HOUSE RULES – ENJOY YOUR STAY RESPONSIBLY
No Smoking or Vaping Indoors
✔ This home is strictly smoke-free (including cigarettes, cigars, vaping, and cannabis products).
✔ A minimum $500 fine will be charged for any smoke-related damages, plus costs for deep cleaning and odor removal.

No Parties, Events, or Unauthorized Gatherings
✔ This home is not a party house.
✔ Any unauthorized events or disturbances may result in immediate eviction with no refund.
✔ Quiet hours are 8:00 PM - 8:00 AM to respect our neighbors.

Fire Safety & Outdoor Fire Pit Use
✔ Firewood for the fire pit is not provided—guests must bring their own.
✔ No candles, open flames, or flammable materials are allowed indoors.

Pet Policy
✔ Up to 4 pets are allowed (combined weight limit: 100 lbs).
✔ A $175 non-refundable fee per pet applies.
✔ Pets must be supervised at all times and cannot be left alone unless crated.
✔ Clean up after your pet – a $35 per pile fee applies for uncollected waste.
✔ Any pet-related damages will result in additional cleaning or replacement fees (minimum $300).

Parking & Vehicle Guidelines
✔ Parking is available for up to 5 cars.
✔ Do not block the street or neighboring driveways.
✔ Winter Advisory: We strongly recommend a 4-wheel drive vehicle and carrying chains in the winter months. Refunds will not be issued due to weather conditions.

Security & Safety Measures
✔ Security Cameras: The property has two exterior cameras (one at the entrance, one facing the fire pit/woods). These are for security purposes only.
✔ No Weapons: Firearms and other weapons are strictly prohibited on the property.

Home Care & Respect
✔ No moving furniture inside or outside.
✔ Deck Safety: Do not climb, sit, or lean on railings.
✔ Doors & Windows: Always lock doors when leaving the property.
✔ No Color-Staining Items: No bath bombs, hair dye, permanent markers, or anything that may stain furniture, carpets, or bedding.

Additional Notes
✔ You will receive an access code on the morning of check-in.
✔ The cancellation policy applies to all bookings—we highly recommend purchasing travel insurance for unexpected cancellations.
