Enjoy this ocean view Villa with 6 air conditioned bedrooms, 5 baths, freshwater pool, & las Uvas Beach area, which is accessed across a quiet residential road.
Villa Las Uvas accommodates 18 guests comfortably & offers a unique homey environment decorated with furniture from Guadalajara and imported granite accents to satisfy anyone`s Caribbean dream vacation.

Come enjoy yourself at Villa Las Uvas, which has ocean views from almost all parts of the villa. The villa has been outfitted with imported granite vanities, large kitchen table, bar top, and kitchen counters.

The villa hosts multiple exotic art pieces to include paintings & sculptures, & all woodwork has been custom-made by local carpenters using red cedar, which was imported from South America.

Each of the 6 bedrooms has its own AC unit, & ceiling fan, so each guest can be comfortable in their living space. There are also individual AC units int the common areas along with ceiling fans throughout the villa.

The rooftop lounge area is a guest favorite, especially for viewing the amazing sunset that disappears into the ocean`s horizon.

Villa Las Uvas offers top-of-the-line luxury while being perfectly located in front of the Caribbean Sea, yet close enough to town in case you wish to go out for some fun, shopping, dancing, or for a quick bite at the amazing local restaurants!

Most importantly, the hosts are here to make your stay one of the most memorable vacation experiences possible, & they are available to assist with any questions or recommendations.

It will be tough to find a villa like this one elsewhere on the island.

Guests have access to the private roof-top lounge area, where they can enjoy the beautiful sunset as it disappears into the ocean`s horizon, the private barbecue area, from yard, & the private parking space behind the Villa.

Any Villa Las Uvas guest can call, text, e-mail, or message us through the AirBnB app at anytime with questions, or if they would like us to give them some great recommendations. That being said, don`t be shy, we are here to help you, and to make your vacation an unforgettable experience!

NOTE: The base rate is for the first 5 guests. Each additional guest has an extra guest rate of $39/person/night.

We stayed at this villa for a girls’ trip—six ladies over 50—and it was absolutely perfect! The property was beautiful, comfortable, and felt incredibly safe. The staff, especially Toro and Maggie, were amazing and made our stay even more enjoyable with their kindness and attention to detail.We also opted for the chef service, and it was fantastic—delicious meals every time and such a treat to come “home” to.Renting a car made exploring the island super easy, and we loved having two great beachfront restaurants just a short walk away. The location, service, and overall experience exceeded our expectations. Highly recommend this villa for a relaxing, stress-free getaway!

Four generations to Cozumel

We took our 3 adult children, spouses, 2 granddaughters and my mother-in-law to Cozumel for a week. The house was a great place to base and explore the island. We spent a lot of time at the pool, snorkeling and enjoying our time together.

Great place, beautiful location. Walk across the road to the beach and go snorkeling. Great beach restaurant just a few hundred feet down the beach. Will definitely stay here again.

Wonderful Vacation Spot

When I originally booked this house I thought it was too good to be true with the price and everything we wanted right on the beach but it was actually everything advertised and more. There is a little spot across the road to get drinks and swim, your own pool, it is so quiet, the staff was amazing. I only wish I had booked to stay longer!! We will definitely be back!

Great family vacation

Property was excellent and suited what we were looking for as a group of 8. Spent a ton of time outside at the pool area beach. Rooms were a good size and beds comfortable. The large and well stocked kitchen was great as we did a lot of cooking for ourselves, especially breakfast. Wish we could've been able to do our own laundry being only complaint. The staff were awesome. Being out of town we choose to rent a vehicle for going back and forth, that's where I suggest you do your due diligence! Overall great place to stay and chill with family or friends. Met our needs no problem.

Great Family Beach Vacation

Our first stay in Cozumel was outstanding, starting with arrival to the property and being immediately greeted by Toro, who assisted in carrying in our bags. Our family vacations together once per year and this was an amazing spot with the beach and snorkeling steps from the property. The pool area is amazing with plenty of places to relax and soak up the sun. The rooftop deck quickly became a favorite to start the day with a cup of coffee and end the day watching the sunset.Our family opted for the meal service and both Maggie and Toro delivered an exceptional experience. The food was amazing and their kindness and attentiveness were appreciated.We plan on returning next year, the entire family loved Cozumel.

5 Star! Definitely coming back.

Everything was great. Pool was perfect and very well kept. House was clean and caretaker Toro was always available if we needed. Location can not be beat. Best snorkeling right out the front door. Money bar is a short walk as well as two great beach clubs within walking distance. Leading up to the stay, JP was awesome. Can't wait to come back.

Very Enjoyable

I concur with the other reviewers. We had a very nice week at Villa Las Uvas. The caretaker is a very nice man and is there for anything you need. The owner is quick to respond to any issues. The home is very comfortable.

First time in the Mexican Rivera

We were so happy and excited to have stayed our the villa. Jean Paul and his staff were so kind and accommodating. Great location and very convenient to most of the attractions. The house was large enough to accommodate our large family and plenty of room for everyone. Kids and adults made great use of the pool table and pool outside. I highly recommend the villa and would also stay again! Especially for the price!! Thank you Jean Paul!! 5 🌟

Great Place Stay

We rented the villa for my husband and I and adult children. Everything was just as described on the website. Toro was great about helping or answering questions. Our dive boat picked us up on the beach in front of the villa. A 10-15 min ride to downtown by taxi for meals and trips to Mega for groceries There were a couple of local places within walking distance for casual food and drinks. We would definitely stay here again.

Our Cozumel Family Vacation July 2019

The property was absolutely incredible. We stayed at Villa las Uvas II (2nd & 3rd floors) and I cannot say enough about how beautiful and spacious the accommodations were. I was shocked by how large all of the rooms were! We had nine people in our group and gathered quite often and never felt crowded. The beach was right in front of the property where we snorkeled and swam, we loved it. The pool on the property was beautiful as well! If you get the chance to stay here...DO IT!

December 2023 stay at Las Uvas

Villa Las Uvas is an ideal spot to relax and enjoy the sound of the waves. We were warmly greeted by Toro who made sure we had what we needed, kept the place and pool clean. A big thank you to Maggie who prepared our lunches and dinners, made sure we were well fed. Communication with JP was easy and quick, and he answered all ofmyquestions. The villa had great amenities, the beds were very comfy, the kitchen was well equipped, and AC worked perfectly. I very much recommend Las Uvas Villa.

We are a family-run operation. Originally, we built our villa for personal use, but later we decided to give other folks from around the world a great place to stay. Therefore, for almost 20-years, we have had our doors open to the amazing people of the world so that we can share this nice space with them.

We take great pride in providing a "home away from home" for all of our guests. Yes, this is cliché, but we mean it from the bottom of our harts when we say that we want our home to feel like yours. We like to say, "Nuestra casa es su casa!"

Our entire family speaks fluent Spanish and English, so never hesitate to reach out as we are always happy to assist with any questions, before, during, and after your stay.

My family has been vacationing in Cozumel since 1998 and after few years of renting homes we decide to build our own.
We love the ocean, the smell and the sound of it. We enjoy sleeping with our balcony doors open in order to hear the tranquil waves rolling up onto the shore.

O que faz essa propriedade ser única?

This is a wonderful and peaceful place to enjoy a family vacation, scuba dive, swim, or to participate/watch participates in the Ironman competition.
You will love the atmosphere on the island, especially where we decided to build our property. It's away from all of the downtown noise, yet minutes away from all the fun should you choose to go shopping, dancing, or partying downtown.
We are located 7-15 minutes (drive) from downtown and within walking distance of Chankanab National Park, some delicious restaurants, and beachclubs.

"Best" is usually a relative term depending on who you speak with. However, we really think this is the BEST location for a luxury beachfront rental property, and that is why we chose to build here about 20-years ago.
