NEW Central A/C

Up on a hill with magnificent views, this large and spacious house offers comfort and privacy. Located outside of the village of New Kingston and close to Margaretville and Andes.

The living room with picture windows has a great view of the valley and mountains beyond. There is a 42 inch flat screen satellite TV, internet connection with WIFI, a land line for local and long distance calls. For cell phone service you can use our Wifi to stay connected in and around the house.

With four bedrooms and convertible sofa the house comfortably sleeps 8 -10 people. There are two bedrooms upstairs and two downstairs with two and half bathrooms in the house.

Upstairs, the master bedroom has an adjoining bathroom with a Jacuzzi and separate shower and a second bedroom has a full bathroom adjacent to it. Both bedrooms are large and spacious.

Downstairs you'll find two more bedrooms, a convertible sofa, a half bathroom (toilet and sink), and spacious recreation area with a 9ping-pong table.

Upstairs hosts a large bright modern kitchen with two skylights and two large ceiling fans. The high ceiling dinning-living area is quite airy with plenty of seating for dinning and relaxing.

Appliances include: refrigerator, dishwashers,microwave, toaster, electric oven, glass top stove with oven, drip and Keurig coffee makers. In addition, Washing machine and dryer in a separate laundry room.

Nearby activities include cycling, hiking, mountain climbing, fresh water fishing and kayaking. Also minutes away from Ski Plattekill and a few more minutes from Belleayre Ski Area. In addition, great dining places, in Andes, Bovina Center and Margaretville. Shopping, antiquing in the towns of Margaretville and Andes.

The home was clean and spacious, the property and the views were absolutely beautiful. The closest town (Margaretville)was charming and had everything we needed.We enjoyed the stay very much, it was a peaceful and relaxing place, we especially enjoyed the ping pong table and fire pit when we weren't awe struck by the mountains and the night sky.The host was very thorough with information and a pleasure to deal with.We hope to stay again in the future!

Very modern and spacious house /cottage. Peaceful surroundings with a lot of hiking or just relaxing outside by the firepit. Highly recommend all year round!!!! You can really recharge your batteries staying here . Will definitely come back !!!

We had an absolutely wonderful time during our stay at this home! From the moment we arrived, we were captivated by the breathtaking views, which truly made our vacation special. My husband and our 2 dogs had a wonderful and relaxing stay at this house. We enjoyed the privacy of the property and my dogs loved running through the yard. The house was clean and very comfortable with a fantastic air conditioning system. We really appreciated the jacuzzi after a day of hiking with the dogs. The ping pong table was a fun bonus. The sectional couch was super cozy! Just a tip, the TV only has Dish satellite cable, so if you want to stream a movie at night it’s a good idea to maybe bring an Amazon firestick or laptop for streaming. The kitchen was great for making a meal! Lots of countertop space and cookware. We used the smaller grill since it was just 2 of us, the bonfire was great for s’mores at night of course. The house was exactly as described and pictured. A lovely stay, we would definitely come back.

A peaceful stay under the stars

This property was the perfect peaceful escape. It was tranquil, spacious, and cozy, making it easy to relax and feel at home. Every room was thoughtfully set up, clean, inviting and the beds were so comfortable. One of our best highlights was the night sky absolutely stunning, with clear views of the stars and no city lights to get in the way. We spent our evenings just gazing in silence. A truly calming and unforgettable stay! If you're looking for a stay that offers both comfort and a deep sense of calm, this is the place. The host was so accommodating, friendly and available. We would return in a heartbeat and next time, for longer.

Belleayre Ski Trip

Family ski trip. House was a great location beautiful property. Ping pong table was a big hit. Large kitchen and living space. Clean, but fly paper full of dead flies on slider was gross.

Family weekend in the woods

We had a great time the house is spacious and comfortable. There’s plenty of trails nearby, we had a great time walking the Palmer hill trails in the snow. Nearby Margaretville has some cute shops.

Awesome mountain getaway

Very nice place for a quiet getaway with a spectacular view. Home is updated with all amenities needed for an extended stay. The host Juda was more than a pleasure to work with and it’s definitely something I’d like to do again. Take pictures and enjoy the air.

Really surprising

House was fine-a little tired, reported to the owner who says they are planning a refresh. Main oven does not work. Owner states that it’s only the light that is broken, but it did not maintain a temperature. Someone must know about this because there is a toaster oven in the kitchen! Oh, and you can sign a waiver to get a “meat thermometer”- at least I think that’s what it was going to be You are paying for a 4 bedroom house but only for “double occupancy”. Each additional person is $49 a night if they are on the list that you have to provide. It seems that this is a VRBO recommendation. You are charged for the full electric bill (winter renters-the whole house is electric only!) I was under the impression that I would be charged for the difference between the base bill and the amount I used for the air conditioners, but no, it was the entire bill for July. I argued the August bill because I never used the A/C. It was waived. This rental is not cheap. It’s set up as a party house (beer pong anyone?) with a pool table in the basement. I have used VRBO many times in the past, and have never run into these issues, and we all know how hard it is to contact a person at VRBO. I’m hoping that they read this and respond to me. I truly wish the owners the best in the future.

Comfortable, serene!

Beautiful views, clean house, quiet and secluded location. And the master bedroom’s bed is the most comfortable that ive ever slept on. The people in the town are also very welcoming. Definitely planning another trip to the house on the hill!

Incredible weekend. Amazing property.

I couldn’t have been more thrilled with booking the Home on Hill. The house is very large and was exactly as it was listed. I was able to get in two separate hikes very near to the house- one to a waterfall and one at a nearby resort. Such a relaxing and enjoyable weekend, with great views everywhere I turned. The communication with the owner was also tremendous- very helpful and accommodating. I would recommend staying here in a heartbeat- can’t wait to be back! Thank you!

Thus I know how to serve clients. But I did not want to run a vacation home rental. So I turned to a professional agent, but they failed. Since taking over the operation of the property in late 2013, I used similar methods I use in my primary business. Service and listen to our guests is central to our mission. We use professional service providers for every aspect of operating and maintaining the house and it’s grounds. We learn from shortcoming and implement changes, especially those suggested by our guests, and we visit the property as often as practical and stay for at least two days a year, to experience what our guests are experiencing. The results are the reviews. We invite you to read them and be a guest at Home on Hill.

We just installed central A/C.
Our unit is also a central heater, so in the winter, we have a redundancy, The A/C heater and a central oil furnace, just in case.
