Welcome to Lake Overlook! You'll spend your days outside with a picturesque view! The upper deck space offers sweeping views of Beaver Lake and the Ozarks, and also has a BBQ grill, a gas fire pit, seating, and a six-top dining table. On the lower level of our deck, enjoy a hanging porch swing and another dining table. Off of the primary bedroom there is also a smaller deck space with seating overlooking the gorgeous Beaver Lake! The nearest beach is at Lost Bridge Marina, which is just 1.4 miles down the road!



When you first enter our home, you'll be greeted by our cozy living, dining, and kitchen area. This is entire space is flooded with natural light and boasts gorgeous views of Beaver Lake from every angle. The living room has seating, a gas fireplace, and a large Smart TV. The kitchen is fully stocked to whip up a meal or just a good cup of coffee. Enjoy dinner at the dining table for 6 with great views.



Downstairs you'll find our game room with ping pong, foosball, air hockey, darts, and more! There is also a second living space featuring a couch, bean bags chairs, and a huge Smart TV.



After a long day in the Ozarks, settle into one of our three bedrooms:

(1) Our Primary bedroom is complete with a King-size bed, Smart TV, dresser, closet, and en suite bath. There is also a private patio to look out to the water.

(2) Our second bedroom has a King size bed, Smart TV, closet, futon, and an attached shared bathroom.

(3) Our third bedroom has a Queen bed, Smart TV, closet, and nearby bathroom.

*There is an additional bunk bed in the second living space if your group wants to spread out.



Guest Access:

Guest Access & Amenities:

Guests will have access to the entire pictured house, all appliances, any kitchen supplies, and all amenities. We provide amenities in the bathrooms, kitchen, and laundry room with enough to get you started on your trip. We do not provide excess for more than a couple of days' worth, and guests are responsible for purchasing these items for personal use if they run out during their stay. Exterior cameras may be at the property for security purposes.



The Neighborhood:

Our house is located in the small, rural town of Garfield and has views of Beaver Lake but no direct access from the house.



Getting Around:

The house is located off a gravel road, 4-wheel drive is recommended.



Other Things to Note:

★ There is no direct lake access from the house because its elevated location is too high above the water.

★ County‑wide burn bans may be in effect during your stay, which could limit use of the fire pit. For more details on burn bans, visit the Arkansas Department of Agriculture - Forestry Division website.



House Rules that are strictly enforced:

- Check-in is any time after 3:00 PM.

- Parties or guest actions that result in disturbances, property damage, extensive extra cleaning, or smoking indoors will incur a fine of $1,000.

- This property only allows dogs, with a maximum of 3, and requires a fee of $90 per dog to be paid prior to your stay. Dogs discovered at the property without prior notice or cats discovered at the property will incur a fine of $400.

- Unauthorized checkout delays will incur a fine of $100 per hour.

- This is a non-smoking home. If you smoke in the home, you will be fined $1,000 plus the cost of any smoke remediation necessary.

- There is a QR code located on or near the refrigerator. It provides helpful information about your stay, including house rules, Wi‑Fi details, amenity instructions, important phone numbers, and answers to common questions.
