Located just 20 miles from Austin and minutes from Mercer Street in Dripping Springs, this retreat provides convenient access to the area's amenities, including wineries, breweries, and restaurants. It's also within an hour's drive of numerous wineries, microbreweries, and lakes. Dripping Springs is known as the "Wedding Capital of Texas," adding to the charm of the area.

Welcome to our home! We'd like to take a moment to share our House Guidelines which are designed to ensure everyone's safety and comfort for all our guests. These are common practices that help us provide a welcoming space for everyone.

** Must be at least 25 years old.
** No parties, gathering, illegal substances and undeclared guests. No glitters or anything similar.
** Quiet time: 10:00 PM - 8:00 AM
** No Smoking. Guests can smoke in the outside, but we simply ask that you pick up the cigarette butts and don't let the smell whiff inside the house.
** Please do not eat and drink in the bedroom.
** We pay our cleaners fairly and they have a big job to turnover the unit and sanitize. Your appreciation for their hard work can be shown by not leaving excessive mess behind. Please check out by 11 AM. Unauthorized late check out may cost to additional fees that will be charged by our cleaner for waiting.
** Upon check-out, we kindly request to wash all the dirty the dishes, secure the trash, put the used towels in the bathtub.
** If you used the grill please make sure you clean it and put the cover back on.
** In the summer, please turn the AC up to 80 degrees. In the winter, turn the heat down to 65 degrees before leaving.
** Please sign the Rental Agreement.

As fellow pet owners there are a few rules for your furbabies.
** Out pet fee only covers 1 dog. If you will be bringing an more than one dog, please message us first. Extra fees may apply.
** Keep off all furniture and bedding
** Must be house trained
** Pick-up and dispose of all waste
** If your dog is a barker while you're away, consider crating or making other arrangements
** Please do not let the dog off leash in public and unfenced area.

Please know that any confirmed violations of these rules may lead to reservation cancellation without a refund, along with fines for additional guests, community rule breaches, extra cleaning, and property damage. We are always available to answer any questions you may have about our house guidelines as we want to make sure that you feel informed, comfortable, and have a wonderful stay with us.
