⚠️ Guest(s) of a Renter count towards your property's occupancy limit.

⚠️ HOA late fee will apply if registration is not completed at least THREE (3) DAYS prior to arrival.

⚠️ The main renter will receive a Renter Welcome Infosheet from ACLA which provides an overview of rules, trash/recycling, amenities, map, and local recommendations.

⚠️ Propane: We provide propane for grills/fire pits when possible but cannot guarantee it throughout your stay. If empty, please refill a tank and provide a receipt for reimbursement (do not purchase brand-new tanks).

⚠️ Rural setting: occasional small, non-harmful insects. Year-round pest control is in place.

⚠️ Wildlife: 🐻 Black bears may be spotted occasionally. Keep food and trash secured.

⚠️ Winter Driving ❄️: 4WD/AWD strongly recommended in winter. Driveway is plowed, but conditions vary. Guests are responsible for towing if stuck.

⚠️ Lost & Found Shipping Policy: If personal items are left behind, return shipping 📦 is available with a $50 handling fee for retrieval/coordination (separate from shipping/delivery costs 🚚).

⚠️ Trash disposal: Guests must properly dispose of all trash before checkout. A $5 per bag disposal fee may apply for trash left behind. Take bulk trash to compactor before checkout if closed on departure day.

📌 Submitting a valid ID and signing our rental agreement after your reservation is confirmed is required. If not completed, your reservation will be cancelled.

📌 A refundable security deposit is required for all one-night reservations and bookings made outside of Airbnb. For Airbnb, the security deposit is offered as an optional add-on damage insurance.

📌 For Airbnb reservations with a one-night stay, an additional damage waiver of $100–$200 is required via the Airbnb Resolution Center.

We strive to maintain high cleanliness standards. If a previous guest hasn't followed usage guidelines, we may need to drain, clean, and refill the hot tub 🧼🦠. This may take until the evening of your first night (or longer depending on weather) to fully heat up 🔥🌙.
