Approach along a winding road to discover a driveway capable of hosting 3-4 vehicles, leading to a home nestled against a gentle slope. Two expansive decks beckon outdoor enthusiasts, complete with a propane grill and ample seating for al fresco dining.

Indoors, discover a seamless flow of interconnected rooms ideal for large groups. A cozy living area features plush seating and a wall-mounted Roku TV, complemented by a pellet stove for warmth during snowy seasons.

Adjacent, a captivating billiards room boasts panoramic windows and a new pool table, while French doors open into a game room with a poker table and a snack bar overlooking the well-equipped kitchen. The dining area, bathed in natural light, seats 8 and includes thoughtful amenities like a fully stocked spice rack and modern appliances.

For added convenience, a dedicated laundry room with full-size washer and dryer leads to the garage.

Spread across two levels, the home offers multiple bedrooms and bathrooms, each uniquely decorated with rustic accents that echo the spirit of the Rockies:

Bedroom #1: A king bed, Roku TV, and serene decor await just off the poker room.
Bedroom #2: Features a skylight, king-sized bed, and Roku TV on the main floor.
Bedroom #3: Offers a spacious layout with a built-in vanity, king bed, and Roku TV on the second floor.
Bedroom #4: Includes a queen bed and Roku TV on the second floor.
Bedroom #5 (Primary Suite): Boasts a king bed, private ensuite bath, and access to a large deck with a dining table and propane fire pit.
Additional bathrooms include a Jack-and-Jill on the main floor and a full bath in the hallway upstairs, each tastefully appointed with large vanities.

Guests will have access to the entire home and garage! There will be one supply closet that will be locked.

Guests will need to be aware that this area in the winter will have slicker roads or unpredictable weather. Our winter season typically starts in October and ends around May. We highly recommend a 4X4 or AWD vehicle as the driveway is steep. Guests can park 3-4 vehicles in the driveway and garage. A snow shovel is provided in the garage.

Type of Cooling and Heating for the Home:

While the home does NOT feature central air conditioning, evenings at this 8400ft altitude are typically cool during the summer months. Opening the windows will naturally cool the house.

Electric baseboard heaters are used throughout the home for heating. Upon arrival during colder seasons, it's advisable to promptly adjust them for comfort as they may take some time to warm up. For safety, it's recommended to leave them on LOW when leaving the house. Additionally, heating is provided by a pellet stove located in the main floor living room. Detailed instructions and pellets will be provided; this method is both effective and energy efficient for heating the home.

Please note that we offer two options to protect both you and the property, ensuring it remains in excellent condition for you and future guests: a non-refundable Damage Waiver for a small fee $50, or a refundable Safety Deposit hold on your card of $1000, which covers potential damages during your stay. If you are bringing a pet, please know there will be a pet fee of $10 per pet. These options will be presented to you after booking via our Guest App.

Travel insurance is recommended. As with any vacation, unexpected situations sometimes occur that can put a damper on even the best-planned trips. We stand by our firm by our cancelation policy and getting travel insurance is your best option for protecting your trip from the unexpected.

***For stays longer than 30 nights we do require a lease agreement, background check, copy of drivers license, and a one time insurance fee to be paid before your arrival. The one time insurance fee for stays 30-90 nights it will be an additional $750, 30-180 nights would be $1000, 30-270 nights would be $1250, and 30-364 nights would be $1500***

For reservations longer than 30 days, we charge a doubled cleaning fee due to the increased time and effort required for maintaining the property. This additional fee helps ensure the space is thoroughly cleaned after an extended stay.

Pet Policy:
-We ONLY allow up to 2 well behaved and house broken dogs (no puppies)
-No dogs are allowed on the furniture or bedding at any time
-Please pick up after your pet uses the bathroom
-Dogs are not allowed to stay in the home alone unless approved by the host
-NO CATS ALLOWED
-We do charge a $10 pet fee per pet (this will be displayed after booking takes place on our guest app)

It is recommended that guests have travelers insurance for the duration of their stay

No Smoking Please!

Quiet Hours are from 9pm to 8am. No more than the authorized # of guests at the house during quiet hours.

No disruptive events or parties. Airbnb guidelines state that if a guest is reported for a disruptive party or violating Airbnb's party and events policy, they may be subject to suspension or removal from the Airbnb Platform. In addition, the host may also ask that you vacate the property and no refund will be given.

Fee schedule for violating house rules:
-Unauthorized late check-out: $50 immediately, $50 for every 30 minutes after checkout (i.e. +$100 at 30 min after checkout, $150 at an hour after checkout).
-Smoking of any kind in the unit or on the premises: $100
-Unauthorized Parties or events: $250
-Deep clean fee, if required (i.e. vomit, carpet stain, bodily fluids, or excessive trash, etc.): $100
-Broken/damaged items: charged at replacement value
