- The community amenity rules and schedule are subject to potential changes, particularly in the event of unforeseen circumstances, as determined by the community.
- A late fee of $100 will apply for community registrations made less than 24 hours after booking.
- The fireplace cannot be used.
- Passes must be purchased to use the community amenities.
- Pool is unheated and open from June to Oct 14.
- There is a strict no open fire and no firework rule in this community.
- Must be 25 years of age or older to rent.
- This home is under the Emerald Lakes Association. Guest registration upon check-in is required. We will send more details about this requirement after the reservation is confirmed.
- The indoor pool will be closed from July 14–31 for maintenance. The outdoor pool will remain open during this time. Please note that the HOA does not provide refunds for amenities passes.
- This property has a hot tub on site, but it is currently not operational and cannot be used.

This is a smoke-free property. Violation of the no-smoking policy will result in forfeiture of the security deposit, a $300 smoking fee, and liability for any fire or property damage costs.

As part of our commitment to being good neighbors, occupancy limits and quiet hours (9pm-8am) are strictly enforced. No speakers or sound systems will be provided for use in our properties. Violation of any noise ordinances will be subject to fines that can reach up to $10,000 per violation.

Events or parties are not allowed without prior written approval and an additional fee. Any unauthorized parties or events will be shut down and a fine will be assessed. Please inquire for more information about our event policies and fees.

IDs will be requested for verification after booking. All bookings over 30 days require a security deposit.

We report and prosecute all Credit Card Fraud.
