We provide enough essential items to cover stays of about 2 nights. If you need more supplies during your stay, you can visit one of the following nearby stores: CVS, Wawa, Turkey Hill, Price Chopper, Rite Aid and Super Foodtown.

GUEST ACCESS
• Step-free entry with self-check in. Keyless entry-Access code will be sent out to guests prior to check in.
• Bedroom & bathroom on main floor, stairs required to access additional bedrooms on second, bottom level
• Saw Creek Estates community amenities (see Other Details to note section for more details)
• Early check-in and late-check out may be accommodated with a small fee of $50. Please contact us to see if we can accommodate your request. Payment will only be collected once we confirm that your request can be accommodated.

PARKING: Driveway (5 vehicles)-Please do not park on the street in accordance with Saw Creek community rules.

COMMUNITY AMENITIES:
This property is located in a gated community. Guests will be required to give their name to the security guard upon arriving at the gate.

- Photo ID may be required upon check-in

• 6 fobs provided for amenity access (Guests under 6 years of age do not need a fob)
• Additional amenity wristbands can be purchased at the Member Services Office for $20 a day per person. (Office hours are Monday, Wednesday-Saturday 9am-4pm)
• In case the passes are damaged or lost, there will be a charge of $100 per pass for replacement.

**Please note guests are responsible to abide by all Saw Creek HOA rules and regulations. Any violations or fines issued during your stay will be the responsibility of the booking guest.

As a guest you will have access to all the amenities that Saw Creek has to offer that cover the desires of all ages. All amenities are subject to availability by the HOA and is subject to change without notice. Availability, operating hours, and reservation requirements are outside of our control. We recommend checking the official community website or calling their direct office phone number for the most up-to-date information before your stay.

IMPORTANT NOTE: NATURE'S VISITORS
While we do our best to keep the house spotless, please keep in mind that our property is nestled in the beautiful Pocono Mountains, where nature thrives. You may occasionally encounter insects, bugs, or spiders, and bears (very rare) especially during certain seasons. To minimize the chances of these critters joining you indoors, please make sure to keep doors closed at all times. Thank you for helping us keep the space as comfortable as possible for everyone!

When drought, weather or other conditions present an unusual fire risk, a burn ban may be imposed by the local jurisdictions without prior notice.

Please note unfortunately we do not issue refunds for burn bans, closing of any community amenities due to rain or any other unforeseen circumstance that is beyond our control.

We do our best to ensure the propane tanks are full for grills and/or fire pits, and also try to provide enough wood for the fireplaces, but cannot guarantee it.

Although our water heater is the largest possible for this home, please note that hot water is not unlimited. We’ve added a booster to provide extra hot water, but if multiple showers are used at the same time, it may take some time for the supply to recover. We recommend spacing showers to ensure everyone enjoys a warm shower.

- NOTE: Your safety matters. This property features 4 exterior security cameras. Camera 1 is located next to the front door facing the front entrance area, camera 2 is on the front of the house facing the driveway, camera 3 is on the bottom deck facing the backyard, and camera 4 is on the backyard tree facing the side door. The cameras are outward facing and do not look into interior spaces. The cameras record video and audio when activated by motion. These are for us to verify the occupancy count and also in order to make cleaners and handymen have arrived to the property to prepare everything for your stay!

HOT TUB RULES & DISCLAIMER — PLEASE READ CAREFULLY

By booking this property and using the hot tub, all guests acknowledge and agree to the following terms:

1. USE AT YOUR OWN RISK
Use of the hot tub is entirely at your own risk. The host assumes no liability for injury, illness, death, or property damage arising from use of the hot tub. Guests accept full responsibility for their own safety and the safety of all members of their party.

2. HEALTH & SAFETY
• Guests with heart conditions, high or low blood pressure, diabetes, epilepsy, skin conditions, or any serious medical condition should consult a physician before using the hot tub.
• Pregnant women should not use the hot tub.
• Do not use the hot tub while under the influence of alcohol, drugs, or medications that cause drowsiness or affect blood pressure.
• Children under the age of 12 are not permitted in the hot tub. Children 12–17 must be supervised by an adult at all times.
• Never use the hot tub alone. Always have another adult present.
• Maximum occupancy: 5 persons.
• Limit soaks to 15–20 minutes. Exit immediately if you feel dizzy, lightheaded, or unwell.
• No glassware of any kind in or around the hot tub area. Broken glass is a serious safety hazard.
• No jumping, diving, or rough play in or near the hot tub.

3. CHEMICAL SENSITIVITY
The hot tub is treated with sanitizing chemicals including chlorine or bromine. Guests with known sensitivities or allergies to these chemicals should not use the hot tub. The host is not liable for skin irritation, rashes, or allergic reactions.

4. PROPERTY CARE
• Always shower before entering the hot tub.
• No oils, lotions, bath bombs, or soaps in the hot tub, as these damage the filtration system.
• Replace the cover securely after each use.
• Do not drain, adjust settings, or tamper with the hot tub's mechanical or electrical components.
• Any damage caused by misuse or negligence will be charged to the guest.

5. MAINTENANCE WINDOWS
The hot tub is serviced and inspected regularly. If the hot tub is temporarily unavailable due to maintenance, weather, or mechanical issues, no refunds or discounts will be issued. The host will make reasonable efforts to restore service promptly.

6. HOURS OF USE
Please be respectful of our neighbors and observe local quiet hours by keeping noise to a minimum when using the hot tub.

7. INDEMNIFICATION
Guests agree to indemnify, defend, and hold harmless the host from any and all claims, losses, damages, liabilities, or expenses (including legal fees) arising out of or related to the guest's use of the hot tub.

Failure to follow these rules may result in the termination of your stay without refund.

Cozy & Modern Perfection

Absolutely fantastic stay! This property was exactly as described, and honestly, even better in person. From the moment we walked in, we were impressed by how roomy and clean everything was. It had a wonderful cozy feel, while also being beautifully modern. There were plenty of bedrooms and bathrooms, so everyone had their own space.We truly felt like we had everything we needed. The kitchen was well-equipped, the comfortable beds with their great linens ensured a restful sleep, and the fact that there were TVs in every room was a huge plus. The fireplace was a perfect spot for relaxing in the evenings, and the fire pit with its well-stocked supply of wood made for some memorable nights under the stars. The games provided were a fun bonus, and the bar downstairs was a nice touch, along with the selfie picture wall.The owner was a pleasure to deal with. He was a great communicator, quick to respond to any questions we had, and genuinely helpful. We felt very well taken care of.We highly recommend this property to anyone looking for a relaxing and enjoyable getaway. We will definitely be back!
