The James- This home is one half of the June and James House, a duplex property with two exclusive units that share a common personality!
- Guests will have full access to the entire half of the duplex and large wrap around yard.
- This is the back unit and guests will enter from the driveway through the front gate into the yard of the adjacent duplex (The June) and then behind a gate into your private yard and space.

We do not live on the property but will be readily available for any needs you may have during your stay. Please tell us what brings you to the area, or if you are celebrating a special time in your life!

This is a centrally located urban neighborhood. It is safe and well-kept and conveniently located with easy access to I-25, I-70, and Hwy 36 making Downtown Denver, Boulder, the mountains, Red Rocks, and Denver Airport super accessible. There is a Safeway a 5 minute drive away as well as various restaurants and shops within a 5 minute drive. Just a 2 minute walk away is a large park that has amazing views of downtown Denver and where there are usually scooters available to rent to get around. There is a Starbucks a 2 minute drive away, a grocery store a 5 minute drive away and many restaurants and great shops in the surrounding area.

We have a private driveway with 2 dedicated spots for this home. There is no tandem parking- it's all single side-by-side spots. There is also plenty of free street parking. Uber and Lyft are readily available at our location. You can also often find Lyft and Uber scooters and bikes in the neighborhood to rent and get around on!

This listing is for The James House, which is 1 side of a side-by-side duplex connected by 1 wall. The June House next door may also be booked during your stay at The James House, we ask that all guests are respectful of one another and to keep noise to respectable neighborhood levels.

The James House has 3 bedrooms and 2 full bathrooms and sleeps 6.

CHECKIN/CHECKOUT

-Check-In is 4PM and Check-Out is 10 AM
-Early check in or late check outs are not always able to be accommodated. If we have another guest departing or arriving on the same day as you, we often require the entire window of time to turn over the home depending on the guest count.
- If we can, we offer 1 hour free of charge, and then $25 per hour up to 2 extra hours (3 hours total). Please reach out if that would be helpful to have us contact you if an early check in is needed. If you want more than 3 hours extra, we invite you to reserve the night before or the night after to ensure you can arrive at your leisure.

TRAVEL INSURANCE
- Guests advised to purchase travel insurance for unforeseen circumstances. Cancellation policies are enforced.

PARKING
Our driveway can fit 4 cars, of which 2 are designated for The James House guests and 2 are designated for The June House guests. There is also ample free street parking.

PETS
We allow up to 3 dogs of 50lb each, for $75 per pet per stay. Pet Fees
At the moment of booking, if you add your pets, Airbnb will include the fee for the first pet in the total, and we will request the additional ones afterwards.
If you’d like to bring additional pets, or larger than 50lb, please send an inquiry first for approval.
Other animals, including cats, are approved on a case by case scenario.

GUEST RENTAL AGREEMENT, SECURITY HOLD (Which is not a security deposit and is allowable on Airbnb), & ID VERIFICATION REQUIRED

This place is extraordinary and does require guests to complete a Guest Rental Agreement, ID verification, and Security Hold (which is not a security deposit and is allowable on Airbnb) in order to receive Arrival Instructions. Important: When cancelling your reservation, the credit card processing fees of 3.9% + 30c will not be refunded.
If booking with a credit card that doesn't match the guest name, you'll be required to provide a written authorization, photo of the ID, selfie, and card showing the last 4 digits of the credit card holder, or reservation will be cancelled.

**PRE-ARRIVAL CHECK-IN (Happy Guest Platform)**

This property requires completion of a brief pre-arrival check-in through a secure third-party platform called **Happy Guest**. This includes:

- Agreement to the Guest Rental Agreement
- Selection of a damage protection option (waiver or deposit if applicable)

Arrival instructions will only be provided once the pre-arrival check-in is completed. Happy Guest is a simple, web-based platform that requires no app download and takes just a few minutes to complete.

**1. MAXIMUM OCCUPANCY**

Guest must accurately disclose the number of adults, children, and pets in the booking. This number applies to both overnight and daytime visitors. Unauthorized over-occupancy may result in eviction without refund.

**2. NO SMOKING OR VAPING INDOORS**

A $500 fee applies for indoor smoking or vaping. Outdoor smoking is permitted only with windows and doors closed. Guest is liable for odor or residue removal costs.

**3. PET POLICY**

Pets must be pre-approved and disclosed in advance. An Animal Addendum is required for all pets, emotional support animals, and service animals. Unauthorized animals may result in eviction and fees.

**4. DAMAGE POLICY**

Guests must choose between a refundable deposit or a non-refundable damage waiver. Guests are responsible for any unreported or excessive damage, missing items, or extra cleaning.

**5. CLEANLINESS**

Guests are expected to maintain the home in a respectful condition and report any cleanliness issues within 24 hours of arrival.

**6. NOISE & QUIET HOURS**

Quiet hours are from 10 PM to 9 AM.

My stay here was excellent. The place was comfortable, clean, and exactly as described. It’s in a convenient location and not too far from downtown, which made getting around really easy. I would definitely stay here again and highly recommend it to anyone looking for a nice, relaxing spot.
