Private and self-contained living space *Excellent Transit * Vibrant Neighbourhood. Located in the heart of Vancouver's eclectic and lively Commercial Drive neighbourhood. A rustic 112 year old heritage house teeming with character. Shared entrance and back yard with neighbours who live upstairs and downstairs. More than 80 restaurants and cafes, within 1 kilometre of the house!
Come home to this bright and open 2 bedroom, 1 bath entire floor suite, in a character home located in the trendy Commercial Drive Neighbourhood! This North-facing furnished house features high ceilings and a living space which features a dining area, living area, open bedroom and a second room which has French doors an additional bed. Additional rental features are laminate countertops, hardwood floors, a decorative fireplace, in-suite storage, a private entrance at the back porch and beautiful communal garden facing south. Included in the rent are electricity, Internet, hot water, sewage collection and garbage disposal. Note there is no laundry on site but the residents use a handy and well priced laundry service, otherwise there are laundromats close by. Situated in the exciting Grandview-Woodland area, this furnished Vancouver house is close to parks, schools, cafes, restaurants, shops, grocery stores and amenities. Sorry, no pets are allowed.

Note. There is no washer/dryer available in the suite or property, tenants either do their washing at the nearby laundromat or there.

Enjoy the entire main floor of a 112 year old house. High ceilings, lots of space, rich character and a bit rustic. Relax in complete privacy in your own living space with a private bedroom, a den (second “bedroom” with a second bed), bathroom, kitchen, dinning room and living room.

Comfortably furnished with two queen beds, room darkening drapes in the bedroom, a living room with a 55” flat screen TV (with HDMI and USB ports ready for your devices), dimmer switches to create the perfect mood, a formal dinning area with a circular table, full size gas oven and stove, ample storage for your things, digital locks (no key to keep track of), and lawn chairs for sitting in the garden.

***Share the front hall foyer and back yard with other house residents. There are two people living on the top floor and two people living in the ground floor apartment.

***Old house = the apartments are not sound-proofed, so please make sure that you are completely comfortable hearing the sounds of other people living above and below and that you are also mindful and respectful of others. This is a wood-framed building that was originally built as a single family-house in 1910.

***Please note that this house does not have a dishwasher or onsite laundry.

LAUNDRY
There are local laundry mats and also full laundry service nearby. Spin Cycle Laundry and William Laundromat are very close to the house. Spin Cycle will wash and fold your laundry for you! Sweet! A short drive from the house are two more laundromats: L & D Laundromat and also Highland Coin Laundry & Drycleaning.

ADDITIONAL RULES:
*No Smoking or vaping anywhere on property. This includes, not smoking or vaping in the yard.
*No Candles, incense, lighters, matches, or burning of any kind.
*No parties or Events.
*Keep the apartment clean. (Regular cleaning service can be arranged for a fee).
*All guests responsible for following The City of Vancouver Garbage and Recycling Guidelines as outlined on the City of Vancouver Website. This includes taking garbage bags and recycling to the back lane, cleaning one’s own plastic food containers and cans, properly recycling all items, and preparing garbage & recycling in the back lane for city pick up in the lane as per the guidelines.
*No Unregistered Guests are permitted.
*All guests must be following all BCCDC recommendations regarding communicable diseases.
*Smoke Detectors and Carbon Monoxide Detectors must NOT be tampered with. Call us if there is an issue with one.
*Say No To Drugs! (No illicit Drugs)
*No Pets
*Weapons are strictly prohibited.
*Quiet hours are from 10:00pm to 8:00am.
*Must be respectful of the other occupants in the house (one apartment above and one apartment below).
*Fake tan = BYO Sheets
*Guests must respect Copyright Laws. Illegal downloading of copyrighted materials are not permitted through the house wifi.
*Must always be respectful to other house tenants and host.
*Any illegal activities prohibited.
*Must report any maintenance issues or damage to the house to the host immediately.
*Must abide by all City bylaws.
*No outside shoes to be worn inside - Think Slippers :-)
* Sheets must be washed once per week (by laundry service or laundry mat)
*Guests are responsible for clearing snow from outside stairs and walkways for their own safe path. Snow shovels are provided.

GUEST ACCESS:
Guests will have private access to the main floor of the house, and shared access to the shared garden space and shared front foyer.

THIS PLACE IS A GOOD FIT FOR YOU, IF. . .
-You are easy-going and comfortable in a rustic heritage house.
-You are not bothered by hearing the sounds of the other residents who live in one apartment above, and in one apartment below.
-You are considerate, respectful and community-minded, especially with the other residents in the house and local neighbours.
-You are generally quiet, and will respect quiet hours between 10pm and 8am.
-You are happy to wash your dishes without a dishwasher. *There is no dishwasher
-You are comfortable taking your laundry to the laundry mat or getting laundry service. *There is not any on-site laundry.
-You use cutting boards in the kitchen.
-You are happy to share the garden space with other residents.
-You understand that the fire place is decorative only and is NOT usable. (there is no chimney!)
-You are gentle on faucets and fixtures.
-You are tolerant of the quirks of an older house.
-You like squeaky floors.
-You have clean habits and will keep the house clean during your stay.
-You do not smoke or vape.
-You will take care of the place like it is your own.
-You will shovel snow from your entrance walkways and stairs when it snows. Snow shovels are provided.
-You are NOT bringing a bike with you. Bikes are not permitted inside the house (Current residents exception). We do NOT have secured bike storage. GOOD NEWS!There are public bike rentals available very very close to the house.
