To ensure that you are protected against unforeseeable events such as sickness, weather, family emergencies, and others that may result in you or your party being unable to go on your vacation, we highly recommend purchasing travel insurance through VRBO. The purchase of travel insurance is the responsibility of the person making the reservation.

Guests should also be aware of the need for bug spray during warmer months, to keep door closed when not in use, and it is recommended to wear long socks and proper boots if hiking. Poison ivy and oak, as well as other pests, may be present in the woods.

We utilize a professional housekeeping company, and all housekeeping fees go directly to the housekeeping company. They provide all mandatory cleaning and cabin staging to the best of their abilities between each guest, ensuring the cabin is spotless and ready for your arrival.

I do live semi close to the area and typically drive by or near all the cabins daily. I give my guests space but am available when needed.

Please note, internet is provided, however, Kowi Properties and private owner are not responsible for slower speeds or outages. Broken Bow and Hochatown has only one option for internet service. All properties have the fastest internet available in the area but please remember, this is a small rural area.

An initial Welcome message with your rental agreement & personal guest portal is sent upon booking. A full detailed Welcome message about your cabin, specific driving directions, wifi information, and more is sent the week of your arrival once your rental agreement is returned and payment is confirmed.

Pets are welcomes, dogs only, max 2. Please make sure to select pets under number of guest in the reservation. Pet Fees do apply.

ATV's and other type vehicles are not permitted to use throughout neighborhood per HOA rules.

Ouachita National Forest: We are located at the edge of Ouachita National Forest. There are many variants of wildlife throughout the forest and surrounding areas. This includes many variants of bugs, snakes, and prediators as well. Please keep all doors and windows closed when not in use.

Bug replant is recommended in warmer months. Long sock and boots are recommended year round for hiking and walking the area.

Guest Agrees To:
Max Capacity: No more than 6 people allowed due to septic system limitations

Person on reservation must be present during stay
No overcrowding, guest limitations are enforced
No events including parties or weddings
Bring up to 2 dogs only, Max 40lbs (Pet Fee Applies-Make sure to select Pets at booking)
Not cut down any trees or limbs
Not use fireworks
Not overbuild fires
Not build any fires outside of designated area
Not leave any fire unattended
Not remove used firewood
Not climb or sit on hot tub cover
Not add anything to hot tub water
No SMOKING of any kind inside cabin
Not move furniture
Be respectful to entirety of property and surrounding cabins as you would wish others would your home
Quiet Hours: 10PM-7AM
Leave cabin in a reasonable condition
Violation of house rules will result in addition fees up to eviction without notice or refund. Rules are in place for the safety of our guests, properties, forest, and wildlife.
