Welcome to Phoenix VI 1112, a beautifully updated 2-bedroom, 2-bathroom Gulf-front condo offering stunning ocean views, a private balcony, and access to resort-style amenities. Located in the heart of Orange Beach, Alabama, this spacious 1,064 sq. ft. retreat is perfect for families or friends seeking a relaxed and scenic beach escape.

***PLEASE NOTICE*** Beginning January 5, 2025 Phoenix VI Association will begin the Balcony Handrail Coating Project and is expected to last until March 15, 2026. Balcony will be closed from February 4, 2026 through February 13, 2025. During this project, there will be dust from sanding of the rails.

Primary Bedroom: King-size bed, private balcony access, flat-screen TV, dresser, and en-suite bathroom with tub/shower combo.
Guest Bedroom: Full-over-full bunk beds, flat-screen TV, dresser, and closet—ideal for kids or additional guests.
Living Room: Queen sleeper sofa, plush seating, large flat-screen TV, and floor-to-ceiling sliding glass doors with direct Gulf views.
Kitchen & Dining: Fully equipped kitchen with stainless steel appliances, ample cabinetry, and breakfast bar with seating for 2. Dining table seats 6.
Balcony: Furnished with outdoor seating—perfect for enjoying sunrise coffee or sunset cocktails with panoramic views.
Laundry: Full-size washer and dryer in hallway closet.
Parking: Parking passes are purchased from a link sent via email, then picked up at the front desk on site. Only 2 (two) parking passes are available for each condo ($55 each if paid in advance.) Not included in reservation cost. Reserved space in covered garage near elevators.

BEACHBALL PROPERTIES VACATION RENTAL POLICIES:

RENTAL AGREEMENT: Tenant Vacation Rental Agreement must be electronically signed to secure your reservation. Please read carefully. This is a legally binding document.

NO SMOKING: All properties are non-smoking.

AGE RESTRICTION: Must be at least 25 years older to book a BEACHBALL PROPERTIES vacation rental. A person 25 years or older must be staying at the property for the entire duration of the booking. There will be no refunds issued for anyone booking under false pretenses.

CHECK-IN: Check-in is at 4PM. Early check-in is not possible, sorry but no exceptions.

CHECK-OUT: Check-out is at 10AM. Check out after 10AM will be charged an additional day.

MONTHLY/SNOWBIRD RENTALS: Available from November through February. Call to ask about monthly rates.

PARKING PASSES: 2- Parking passes are purchased from a link sent via email, then picked up at the front desk on site. Only 2 (two) parking passes are available for each condo ($55 each.) Not included in reservation cost. The cost of parking passes is set by each Homeowner's Association and is subject to change at any time without notice. U-hauls, trailers, boats, jet skis, buses, etc. are not allowed on property.

RELAXED CANCELLATION POLICY: Guests who cancel at least 30 days before check-in shall receive a 100% refund of the amount they have paid. For cancellations between 14 and 30 days before check-in, 50% of the total reservation costs shall be refunded. For cancellations made less than 14 days prior to the beginning date of the reservation, NO REFUNDS will be issued. Refunds shall not be issued for late arrivals, early departures, or inclement weather conditions including hurricanes and named storms. We do offer optional travel insurance which we highly encourage all guests to purchase.

WHAT YOU SHOULD BRING: Guests receive a “starter pack” of laundry detergent, dish washing detergent, one trash bag per trash can, and travel-sized shampoo, conditioner, and soap per bathroom. Starter supplies are not intended to last for the duration of your stay. Linens are furnished but please bring your own beach towels.

Great Condo/Great Location

My family and I love the Orange Beach area. This condo is right on the beach and centrally located to all of our favorite restaurants. It was clean and well kept. My only warning to potential guests is the master bedroom mattress is very firm. I like a firm mattress but this was extremely firm.

Just ok

The pros: Comfortable beds/bedding Beautiful beach & view Family friendly Large pool area The cons: Secondary bathroom ceiling was noted to have a leak from above with mold and intermittent leaking during our visit. Property management sent maintenance but problem was never fully resolved during our stay. It was disappointing to experience this and only used the other bath for 5 people the week we were there. Ice breaker in freezer was broken. Rarely had a hot shower, also notified management of this as well. Dishes in cabinets were mostly dirty- took them Out and rewashed. Cannot easily walk to stores, markets, restaurants. Although this property can sleep 10, our family of 5 is the max I'd recommend comfortably. We would stay at Phoenix 6 again, but not this unit.
