Aloha and welcome to our Sea Breeze retreat, a 2 Story home, 2-bedroom, 2.5-bath condo at Turtle Bay! Step outside the living room onto a beautifully manicured lawn overlooking the Fazio Golf Course. This gated condo offers the perfect blend of relaxation and convenience, just a short stroll to the luxurious 5-Star Ritz Carlton Turtle Bay, Restaurants, and a stunning white sandy beaches. Enjoy access to on-site amenities, including a swimming pool and tennis courts. Welcome to your home in paradise!

Both bedrooms are on the second floor feature spacious king-size beds for ultimate comfort, as well as window AC. The living room includes a sectional couch with a queen-size mattress, providing additional sleeping space. The condo`s thoughtful layout includes a separate dining area and kitchen, creating distinct spaces for family gatherings and relaxation.

Guests have access to three swimming pools, tennis courts, and pickleball courts, all conveniently located within Kuilima Estates West.

As a guest at Kuilima Estates West, you’ll have full access to three swimming pools, tennis courts, and pickleball courts, all within a short walk from the condo. While the condo is located within the Turtle Bay Resort complex, please note that our guests do not have access to the turtle bay resort pools. However, you are welcome to enjoy the resort’s public amenities, including drinks and dinner at any of the amazing restaurants in the area, and indulging in fitness classes and other activities around the resort area such as surf lessons, horseback riding, hiking, golf, tennis, and spa services (for additional fees through the Ritz Carlton).

Other things to note
The condo is within the Turtle Bay Resort complex, but is not affiliated with the Ritz Carlton Oahu at Turtle Bay resort, therefore you would not have access to the Ritz Carlton Oahu at Turtle Bay hotel pools. You are able to dine and drink at the hotel, as well as access their fitness classes and gym for a fee. All beaches in Hawaii are public, and the Turtle Bay beach is accessible to all.

ACCESS & PARKING
Door Keypad Open the screen door to access the keypad. Your personalized code will be sent in your “Before You Arrive” email.
Gate Code The provided gate code will allow access to Kuilima Estates West during your stay.
Assigned Parking Your stay includes one designated parking stall.
Guest Parking One complimentary guest parking stall is available on a first-come, first-served basis.
Parking Passes One parking pass and one guest pass are provided inside the unit. These must be displayed at all times. Replacement cost: $50 per pass.

CLEANLINESS & PEST PREVENTION
Hawai‘i’s tropical climate attracts insects, and we work hard to keep the unit pest-free.
Please help by:
Keeping the unit free of crumbs
Wiping counters and sinks after preparing or eating food
Storing all food in sealed containers or the refrigerator
Not leaving dirty dishes or food containers out
Taking out excessive trash and take-out boxes promptly
Important: Please do not eat on the couches or beds. Crumbs attract bugs.
If excessive garbage or dirty dishes are found at checkout, an additional cleaning fee may apply.

AIR CONDITIONING
To conserve energy and maintain comfort:
Close all doors and windows in rooms where A/C is running
Turn off all A/C units when leaving the house

QUIET HOURS
Please respect community quiet hours: 9:00 PM – 8:00 AM

SMOKING, PETS & PARTIES
Smoking is not permitted inside the unit or on the lanai
Pets are not allowed
Parties and large gatherings are prohibited

LAUNDRY & SAND CARE
Do not use detergents containing bleach or Oxi (they stain towels)
Shake towels outside before washing
Remove sand and shells from clothing and swimwear before entering the home or shower
Excessive sand damages plumbing and appliances—please be mindful

TRASH & TOILETS
Trash: Dispose of all trash in the dumpster located next to the parking area.
Toilets: Do not flush:
Feminine hygiene products
Disposable or “flushable” wipes
Paper towels or trash
Only toilet paper should be flushed.

HOUSEKEEPING
We provide basic household supplies for the first day or two of your stay. Additional cleaning service is available for a fee—please contact us to schedule.

NOT ALLOWED
Hanging towels or clothing on lanai railings
Skateboarding anywhere on the grounds

POOLS, TENNIS COURTS & BBQ AREAS
Pools:
Three pools are available for guest use
Hours: 9:00 AM – 9:00 PM
No lifeguard on duty
No glass permitted
One pool rotates weekly as Adults Only—please check posted signage
Tennis & Pickle Ball Courts: Open to guests. Please follow posted rules.
BBQs: Charcoal BBQs are available in the pool gazebos (first come, first served). Please bring your own charcoal.
