The Space:

Morning light filters through the windows as you ease into a relaxed Florida rhythm, with palm-lined views and the quiet hum of a resort day beginning around you. You step outside to the patio, where the air feels mild and inviting, and the pool area sets the tone for unhurried afternoons and evenings spent together. Inside, there is space to spread out, gather, and enjoy the comfort of a thoughtfully arranged home designed for shared time and easy living.



This entire villa is located within Reunion Resort in Kissimmee and offers a setting that balances privacy with access to a well-known resort environment. The home includes two separate living spaces, making it easy for different groups to relax at their own pace, whether that means watching TV, enjoying conversation, or heading to the game room for friendly competition. A washer and dryer are available for added convenience during longer stays.



Sleeping arrangements

The villa features five bedrooms arranged across two levels. On the main level, the primary bedroom includes a king bed and a private ensuite bathroom. Upstairs, you’ll find a themed “Mickey” bedroom with two double beds, a “Disney Princesses” bedroom with two twin beds, a bedroom with a queen bed, and another with a king bed. With five full bathrooms in total, mornings and evenings flow comfortably for groups and families.



Kitchen and dining

The kitchen is fully equipped and designed for preparing meals at home, with space to gather for breakfast, casual lunches, or shared dinners. Indoor dining areas provide room to sit together, while the layout makes it easy to move between cooking, dining, and relaxing.



Outdoor living

Step out to the patio to enjoy the pool area, outdoor seating, and space to unwind after a day out. A hot tub is available, adding another option for relaxation. A BBQ grill and outdoor dining setup make it easy to enjoy meals outside when the weather allows, fitting well with the area’s generally warm climate.



Entertainment and amenities

A dedicated game room offers arcade games, basketball, and air hockey for all ages. The home also includes TV, Wifi, air conditioning, heating, a dedicated workspace, and family-friendly amenities such as a Pack ’n play and high chair. Self check-in with a smart lock allows for a smooth arrival, and cleaning during the stay is available.



Location

Set within Reunion Resort, the villa is positioned near dining, activities, and golf offerings associated with the resort. The location provides a convenient base for exploring the Kissimmee and Orlando area while returning to a comfortable, pet-friendly home at the end of the day.



Guest Access:

During your stay, you will have complete and exclusive access to the entire home and complimentary access to resort amenities such as:



-Seven Eagles: Pool, Spas, Fitness Centers and Linear Park;

-Homestead: Pool, Wading Pool, and Spa;

-Carriage Pointe: Pool and Spa;

-Heritage Crossing: 2 Pools (A and B), Wading Pool, and Spa;

-The Terraces: Pool, Spa, Gazebo, and Pavilion;

-Liberty Bluff Playground and Dog Park;

-Grand Traverse Parkway: Playground and Outdoor Fitness Center.



IMPORTANT: Guests must present an RFID card to access these amenities. This RFID will ONLY grant access to the community amenities listed above. Please note that we do NOT have access to Reunion's water park. Additionally, the loss of this card will incur a $150 fine.



Guests have the option to arrange tee times at their convenience (Palmer, Nicklaus or Watson Golf Courses). Please note that booking and any associated fees are the responsibility of the guest.



The Neighborhood:

Enjoy peace of mind from the moment you arrive. The resort is set within a gated community and monitored by 24/7 on-site security, ensuring a safe and welcoming environment throughout your stay. The driveway provides space for up to two vehicles parked side-by-side, making parking simple and convenient.



Getting Around:

Enjoy a sense of comfort and security from the moment you arrive. The resort sits inside a gated neighborhood with round-the-clock security personnel, creating a safe and welcoming atmosphere for all guests. The driveway can fit two vehicles parked side-by-side, and there is space for one additional car on the street directly in front of the home.



Please note that the garage has been transformed into a game room, so indoor parking is not available.



Other Things to Note:

The home is professionally cleaned and sanitized between each guest, and our cleaning team adheres to the highest standards of hygiene to ensure a safe and comfortable stay.



A damage protection option is required for all reservations and is processed through our third-party system prior to arrival. Guests may choose either a $500 refundable security deposit (pre-authorized hold, not a charge, released after a damage-free inspection) or a non-refundable damage waiver of $20 per night (maximum $100 total), which covers accidental damages beyond normal wear and tear.



If you’d like to add heating for the pool and spa, please notify us in advance so we can arrange it. This service is $35 per day, billed separately, and we kindly request at least one week’s notice. Please be aware that during cold or rainy weather, pool use is not recommended. The pool is serviced weekly, and after rain, some debris may wash in, which can temporarily affect the water’s appearance.



Check-out time is 10:00 AM. Housekeeping will arrive promptly to prepare the home for incoming guests. Late departures can disrupt cleaning schedules and future reservations, and may result in a fee of up to $300.



As a self-catering home, we do not replenish supplies during your stay. Each bathroom includes shampoo, conditioner, body wash, hand soap, and a single roll of toilet paper. The laundry area has enough detergent pods for up to two loads, and the kitchen includes one roll of paper towels, a few trash bags, dish soap, and a sponge. A coffee maker is provided, but coffee is not included. Salt, pepper, and cooking oil are available for use. If anything is missing upon arrival, please notify us immediately so we can restock.
