Enjoy a large serene waterfront lot with a quiet cove, cool freshwater, and private dock and boat house with a covered boat slip and lounge (boat lift is not for guest use), offering both shade and sunshine! Take in the gorgeous lake views while relaxing in our hot tub, beside an outdoor fire pit, or on the large furnished deck with outdoor dining options.



The Space:

Experience comfort and luxury at our modern and spacious lakefront home on the Public Side of Lake Anna. You will love the quiet cove. Enjoy the blue water views from atop of our massive deck. Roast some delicious s'mores outside using our outdoor fire pit, or have a BBQ using our grill on the deck. We offer multiple living areas including the great room, a living room with pool table and family appropriate games. Relax in the spacious great room with huge bright windows, large French doors, extra large sectional couch, and 4K Smart TV. Kick back in our Home Movie Theater room with 9 super comfy recliners, a bar with stools and a mini fridge, and a large 4K Smart TV. Use the High Speed Internet and free Wifi network to stream your favorite shows while you FaceTime everyone! The home sleeps 18 with 5 bedrooms (4 King Bedrooms + 1 Bunk Room), and 3 full bathrooms. Each of the 4 King bedrooms have their own TV. The main level has an open floor plan with a massive great room and adjacent large kitchen, primary suite (King bed), bedroom 2 (King bed), bedroom 3 (King Bed), a laundry room and an easily accessible full bathroom. The lower level has a movie theater, large living area with pool table, a game room, a full bathroom, and 2 additional bedrooms including bedroom 4 (King bed), and bunk room (3 Twin over Double Bunk Beds + 1 Twin Bed).

You have full access to our entire house, and our property. Please let us know if you plan to rent a Pontoon Boat so we can refer you to our premier partner (DV Rentals LKA)!



The Neighborhood:

Fin 'n' Tonic is located in Freshwater Estates, one of Lake Anna’s most desirable waterfront communities. Positioned near the heart of the lake on the public side, this peaceful neighborhood offers easy access to 9,000 acres of pristine water—perfect for boating, tubing, kayaking, fishing, and swimming. The cove is part of a no-wake zone, offering a quiet, safe space for families to enjoy the water. The area is serene, scenic, and friendly—ideal for guests looking to relax and unwind while still being just minutes from local restaurants, breweries, wineries, and conveniences.



To maintain the peaceful character of the neighborhood, we kindly limit occupancy to a maximum of 6 adults.



Getting Around:

Reaching Fin 'n' Tonic is easy, with convenient access from Richmond, Charlottesville, and Northern Virginia. The home is located in Freshwater Estates, a quiet, residential waterfront community on the public side of Lake Anna—central to everything the lake has to offer. The paved driveway at the home provides ample parking for up to 6 vehicles.



Please note: parking or driving on the grass is not permitted, and we do not allow parties, events, or outside guests. We strive to offer a peaceful, family-friendly experience for all of our guests—and our neighbors.

If there’s something you need and it's not listed, please ask for more information! Our fully equipped home is ready to go with a spacious gourmet kitchen that easily accommodates a large group or entire family (6 Adults Max) with lots of countertop space, new stainless steel appliances, and all the tools you need to make your own world famous super secret recipe. Coffee and Tea lovers will appreciate our nice selection of k-cups. Outdoor enthusiasts will enjoy our plentiful outdoor spaces, massive deck, stamped concrete patio, porch, and propane gas grill. We have all kinds of fun activities including water toys, fire pit, Smart TV with XBox Series X (plays DVD & Blu-Ray), board games, books, and an assortment of toys. If you want to rent a Boat or Jet Ski, the nearest boat ramp is about 20 minutes away. We also offer everything you would need for an extended stay including: Washer & Dryer.



**Additional Information:**

- Summer Rentals are Saturday to Saturday.

- All Guests shall abide by the Good Neighbor Policy and shall not engage in illegal activity.

- 6 Adults Maximum

- No Events Allowed.

- Quiet Hours are from 10 PM to 8 AM.

- There is a No Wake Zone in the water behind the home.

- The backyard is not accessible to people with limited mobility.

- Free Parking for up to 6 Vehicles. (No Parking or Driving on Grass)

- No Pets Allowed without specific prior approval.

- Boat lift is not for guest use.



**Guest Requirements:**

In compliance with local laws or HOA requirements, guests must be at least 25 years old to book, and those under 25 must be accompanied by a parent or legal guardian throughout the reservation.



Important: Before check-in, the primary guest must complete our Guest Verification process. This helps us comply with short-term rental regulations and provides added protection for guests and the property.

After booking, you will receive a secure link to complete verification. Please complete it prior to arrival to ensure a smooth, quick check-in.

Damage protection is required for every reservation, regardless of where you booked.

During verification, you will choose one of the following options:

$ per night non-refundable damage waiver (recommended): no security hold and a simpler, faster process.

$3,000 refundable security deposit: requires a hold on a card and may take several business days to release after check-out, subject to any damage charges.

We use Yale keyless entry smart door locks and give you space but are available if you have any questions or need anything.
