- Non-smoking on the property ($250 fine for smoking inside or outside)
- No pets allowed without prior approval and pet fee paid, please pick up after your pets or you will be responsible for the charges incurred
- No parties, guests in home must match reservation (Reservation will be immediately terminated and no refund will be given)
- No Parking in the Street (Any fine assessed by the county will be passed to the renter)

Pagosa Springs is a fairly rural area. Cell Reception may be limited, depending on your provider. Verizon and AT&T seem to be best out here. Make sure to enable your wifi calling!

- We get the most snow in Colorado! What are lift lines? 10 different lifts service about 1,600 acres with the longest run at 2 miles (Navajo Trail). With a season that runs from November to April Wolf Creek Ski Area is where you will catch us in the winter!
- Our wonderful little town is known for the world’s deepest geothermal Hot Spring. There is no better way to end the day than soaking your body in our “healing waters” after a long day of outdoor adventure.
