- Dining area seating about 12, framed by a wall of windows over the water

Guest Access:

You will have full, private access to the entire home, yard, fire pit, dock, and driveway.



A pontoon boat is available to rent at an additional cost through our trusted local partner, DV Rentals LKA, and can be waiting at the dock when you arrive, no hauling or hassle.



Golfers are welcome to enjoy member-for-a-day access at Cutalong Golf Club, a private 18-hole championship course nearby. Just let us know in advance to arrange tee times through our partnership.



Wine Tours: Discounted hourly rate for our guests with our partner, Monticello Wine Tour & Coach Company. Just let us know if you are interested and we will make the introduction!



The Neighborhood:

House of Memories sits on the quiet Private Side of Lake Anna, known for calm, no-wake coves and a peaceful, residential feel, perfect for swimming, paddling, and relaxing away from the busier public side.



Nearby you will find Lake Anna's wineries and breweries, including Lake Anna Winery and Coyote Hole Ciderworks, plus Lake Anna State Park for hiking, fishing, and sandy swim areas. Local marinas, country stores, and waterfront dining are all a short drive away, with Kings Dominion and historic Fredericksburg within easy reach for day trips.



Getting Around:

The home is located in the Compass Cove area off Kentucky Springs Road on the Private Side of Lake Anna (Mineral, Louisa County).



A personal vehicle is recommended, as the lake area is spread out and rideshare service is limited. There is free on-site parking for up to 5 vehicles in the driveway. Full door-to-door directions are provided in your arrival guide before check-in.

**Safety & Security:**

For the safety of our guests and the home, there are exterior security devices that record: a front doorbell camera, a camera at the second front door, and a driveway floodlight camera. They face outdoor entry and parking areas only. There are no cameras inside the home.



**Additional Information:**

- All guests shall abide by the good neighbor policy and shall not engage in illegal activity.

- Quiet Hours: 10 PM to 8 AM

- 10 Adults Maximum

- Free Parking for up to 5 Vehicles. (No Parking or Driving on Grass)

- No Events Allowed without specific prior approval

- Boat lift not for guest use



**Guest Requirements:**

In compliance with local laws or HOA requirements, guests must be at least 25 years old to book, and those under 25 must be accompanied by a parent or legal guardian throughout the reservation.



Important: Before check-in, the primary guest must complete our Guest Verification process. This helps us comply with short-term rental regulations and provides added protection for guests and the property.

After booking, you will receive a secure link to complete verification. Please complete it prior to arrival to ensure a smooth, quick check-in.

Damage protection is required for every reservation, regardless of where you booked. During verification, you will choose one of the following options:

- $30 per night non-refundable damage waiver (recommended): no security hold and a simpler, faster process.

- $3,000 refundable security deposit: requires a hold on a card and may take several business days to release after check-out, subject to any damage charges.

We use keyless smart-lock entry for an easy, contactless check-in. We give you space to enjoy your stay but are always a quick message away if you have questions or need anything.
