Welcome to Whiskey River by the New! This stunning 4-bedroom home is nestled in a gated community along the New River, one of the worlds oldest rivers, and one of the few rivers in North America that flows North!

As you step inside, you'll be greeted by vaulted ceilings that create an airy and spacious ambiance throughout the home. The focal point of the living area is a magnificent ceiling-high stone fireplace, perfect for cozy evenings spent with loved ones. The spacious open floor plan flows seamlessly between the living room, dining area, and kitchen allowing friends and family ample space to spread out. Step outside onto the expansive deck, where you'll find ample space for outdoor gatherings and al fresco dining. The main level deck is complete with a multiple dining tables, a gas grill (propane provided) and a Blackstone flat top grill.

The main level features three bedrooms, two with queen beds that share a full bathroom in the hallway, and the master suite with its own ensuite bathroom. Each bedroom is equipped with a new flat screen TV, all of which include Hulu, Netflix, YouTube TV, ESPN+ and Disney+. Downstairs is another queen bedroom and full bathroom. Also downstairs you'll find that entertainment is never in short supply with a dedicated game room that features a Foosball table, a Pool Table, and an Air Hockey table! There is also a sleeper sofa on this level as well. The lower level patio area is home to the brand new 8-person hot tub with an adjacent outdoor TV, as well as a gas fire table.

With its perfect blend of elegance and comfort, Whiskey River by the New offers a truly unparalleled vacationing experience, where every day feels like a retreat in paradise. Just a short drive away (5 minutes or less), you'll find a common area in the community which provides direct access to the New River. Please be respectful of other guests using this area. Driving directions to the common area will be provided a few days prior to your arrival.

Additional Notes:
- Please note the homeowners use exterior cameras located at the front entryway, the back door entryway, and the garage door. No other cameras are pointed at the home or at any of the common areas.
- Parking space for up to 8 vehicles
-This home allows up to 1 mature, well-trained dogs with an additional pet rent of $25 per night plus tax. Pets other than dogs are not permitted.
-Check In is after 4pm. Check Out is by 10am.
- All BRMR homes offer well stocked kitchens with all utensils needed to cook meals. There is also a "starter set" of paper products at the house: a roll of toilet paper per bath, several garbage bags, a small vial of dishwashing liquid, a few tablets of dishwasher detergent, some laundry pods, a roll of paper towels, hand soap, shampoo, conditioner, body wash, and some makeup remover cloths. There are enough of these items for one night, or maybe two. We do not provide hair dryers. Towels and linens will be provided
- Must electronically sign an additional Rental Agreement Terms and Conditions and any Neighborhood Rules sent by Host (property manager) or entry information cannot be sent.
- Must be at least 25 years old to reserve. This person is required to be the person signing the agreement and must be one of the persons staying in the property for the reserved dates.
- No smoking inside the home. No trace of smoking left outside the home.
- Do not leave food or trash outside as it could attract animals. All trash must be bagged and placed in the trash receptacle indicated in the Welcome Book inside the house or your digital guidebook.
- No parties or gatherings above the posted occupancy allowed at any time. Keep outside noise respectable.
- 4WD/AWD and/or chains recommended during winter (Nov-March) for all homes. Travelers visiting during the winter months where inclement weather may be possible should come prepared with an AWD or 4WD vehicle, and chains may also be required if it snows. No refunds, allowances, or date changes will be given to travelers who are not prepared with the proper vehicle, as outlined in the Rental Agreement.
- Firewood may be purchased at the time of booking, or by calling us with a week's notice. You receive two wrapped, kiln-dried bundles and a firestarter for $25 plus tax.
- Please note that the distances shown on VRBO's map feature are measured in a straight line rather than actual road travel distances and times. We cannot change their setting for this, and encourage all guests to independently verify distances to desired destinations.

CANCELLATION POLICY - Bookings canceled 60+ days before arrival will receive a refund of the deposit. Bookings canceled between 31-59 days before arrival will receive a refund of half of the deposit. Bookings canceled within 30 days of arrival are not entitled to a refund unless the reservation dates are rebooked to another guest. All bookings are subject to a $50 cancellation fee.
