This exquisite New England home stands as a testament to modern luxury and comfort, perfectly situated on a spacious, meticulously landscaped lot in the coveted Katama area. This property seamlessly blends elegance, convenience, and tranquility, making it the ideal sanctuary for discerning visitors to Martha's Vineyard Island.

Main House Features:

Upon entering the main house, you are greeted by an inviting foyer that leads into the heart of the home, featuring an expansive game room with billiards and a bar.
On the second floor, large windows bathe the space in natural light, highlighting the elegant finishes and providing breathtaking views of the surrounding landscape.
The open-concept upside-down living area is thoughtfully designed to create a warm and welcoming atmosphere, perfect for both daily living and entertaining.
This concept was borrowed from Cape Hatteras, where houses regularly have the bedroom down on the first floor and living spaces on the upper floors to take advantage of the views and ocean breezes. The kitchen on the 2nd floor opens up onto a East facing deck with a Barbecue built right into the chimney with a nice view of Katama Bay.
There are two large bedrooms on the 1st floor and one on the second floor.

The cozy fireplace serves as the focal point of the living area, offering warmth and charm, while French doors open to another expansive deck. This outdoor space is perfect for al fresco dining, morning coffee, or simply enjoying the serene beauty of the manicured lawn and lush gardens.

Bedrooms:

The main house features three spacious and beautifully appointed bedrooms, each designed with relaxation and comfort in mind. The primary suite is a true oasis, featuring ample closet space and a luxurious en-suite bathroom with modern fixtures and finishes. The guest bedrooms are equally inviting, offering serene retreats for family and friends. Each room is filled with natural light, enhancing the peaceful ambiance and providing a restful environment.

The Carriage House has another large luxury bedroom and two additional twin beds.

Entertainment and Leisure:

A standout feature of this property is the state-of-the-art media room, complete with comfortable seating, a large screen, and high-quality audio-visual equipment. It's the perfect spot for movie nights, game days, or simply unwinding with loved ones. Adjacent to the media room, the wine cellar adds a touch of sophistication, allowing you to store and enjoy your favorite vintages just steps away from the main living areas.

Carriage House:

The charming carriage house complements the main residence beautifully. Upstairs, it houses a large one-bedroom suite and a well-appointed bathroom, providing additional privacy and comfort for guests or extended family. The carriage house's thoughtful design ensures a seamless blend of functionality and charm, making it a versatile space for various needs.

A few words about this listing.
I took all of the photographs with my iPhone 15 ProMax this fall. The light was not great, and the pools (if the property has one) were covered. I tried to get a professional photographer to take them but it was hard to do and coordinate a time when these properties were empty as they are quite busy.
Some of the beds are not even set up yet. This is indicative of how much this owner cares for these properties (we represent five on them) that he is always fixing them up, adding heavy furniture, and making everything super nice.
While we have attempted to confirm every detail, there is the possibility that we might have missed something. These are new listings and we are only too human.
If you have any questions at all about the booking please feel free to ask me about them. I have personally visited each one, and they are all amazing.

The Security Deposit is $5,000 or 10% of the rental rate, whichever is higher
This property is now allowing well-behaved pets
The pet fee is $2,500 with an additional $2,500 security deposit
The cleaning fee to maintain this large compound is based on an estimate of at least $1,250 per stay. This includes all linens with each bed made and the home presented as immaculate.
A full interim cleaning fee of $1,250 is required for multi-week bookings.
