HOME TRUTHS

- The home is on well water and septic system.

- Well water may taste or smell differently than you're used to, but it is safe.



Guest Access:

Guests will enjoy privacy, as there are no other units on the property. The acreage has a metal wire fence around the perimeter. Note: the nearest neighbor’s house is about 200 meters away.



Check in and check out is more flexible during non-antique show dates. Please confirm check in/check out time for show dates.



The Neighborhood:

The closet neighbor lives about 200 meters from The Ranchette. There is no fence or privacy screen around the pool or hot tub. Please adhere to quiet hours so we can be good neighbors!



Getting Around:

You'll need a vehicle to get from the home into Round Top and the surrounding area. Consider renting the HOSTIE transportation van during your stay. Ride sharing apps, like Uber/Lyft, aren't available in this rural area.



Other Things to Note:

* Pre-arrival form & rental agreement: we do ask for a copy of your ID as part of our guest screening process after the reservation is confirmed. You will also be asked to sign a rental agreement. Must be over 25 to rent this home.



* When you stay with HOSTIE Vacation Rentals, you are covered for any accidents that might happen up to $5000 with the added fee of $79 in your total. Coverage details are spelled out in your rental agreement. This is applied to all bookings.



* CANCELLATION POLICY : The initial deposit is fully refundable up to 30 days prior to your stay, less a 6% processing fee. No refunds for cancellations made within 30 days of check-in. For spring, fall, and winter antique show dates, no refunds for cancellations made within 60 days of check-in. The cancellation policy will be upheld with no exceptions. All guests are encouraged to purchase trip insurance.



*IMPORTANT* There is no fence around the pool. This is not ideal for young children. Guests are encouraged to take appropriate safety precautions. This is a rural property, so wild animals, insects, and snakes are prevalent. Do not let kids roam the property unattended.



*POTENTIAL FOR NOISE* The neighboring pump station produces a subtle, consistent white noise akin to distant highway sounds. We aim to provide full transparency, ensuring your stay is a peaceful and enjoyable one.



*SECURITY* We have cameras on the exterior facing the driveway and pool of this home for video surveillance. There are NO inside cameras. Host may monitor external cameras at any time via a smartphone app, and cameras are not to be tampered with or covered.



POOL ~ HOT TUB NOTES:

- Pool Heating is available for an additional fee, please inquire!

- Pool heating cannot be done simultaneously while heating the hot tub.

- Hot Tub: Heating is included in the nightly rate. No refunds given should hot tub not be in working order.
