You get a duplex, 2 complete units joined by a common door. You can all get together or have your own individual unit. Both are completely different, yet each have 2 master bedrooms with king beds and baths, 2 1/2 baths, 2 complete kitchens and 2 2-car parking areas. Both have recently been remodeled. The units are in Old Town Steamboat Springs on a quiet dead end street with a 10 minute walk to downtown. A dog park is just down the alley a block away. Perfect location!
If you are skiing, the ski area is about 10 - 15 minutes away. Or you can take the free bus to the mountain. Strawberry Park Hot Springs is about 20 minutes away, but you need an all-wheel drive or you can take the shuttle bus for a relaxing outdoor soak.
Steamboat is the perfect location in the summer to get away from heat and humidity or winter to make a few turns in Champagne powder. In the spring and fall, Steamboat is quiet and few tourists are here. Long-term with discounts are available. Come and enjoy life the way it should be!

Hi! We're Tom and Kathie Williams in Steamboat Springs. We've lived here since the late 1970s and purchased a duplex on Spruce St in 1991. My wife and I rented it as a long-term rental until 2019 when we remodeled the front (the Spruce Nest) and the back (the Aspen Grove) in 2022. Both were major renovations. Now, both are short-term rentals.
My wife and I are retired after years of being self-employed. I have started several service-oriented business hanging wallpaper, clearing roofs of snow & ice dams, refinishing exterior wood (decks, log home and cedar siding) and even started a winery in Steamboat in the late 1990s. My wife had her own home management business, regularly checking homes for out of town owners. Now we enjoy taking our RV and ATV to Utah and Arizona to enjoy the solitude and beauty of the deserts.
Having been in the service business all my life, I enjoy engaging with people. I like finding out about my guests, where you are from and why you come to Steamboat. While I don't want to invade your privacy, I do enjoy stopping by to see how you are doing and if there is anything I can do to make your stay more enjoyable.

Our place at 58 Spruce St found us back in 1991. We were looking for a long-term rental property in Steamboat to aid us in our retirement years. We were in our late 30s. After scouring the MLS listings for single family residences and not coming up with anything of interest, this duplex jumped out at us. Two rental incomes on one lot. Sounded good. So we purchased it and were making about $15 a month net. Very scary financially. However, soon it was making a positive income regularly.
But the looks of it were decrepit and looked like the pits. Weathered T-111 siding. Old roof. It was all in bad shape. The front unit was built in 1907, making it a candidate for the local historic register. However, the City deemed it too ugly to be on the register. And our income from long-term rentals were insufficient for a major remodel.
So it sat that way until we remodeled the front duplex (the Spruce Nest) in 2019 and turned it into a short-term rental. We replaced some rotten rooms with a larger bedroom, bath, entry and powder bath. We found the original siding and duplicated it. We also used the original 1 X 12 inch planks as vertical panels on the new section, keeping the historical nature of the building in mind.
In 2022, we tackled the back portion (the Aspen Grove) with another major renovation. We flip flopped the floors, putting the bedrooms on the first floor and the living/kitchen/dining on the second floor. Downstairs is darker and cooler - better for sleeping. Upstairs is brighter with lots of windows is brighter and roomy. It also has access to a large deck. We added a two-car carport and covered walkway to the front door. The deck acts as a sealed roof for the paver patio.
The greatest aspect of the neighborhood is the location. It's on a dead-end street. Just down Diagon Alley in the back is a dog park with a trail that goes to another mile or more. Downtown is just a 10 minute walk. And it's a great location to ride bikes from.
