Escape to our cozy, yet spacious home surrounded by 2.5 acres of wooded seclusion. Enjoy lake access all year, in a quiet cove perfect for relaxing on the water, swimming and fishing. Located less than half a mile from Sugar Hollow marina with a boat launch and water park. We are less than 10 minutes by boat to the famous Cedar Creek jumping bridge, Shanghai marina, and several other local hot spots.

***NEW for April 2026 - Tram that will bring you up and down leaving only a few steps to get you to the dock. Added a porch swing on lower balcony and two rocking chairs. Added additional rocking chairs on upper balcony (6 total).

**NEW for summer 2025 - Blackstone griddle

**NEW for summer 2024 - Additional refrigerator and commercial ice machine in house. New poly wood furniture on dock (picnic table, 2 chase loungers, and 2 swivel/rocking chairs). Also, we will have electricity at the dock so there will be dock lights and outlets. Largest dock allowed on Norris featuring 2 covered boat slips (the one slip with the lift will contain owners boat in the summer months), 1 uncovered docking area with cleats for a boat or pontoon, a large covered patio, a large open sun deck, a jumping platform, and an elevated water slide.

A rare amenity is 60 feet of gravel driveway for boat trailer parking along our property on Marina Lane.

Enjoy the infinity-edge fire pit area that makes you feel like you are sitting around a fire on the lake. The water, private dock with two hydro ports is accessible by stairs. Water noise and traffic are limited to the few other residents in the cove.

Upon entering the home you will notice a spacious layout with a main floor master bedroom with a king bed, walk-in closet, full bathroom, and private deck access.

Enjoy floor-to-ceiling windows in the great room to take in the gorgeous nature and lake view, 65-inch TV, and two oversized sofas. One sofa is a bonus queen-size comfortable gel sleeper sofa.

The all-season room with two walls of dual sliding windows is a perfect way to relax with your morning coffee or tea; enjoy the amazing views and peaceful sounds of the forest. This room also has access to the side deck and rear deck that runs across the back of the home. Includes a smart TV.

The upper floor has a second master bedroom with a king bed and a full bathroom. Includes a smart TV. A third bedroom has two full-sized bunk beds and a full bathroom. A locking barn door enclosed nook has a full-sized bed.

A bonus large private lower level has a queen-sized murphy bed, twin daybed with twin pull-out, full bathroom, multi-door private deck access, air hockey table, foosball table, smart TV, Wii U, and multiple entrance doors.

All bed linens and bath towels are provided for your stay. All bathrooms have showers with seats for convenience. Each bathroom also has a hairdryer, although we prefer to live by the mantras "Lake hair, don't care" and "Woke up LAKE".

This property is perfect for a lake vacation- the dock is awesome and it was really easy to rent a boat from Sugar Hollow Marina. The house is clean with cute decor, welcoming and relaxing. Kitchen is well appointed, the big ice machine was a great surprise, beds are comfortable, living room perfect for movies. We enjoyed the beautiful lake view from all the decks, wish we could have stayed longer!

Lake life

Great place for kids who want to be in the water. We rented a pontoon boat for a day and used the dock a lot. 7 adults and 7 kids. More would have been too many. The third upstairs bedroom really isnā€™t a bedroom and should really be called a sleeping area. No TVs upstairs so kids were limited you mainly living room and master bedroom TVs.

My family agrees this is the best place on the lake! We love the house which is surrounded by trees, and the dock is perfect!! We all love the water, which is nice & warm & the fact itā€™s in a cove we rarely see other boats or jet skis until we go out into the lake.

Our family of 14 had a great time in this beautiful home. The owners had everything you could possibly need (commercial ice machine, grills). The covered dock for my sonā€™s pontoon, waterslide, and jumping platform were an awesome fun experience for everyone!!! We would love to come back.

Beautiful Home and Great Dock

This was our first time going to Norris Lake as a family of 11, ranging in age from 13 through 75. Our initial concern was the number of steps (77), but even the two oldest adults were able to use the steps without difficulty--a stop to take a breathe once in a while was all. The house is well stocked with great appliances (the extra ice maker really came in handy). The kitchen was well stocked. Having two refrigerators was a big plus. The house sleeps 20 so our 11 family members had plenty of room. We loved the house but, I think, that the big hit from this stay was the dock. Our grandchildren used the kayaks and paddle board everyday. Almost everyone enjoyed the sliding board and the jumping platform. I'm 75, and I actually did the slide a few times! The whole family loved the lounge and rocking chairs. I'll add that the water was so clear and most of the time we had the cove area to ourselves. We did not have an opportunity to use the fire pit, but the lighting at the fire pit was quite nice. There was plenty of parking for our four vehicles. We did use the Blackstone one evening so the family sized picnic table was perfect for our group. I must add that the owners were very quick to respond to any questions that we had which was an added plus. The family consensus was that this was a really fun, relaxing vacation and that was directly related to the home and the dock. We did rent a pontoon boat from Sugar Hollow Marina, and the kids loved their water park.

Fully Loaded Vacation Home!!

Check in and communication were seamless. The kitchen was loaded with everything and anything you need. We cooked every night and enjoyed everything this house had to offer. Jumping bridge was super close and the inflatables were enjoyed by the kids in our party. Super quiet cove and the lake was perfection. Relaxing week with all the family. Beautiful and comfortable

This property is simply wonderful and very comfortable. We were a total of 17 people including children and they had absolutely everything we needed. At the last minute we thought of baking some cupcakes and there were the molds and even a chair for the youngest baby to eat.Each area is equipped to spend a pleasant and enjoyable time. The cold forced us to go inside and we had a lot of fun with the board games available.We were presented with two doubts and we wrote and they were resolved immediately.Do not hesitate to rent this place for your vacation. Great place for family members of all ages!

We had 14 people at the house ranging in age from 7 yrs to 70 years. There was plenty of room for everyone. We had everything we needed and the house was well stocked from kitchen items to games. The dock was amazing. We had a great time. The owners were easy to work with and responded immediately when we had a question. We loved it!

Fall break getaway

Our group of 17 had the most wonderful weekend getaway at the Kozy Kove. The house had everything we needed during our stay (dishes, towels, seating, beds). We spent the majority of our time on the water and the location was perfect for our kids. We didnā€™t have to worry about boat traffic and were able to relax and enjoy our kids being in the water. Communication with host throughout the process was easy and very responsive

Most peaceful spot on the lake!!!!

We had 2 families consisting of 12 adults and a little sweet 3 yr old. The house was perfect! Great set up for a little progressive euchre. The boat dock was absolutely wonderful we spent the majority of our time fishing and that sweet baby had room to run and get in the water whenever she wanted. We used the kayaks and paddle board provided by the owners. What an add. The dock also provided a covered slip for our boat. The marina to put your boat in is basically right next to the house. You are also a short boat ride to the jumping bridge! We will be visiting this property in the future for sure.

Great stay!

Staying at the kozy kove was a 10/10 experience. The property manager made the check in/out process so easy. The home was beautiful and had everything you could need. We have been going down there for many summers and this property was by far our favorite. Great location and beautiful views. Highly recommend booking with Kim. She was a great host!

Family vacation

We all love the water & enjoyed the beautiful deck, where we spent most of our time. The lake is beautiful & fun to swim in. We appreciated the two kayaks & stand-up board. This was the first time I'd been in a kayak & I loved it! Even the rain didn't spoil our vacation.

Great house, great dock, great location

This house checked all the boxes for our family! We've stayed in other parts of Norris over the years, but this location and house had it all. Kim was great to work with-super communication & provided all the details we needed to plan. She even let us know that the house was ready early so we could start our vacation sooner than expected! Outside: LOVED the quiet, private cove that was only a 5-minute idle-speed boat ride to Sugar Hollow Marina. The dock was amazing--nice composite decking, second story jump platform AND a slide, great deck furniture, enough shade & sun to suit everyone's desires, 2 kayaks that we used every day & even a stand-up paddle board. Added bonus was the tie-offs on the dock that we used with our lily pad that we brought from home. The firepit on the hillside was perfect to roast marshmallows (they even had metal sticks in a container on the deck!). Inside: The kitchen was a nice size, compared to other Norris houses we have stayed. Plenty of storage & counterspace. It was well-stocked with everything we needed to cook meals each night for our group of 10. With 2 inside tables, counter seating plus a nice table outside on the deck, we didn't feel crowded at mealtime. Commercial ice maker with re-usable bags was wonderful! Plenty of beds/sleeping options. The beds were all super comfy & linens/towels were very nice. Starter toilet paper, hand soap, dish soap and laundry detergent were a nice touch. Can't wait to go back!!

Friends vacation

It was amazing!!! We LOVE Norris lake and this property had everything we needed! The roads and the driveway were the most stressful part of you arenā€™t comfortable with mountain roads. I would say that maybe marking the mailbox a little better would be helpful. But once you figure out itā€™s the only brick one you are home free. Definitely would visit again!!

Great place to make memories

The house and location were just perfect. We united 3 families for just short of a week, and were definitely not disappointed at Kozy Kove. The dock with the jumping platform and slide kept us all entertained everyday. The owners were super responsive, courteous and thought of all the details that we could want. We truly couldnā€™t find anything negative to say about this house, owners and experience with this VRBO. I would highly recommend this property to anybody looking to go to Norris Lake. The only thing I would say is, if you have someone traveling that canā€™t do stairs, as with most lake houses there are quite a few to get to the dock.

Our family of five enjoys being outdoors, going on adventures and making family memories. We are happy to share our vacation lake home with you to make special memories of your own on beautiful Norris Lake. We may be a little biased, but we love our slice of heaven and are always so refreshed after spending time on the lake.

Por que o anfitriĆ£o escolheu essa propriedade

Our family has dreamed of having a lake house to share with friends and family for a very long time. We have put our hearts into providing all the amenities of a home on the lake. When looking at Norris we wanted to be close to the action on the lake, have seclusion at our home, and be a short distance to the main highway. We found all of this and more at Kozy Kove. We are less than a half mile from Sugar Hollow Marina where there is live music and great food, less than 10-minute boat ride to the famous jumping bridge, and very close to several other fabulous boat accessible marinas and restaurants (Shanghai, Tiki Hut). Our house is hidden from both the road by water and the surrounding nature. At the lake we also enjoy getting to see so much wildlife, from deer in the morning, all types of birds, turtles, fish, and snakes. One bird visits us every day and we have affectionally named him Gerald. Be on the lookout when you visit, trust me you will know when Gerald is around (he likes the main floor master and main floor bathroom).

We are close to the action on the lake with the private seclusion for relaxing and swimming. Our home is surrounded by trees and nature. We are in a great cove for swimming because the only boat traffic is our neighbors due to the protection of Sugar Hollow Marina at the entrance to the main lake. We are within minutes by boat or car to the famous jumping bridge and several fun restaurants with great food and entertainment.
