Summary:
Bring your kayak, jet ski, or boat & enjoy the best of both worlds (Gulf & River) in this 2-BR, 2-BA condo located on Ole River, across from the beach, & minutes from the World-Famous Flora-Bama. Guests will enjoy unobstructed views of both Ole River and the beautiful Gulf of Mexico. Amenities include: fishing pier, fish cleaning station, BBQ grill, boat slip, pool, & beach access nearby. Sleeps up to 6 guests.

The Space:
This beautifully decorated two-bedroom condo has a king bed in the master, queen bed in the guest room and a queen sleeper sofa. Ideally located on Ole River, across the street from the beach, and less than a mile from the Flora- Bama. The living area, balcony, & master bedroom boast amazing Gulf and River views. This condo has a fully-equipped kitchen, open living/dining area, two full baths and full-sized washer and dryer. This unit is located on the first elevated level and there is an elevator for added convenience.

Guest Access:
Guest have access to a deeded boat slip (first slip on the right when walking on the dock), large waterfront pool with gazebo and expansive sundeck, fishing pier, fish cleaning station, and easy beach access.
Boat trailer parking is not allowed on-site but there are temporary, off-site, short-term lots available for storage for a fee or ask us about "other options." The slip is deeded. There is no boat lift.
Covered parking for 2 vehicles is allowed under the complex in the space labeled "108".

The Neighborhood:
Portside is located less than a mile (0.8 miles) from the World-Famous Flora-Bama, across from the beach on Ole River. By boat, Portside is located minutes from the Gulf of Mexico for offshore fishing and Robinson Island. This property also has a small, private sand beach next to the pier perfect for swimming, kayaking or jet skiing. Don't miss out on this fantastic unit at Portside 108 where you get "the best of both worlds."

Covered parking for 2 vehicles is allowed under the complex in the space labeled "108".

Per insurance stipulations, we can not supply anything which may be consumed (coffee, salt, pepper, oil, spices, sugar, etc).

WHAT WE SUPPLY: The condo is fully furnished and includes bedspreads, linens, blankets, pillows, towels, equipped kitchen. The condo is re-provisioned each year at the beginning of the rental season; however, we make no guarantee that all items will be in the condo during your stay. Please contact us if you feel something is missing that should be there. Bed and bath linens is provided, as well as a starter set of amenities that will typically last for the first 24 hours of your stay. The amenity starter pack includes the following items: one dishwasher detergent packet, one miniature bottle of dishwashing liquid soap, one roll of paper towels, one trash can liner in each trash can, one packet of powder laundry detergent, one roll of toilet paper in each bathroom, one bath soap bar in each full bathroom, and one hand soap bar in each bathroom. Each bath is set up with bath towels, four washcloths, hand towels, and one bathmat, per full bathroom. Sheets and pillowcases are provided for each bed in the property.

TIPS ON WHAT YOU SHOULD BRING: Please bring paper towels, toilet paper, trash bags, hairdryer, napkins, condiments, spices, dishwashing liquid, laundry soap, coffee and coffee filters, beach towels, umbrella, beach chairs, beach toys, sunscreen, and anything else you may need for your perfect vacation.

REFRIGERATOR: Check-in Day was most likely a check-out day for another guest. This means the fridge has likely been open for an extended time and cannot handle an overload of warm foods. It can take up to 24 hours for the fridge to cool down when filled with food.

AIR CONDITIONER: On very hot days (90+ degrees) please be aware that the A/C units will NOT cool below 20 degrees difference for the outside temperature. DO NOT set the temperature to a lower setting as the unit will freeze up and you could cause serious damage to the A/C unit! Turn on ceiling fans, lower blinds, and keep doors and windows closed. Do not operate A/C with the balcony door open. Do not set A/C below 70 degrees as this could cause unit to freeze up and may result in added damage fees.

MAINTENANCE ISSUES: Report all maintenance issues promptly. Just as might occur at your own well-maintained home, mechanical failures and other breakdowns could occur. Every effort will be made to correct the situation; however, no refunds or rate adjustments will be made for mechanical failures. Maintenance technicians and vendors may access the property for purposes of repairing previously reported issues.

CONSTRUCTION: The continued growth of our area is evidenced by new construction that may be adjacent to or near existing vacation rental properties. You may reserve a property at a time when no construction is nearby, but construction could begin prior to your arrival. We regret any inconvenience but cannot control these situations. Refunds or relocations cannot be considered.

Internet: All of our properties have internet access. However, we do not guarantee internet connection or access due to service being provided by an outside third-party vendor, restrictions placed on internet services by personal computers, different connection specifications, and any additional factors that may lead to interruption, failure, or unavailability of internet service.

Interaction with Guests:
We only respond to messages during business hours. If there is an emergency after-hours, call our office and our after-hours call center, describe the emergency, and they will call us immediately and we will reach out directly.
