Welcome to Blue Waters Retreat, your lakeside getaway nestled in the amenity-rich Big Bass community. This fully appointed home offers a blend of luxury and comfort for your family gatherings. With its 4 bedrooms and 4 bathrooms, the Retreat caters to your large group gatherings. Spend your days enjoying the serene waters with a private boat dock, complete with kayaks and canoes. Explore nearby state parks or simply relax and soak in the views!

Our lakefront home is recently renovated and light-drenched. The home offers an open floor plan, 2 separate floors to entertain on, and a large outdoor deck.

The main floor includes an open-kitchen with granite countertops and stainless steel appliances. Our large windows allow you to look out onto the lake while cooking your favorite meal or relaxing in the living room and watching TV by the gas fireplace. From the main floor you can access the outdoor deck.

Per HOA rules, 12 guests total, regardless of age.



DOCK

Included in your stay is exclusive use of the dock, 2 kayaks and 1 canoe!



HIGH-END AMENITIES

The Retreat comes equipped with a WiFi connected LED Smart TV. Along with 7 beds, which offers enough sleeping space for 12 guests. Guests have full use of the washer and dryer, Outdoor Grill, and blazing fast 250 Mgbs WiFi. With our WiFi mesh network, guests can work wirelessly and seamlessly anywhere in the house or out on deck that provides elevated outdoor space. High-end amenities to enhance your stay include Keurig & Drip Coffee maker, outdoor fire pit, & more! The Retreat screams privacy, while offering private lakefront access! Our driveway allows for parking of up to 8 cars. Air conditioning is provided in all 4 bedrooms and there is a built in unit in the living room.



We aim to provide an impeccably functioning home that is superbly clean with everything you should need to unwind and relax. We will send a guest book (post booking) with everything we provide, including pictures of everything included in the kitchen. Below are more specifics on the house, Big Bass Community, and booking information:



ALL INCLUSIVE - LINENS

We provide hotel-quality towels, sheets, pillows and basic necessities at no additional charge. We aim to keep a lightly stocked kitchen with, coffee, salt/pepper, and a handful of different seasonings.



BEDROOM - LAYOUT

Bedroom #1 (Upstairs): 1 King Bed with ensuite full bathroom

Bedroom #2 (Upstairs): 1 King Bed with ensuite full bathroom

Bedroom #3 (Main Floor): 1 Queen Bed

Bedroom #4 (Main Floor): 2 Bunk Beds with Single Beds and 2 Trundle beds, for a total of 6 single beds



BIG BASS COMMUNITY

Electric or non-motorized boats allowed on Big Bass Lake, Beaches, Fishing, Outdoor pool, Tennis Courts, Splash Pad, Hiking Trails, Clubhouse with American Grill, Fitness Center, Sledding/Tubing Hill, & Ice Skating

We cover the Association general fee, however the association will charge you to obtain an amenity pass. For anyone age 7 and above the pass is $8/day/person.

Please note that this property is located in a community that requires guest registration. To meet this requirement, all required documentation must be submitted no later than four days before check-in. If the documentation is not provided on time, a $100 late fee will be charged to the guests.



HOUSE RULES

Please note there are neighbors around the house and sound travels far. We are trying to create a serene getaway for our guests as well as be respectful to our neighbors. So we ask that outside noise be kept to reasonable levels. To ensure this environment we have outdoor noise monitors.

Well behaved dogs allowed on a case-by-case basis for an additional $75 per pet fee. AirBnb only collects pet fees for the first pet, additional approved dogs will be an additional $75/pet charged post booking.

Please note we have a minimum age requirement of 25 years old.

We require the majority of guests to be above 25 years old, with the exception of families with children.

Please note guests must fill out a rental permit with the association 5 days prior to arrival. A link will be provided post booking.

Parking limited to 8 cars, NO RVs.

Maximum of 12 guests total, regardless of age.

Please note the fireplace in the bedroom is not currently in operation



We aim to set the standard for short-term rental experiences.

We will proactively notify you when early check-in and/or late check-out are possible.

Cute residential neighborhood a short drive from grocery stores, restaurants and the highway.



Getting Around:

Cars are highly recommended for getting around the Poconos. Taxis/Ubers are available, but not prevalent.



Other Things to Note:

IMPORTANT COMMUNITY INFORMATION:

- ALL Renters must check-in at the security gate prior to going to the house. The security gate address will be provided after booking.

- Every booking requires the submission of a renter permit to the HOA at least 24 hours prior to check-in.

- Amenity passes must be purchased for community access; costs vary by age and day.

- All guests, except children, must show their driver's license to security for entry.

- Minimum age requirement of 25 years old.

- Well-behaved dogs allowed on a case-by-case basis for an additional fee of $75.



Interaction with Guests:

Guests let themselves in via a Smart Lock and have no owner interaction (but we are always available via a text or call!)

The house is spacious with a unique layout. There was a beautiful view from the four-seasons room, overlooking the frozen lake. The home was warm and cozy with effective temperature control. The game room had lots of fun options for time inside. We enjoyed celebrating Christmas as a family in this home!

The view of the lake was excellent. Saw ducks and deer each day. The house was well stocked with kitchen and bath essentials. Had fun kayaking. The property manager was quick to respond when the neighborhood had a power outage. Close to shopping.We would definitely stay here again.
