and cable service. The master bedroom had a tempurpedic bed that was amazing. This room was warmer than the other rooms in the afternoon. Luckily there was a box fan to use along with the ceiling fan in order to cool things off. Nighttime temps in the room were fine. It was nice that all 3 bedrooms had a balcony access with beautiful views of the ocean! One of two elevators was out of service for three of the seven days we were there and this really gave us a great sense of unease as we were on the 14th floor. Fortunately, the other elevator never broke down. Probably the nicest thing was when we looked up and down the beach, we werenā€™t crowded in the Long Beach resort beach area. Other condos had people upon people and tents and chairs on top of each other. It was almost like we had our own spacious beach area. And the lagoon pool and other pools and hot tubs were also nice. We would definitely stay there again!

Some issues

I have rented other condos from Kimā€™s Condo which I have never had issues with. This rental started off bad when the number 1 wouldnā€™t work on the keypad. The office was already closed and the security officers were new and didnā€™t know how to help us. We kept trying to make the 1 work and finally if you touched it a certain way it finally worked. Next the air conditioner stopped working. One night we saw a mouse but Monday was a holiday so pest control wasnā€™t working. The next night a mouse climbed up the back of the couch onto my daughters shoulder and down the front of her robe. Pest control came the next day and sprayed peppermint and we didnā€™t see any more mice. They couldnā€™t move us to another room because they were booked however they offered to refund our remaining money if we checked out. We didnā€™t check out and enjoyed the rest of our stay.

Stay at Long Beach

All In all in was a beautiful condo. I feel though for the price of the stay there were a lot of updates that are needed. The sliding glass door needs changed and the doors goin out into the balconies. There were no cleaning supplies not even a broom and dust pan in which we had to purchase . I just feel for the price you pay for these places these are some things that need attention.

Place was not clean.

First time bringing family to PCB. Is to find, good location, easy access. Our problem was the place was not clean. The floors were disgusting. Made me sick when I saw my grandchildrenā€™s feet. One queen bed seemed to be broken a d was awful to sleep on. One kitchen towel, dish cloth, and pro holder for a family of 8. Be sure to bring your own beach towels.

Cleaning and handicapped

We enjoyed our visit, just a couple of issues. The countertop was sticky and floors were not cleaned good, a few of the glasses needed to be cleaned before using. It was stated that it was handicap proof, and it was not. The toilets were not, had to more furniture around in order to get wheelchair around, and there was no walk-in shower. One bar on the wall in the guest bathroom at the tub but no way could my mom step over to get in. One bar is not considered handicapped. We made due, the view and the weather was absolutely amazing , so for 2nights we enjoyed our time together.

July at the beach

The place was very dirty so we had to clean it as soon as we got there. They were doing construction on the building right next door so we were woken to cutting, banging and beeping every morning. The view was beautiful and the pool was nice.

Overall it was ok.

Needs updating. Saw a couple of bugs. The balcony was very dirty. Keeping the air on 74 was miserable. We do 68 degrees in Tennessee. Most other places we have stayed gives at least one extra roll of toilet paper per bathroom and one extra trash bag. Inside was very clean. Perfect view. Pools were very clean and beautiful although the big pool was closed on our last day. Including 2 chairs on the beach is a big plus.
