Heated pool open until October 15 // Lounge seating / Spacious backyard for entertaining or unwinding / Outdoor shower - perfect after a beach day or swim
Pet-friendly for small, well-behaved pets (no pets allowed in the pool). An additional pet fee applies as per house rules—please make sure to include your pet when making the reservation.
Optional Jeep Access - Guests may request use of Jeep Wrangler with beach pass (subject to availability, approval, and additional fees). Great for trips to the beach and exploring the Hamptons. Jeep rental is not included in the home rental price and must be booked separately. Please inquire if you are interested.

I do have some basic rules in place, take a look and let me know if you have any questions or concerns.
We enjoy hosting like-minded people who treat our home and belongings with respect.
Please note: We have a per person per night fee above 4 people. When booking, please make sure you enter in the correct number of guests for the accurate pricing.
The guest number can be altered at anytime if anything changes. However, we must have the correct number of paid people on the lease.
The house includes access to a Jeep; however, its use is subject to ad-hoc requests and must be authorized prior to check-in due to liability concerns. Please note that pricing for the Jeep is not included in the house rental and is charged separately.
Check-In: Early check-in requests can be accommodated based on availability; an additional fee may apply
Check out is at 11AM - Guest shall vacate the premises no later than 11AM on the day ending the term. If Guest holds over in occupancy of the Premises after the expiration of the term, Guest shall become a tenant at sufferance only, at a rental rate of $2,000 per day, and otherwise subject to the terms and conditions of this Lease, so far as applicable, and shall be liable for all damages sustained by Landlord on account of such holding over including lost profits.
Other Rules:
1) We kindly ask that the number you confirm in your reservation is the same number of guest you actually intend to sleep at the home. Any false statements will terminate the lease.
2) No entertainment policy. This property is not an event space and not to be used for Parties or events, bachelor or bachelor parties. No DJ's or outside service staff permitted. The house is not marketed as an event space.
3) Please note, the house has an outside security camera doorbell for house protection. We are happy to approval practical requests and encourage you to communicate . Additionally, trying to cover or alter the device will result in immediate termination of the lease and no refunds will be granted.
4) No Diving or rough pool play.
5) No bonfires, fire pits permitted on property.
6) no smoking allowed on property (including the driveways and outside - No Vaping or Drugs)
7) please keep Music to a minimum I’m and respect our neighbors.
8) 100% no smoking anywhere on property (including the driveways and outside - No Vaping or Drugs)
9) Please: no moving the furniture or beds.
10) No Fireworks, Drones or anything that can we launched into the sky.
The Neighborhood:
Very quite and relaxing Neighborhood only 10 min away from SH village.

This property is subject to applicable local short-term rental regulations. Guests must comply with all occupancy limits, use restrictions, and house rules required by local law and the hosting platform.
1) Occupancy - Maximum occupancy must be observed at all times in accordance with local regulations.
Communicate the exact number of people you plan to sleep at the home, it must be the same number you booked on the Airbnb system. The max capacity for the house is 6 guests. Any false statements will terminate the lease or will require the payment of additional fees (Extra guest fee or Extra cleaning costs)
2) No Parties, No Smoking, No Drugs & Keep a clean and tidy home. No Dinner parties, lunch parties & hosted cocktail parties unless previously authorized. Communicate all needs / requests and I will help you.
3) Please respect the home as if it was your and be be mindful of the furniture
4) No Loud noise - no large portable speaker or amplifiers permitted
5) Absolutely NO DIVING or rough pool play
6) No smoking anywhere on property.
CONDITION AND USE OF PROPERTY
The Property is provided in “as is” condition.
Rental Agent shall use its best efforts to ensure the operation of all amenities in the Property, such as internet access, cable TV access or pool as applicable. Rental Agent shall not be held responsible for such items failure to work, but will make every effort to correct any issues as reported as quickly as possible. Guest acknowledges that use of amenities such as pools, spas, fireplaces, decks, and the like may be potentially dangerous and involve potential risks if improperly used, particularly with regard to children and such use is at the Guest’s own risk. Guest shall use the Property for residential purposes only and in a careful manner to prevent any damage or loss to the Property and keep the Property in clean and sanitary condition at all times. Guest and any additional permitted guests shall refrain from loud noise and shall not disturb, annoy, endanger, or inconvenience neighbors, nor shall Guest use the Property for any immoral, offensive or unlawful purposes, nor violate any law, association rules or ordinance, nor commit waste or nuisance on or about the Property.
RISK OF LOSS AND INDEMNIFICATION
Guest agrees that all personal property, furnishings, personal affects and other items brought into the Property by Guest or their permitted guests and visitors shall be at the sole risk of Guest with regard to any theft, damage, destruction or other loss and Rental Agent shall not be responsible or liable for any reason whatsoever.
Guest hereby covenants and agrees to indemnify and hold harmless property owner and their agents, owners, successors, employees and contractors from and against any costs, damages, liabilities, claims, legal fees and other actions for any damages, costs, attorneys fees incurred by Guest, permitted guests, visitors or agents, representatives or successors of Guest due to any claims relating to destruction of property or injury to persons or loss of life sustained by Guest or family and visitors of Guest in or about the Property and Guest expressly agrees to save and hold Rental Agent harmless in all such cases.
RELEASE
Guest hereby waives and releases any claims against Rental Agent, the Property owner and their successors, assigns, employees or representatives, officially or otherwise, for any injuries or death that may be sustained by Guest on or near or adjacent to the Property, including any common facilities, activities or amenities. Guest agrees to use any such facilities or amenities entirely at the Guest’s own initiative, risk and responsibility.

Absolutely NO DIVING or rough pool play allowed.
Pool Access is limited to the seasonal dates of May 15th to October 11th 2026. Pool heat will be provided between MD and first weekend of October!
Do not use or allow the pool to be used alone. Minors under the age of 18 shall not utilize the pool unsupervised. Unsupervised use by children is strictly prohibited. Never leave children alone in the vicinity of the pool. Do not add anything to the water, including foaming bubbles, chemicals or bath oils, etc. If any of the above items are added, additional cleaning fees will be assessed.
Pets are not allowed in the pool.
NO candles or glass is allowed in the pool area or in the pool. No Shoes are allowed in the pool. Absolutely no pets are allowed in the pool. Absolutely no electrical appliances should be used in or near pool. If any damage occurs to the pool liner, the guest is responsible for full replacement of the pool liner. Guests agrees to fully reimburse and indemnify operator for damage cause to the pool during lease term , including damage caused by any person, including invited or uninvited guest, pets, animals or children. The pool is serviced and chemically treated weekly. Surrounding patio/deck may be slippery when wet.
By electronically accepting this agreement, guest agrees to abide by the above conditions and hereby swear the information provided above is true.
Guest agrees to the terms of this agreement and has read and understands the cancellation policy and give operator permission to charge credit card accordingly.
