Villas on the Gulf J7 is a two bedroom, two bath condo with partial gulf views from the balcony. Enjoy being steps from the soft sugar white sand and emerald green waters of the Gulf. Feel at ease with a king in the master, 2 full beds in the guest room, and a sleeper sofa in the living room to sleep up to 8 guests. Relax with a movie in front of the flat screen TV in the spacious living room after a long day spent at the beach or whip up an amazing dinner in the fully equipped kitchen with stainless steel appliances. Villas on the Gulf is on the gulf side of Pensacola Beach and is the perfect spot for your beach vacation! This 5 acre community consists of 108 condos in a low rise complex centered around a sparkling lagoon with fountain. Guests love feeding the ducks! You’ll enjoy taking a dip in the community pool, sunning on the pool deck, beach access with shower, and most of all, the beach. This complex also has an onsite laundry facility for your convenience and the Gulf of Mexico is just steps away. Make your next vacation memory at Villas on the Gulf!

Area Attractions:
Visit the Pensacola Beach Boardwalk for shopping dining, live music, swimming or strolling down the boardwalk. The Shell, an iconic Pensacola Beach landmark is at the heart of the boardwalk. Stop by for live music in the summer!

Fort Pickens is part of the Gulf Islands National Seashore and is a historic moment from the 1800s. Kids will love wandering this historical fort from the American Revolution.

Downtown Pensacola is full of shopping dining and history. In its heart is the Palafox Pier Harbour marina. Catch a Pensacola Blue Wahoos minor league baseball game or an Ice Flyers hockey game. Make sure to get a selfie with one of the many pelican statues spread throughout downtown.

Pensacola Beach includes two artificial reef systems for snorkeling. Park East is located about 1.4 miles east of Portofino on Pensacola Beach. The reef is located 500 ft. off shore and attracts a wide variety of fish, sea turtles and all kinds of gulf wildlife.

Pensacola is home to the Blue Angels, the U.S. Navy Flight Demonstration Squadron. Pensacola Beach
hosts an air show each July and there’s a show over the Naval Air Station each November.

I loved the convenience of keeping my beach supplies in my car. Other places I’ve had to lug everything into the room and it’s such a pain. Great little condo!

Mom & kids Trip

I found this gem as a last minute surprise getaway for spring break. It couldn’t have been more perfect! Location-steps from the beach. One set of stairs to get from covered car to room-no waiting for an elevator or running across a resort. Balcony view was the best! Saw the blue angels buzz the beach while sipping afternoon cocktails on the balcony. Rooms and cleanliness were as described. I would love to go back again soon!

Great Location and Condo

Condo was clean and welcoming! It was clean and as described. Great views of the ocean! Pool was nice also! We had a great time and enjoyed are stay in this location!

Very spacious condo in a pristine location to the beach! Condo was very clean and had everything we needed for our week stay. Beds were comfortable and the patio was great for morning coffee hearing the waves. Master suite truly feels like a master suite. We loved having the extra bathroom space for toiletries and clothes!

Perfect place!

This place allowed our large family to have a perfect beach vacation! We always have a hard time finding a place that suits our needs and this exceeded our expectations. Steps away from the beach, beach view from balcony, covered parking, nice pool, and everything but food included! We plan on returning for years to come!

Would stay here again!

Property was as described. Kitchen was well furnished. Washer and dryer were great to have as we were at the beach a lot. Parking, Beach and pool were all very close. Communication during the whole process was quick and thorough. Would definitely stay here again.

Such a great place!

Exactly as listed. Clean and easy check in. Great place and location for our family! Steps from the beach with a nice courtyard for our boys to run. My only complaint is the lack of locks on the front and back door. With our toddler, we had to block the doors. Other than that, wonderful. We hope to come back!

Nice, clean cozy place to relax after a sunny day at the beach or pool ♥️

We we’re very pleased at how easy it was from booking they stay to checking in. When we get there we find a clean, nicely decorated place with just everything we needed to enjoy the stay after our busy day. I would like to thank management for the easy communication after we arrived. We would definitely come back to Villas at the Gulf!! Thank you

This is our fourth time staying at villas on the gulf . This was our fave unit so far! Very clean. Plenty of towels and essentials to get you through a few days. Nice decor. Comfy beds. Only thing was the hallway toilet kept running unless you jiggled handle. My husband had to take tank lid off to “fix” once. May need repair. Otherwise, the place was great.

Perfect family getaway

Rating Details: The property manager was very helpful. The vacation rental was spotless. I was very happy with the location. I was very satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: This is the second year we have stayed in this unit, but the first year with PBP. It is a beautiful, clean, convenient property. This unit has everything you need to enjoy your time at the beach. We love that it's literally only 200 steps to the beach. The development is quiet and many families there to enjoy the vacation. The only compliant that I have is there are no bathrooms at the pool. This is very inconvenient with children.

Almost perfect

Overall the location of this condo, is great! would use this place again in the future. Pro: short walk to the beach. You can see a bit of the ocean on the terrace. Clean and organized. Cons: Master bathroom bathtub was dirty or maybe its just stained. Also the bathtub didn't drained well. I did informed the office in regards about it and they offered to fix it. But we were there for a short time only. Sliding door didn't lock but has a long stick to block the sliding. Front door didn't have a lock either, it was kinda weird. There was some miscommunication in the cleaning crew. there was a ladder, some keys and steamer left in the condo. I called the office and someone came the following day to take them.

Great location.

Here are the pros and cons. Pros- GREAT location, SUPER clean. Plenty of room, great views. Cons- Especially with families. The front door does not lock! There is no deadbolt or safety lock. I had to put a chair in front of the door so my 1 1/2 year old didn’t walk out whenever. The back door DOES NOT have a lock at all!!! So if you have a family please beware of those. Also the tiles in the kitchen are broke and with beach, pool, shower right at broken tiles it caused cut toes. I had to lay down a towel the entire time to prevent further accidents. The living room tv cut off randomly every single time in use. Overall a great location if those were fixed we left a day early to avoid my toddler getting out of the door, extremely stressful and dangerous.

Loved the location!

We had a wonderful week at this location. I LOVED that the beach is not crowded. You can see the ocean from the balcony and the kitchen window. This might not matter to the majority but the air conditioning works GREAT. Some beach houses I’ve rented we had problems with sleeping due to the humidity. This one will freeze you out at 70°! I loved it…so I slept great. Some suggestions for improvement would be the follow up on cleaning and maintenance. Both bathrooms had significant mildew on the shower curtains and walls. Several tiles were broken around the dining room table. The lock was missing on the sliding door to the balcony and a board was used to prevent entry. It was a girls trip so I would’ve felt more comfortable if there was a deadbolt on the entry door. Lastly, the front left burner did not work. None of these things prevented us from having an amazing trip but they need to be addressed to create and maintain loyalty to your properties.

Lacking cleanliness

Rating Details: The property manager was more than helpful. The vacation rental was very dirty. I was very happy with the location. I was somewhat dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: My family stayed here for 6 nights. This unit is filthy. I'm not even sure a cleaning service comes here. The master bathroom shower head was black; the shower curtain was covered in mildew, and we went to Publix to buy a new one the night we arrived. The tub barely drained. The second bathroom was worse. It smelled like urine and no cleaning products could rid the smell. My wife tried! The shower head was gross in this shower, as well. And, the shower curtain had to be washed due to mildew. Is this what we should spend our first night doing? Cleaning a condo on vacation, really? The bed quilts smelled dirty, so, my wife washed those, along with all of the towels, which also smelled gross. When she wiped off of the counter tops, before unloading our grocery items, there was residue all over. My toddler dropped her toy near the couch, and we noticed the food and plastic spoon, and filth underneath. There was even a pistachio, which our toddler is allergic! And we paid a cleaning fee, for what??

This property was very nice with a great view of the courtyard and gulf from the balcony. Host was very nice and we enjoyed our stay so much that we extended it while we were there.

Adequate for the cost.

Rating Details: The property manager was very helpful. The vacation rental was spotless. I was more than happy with the location. I was more than satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: 26 stairs were tough on 72 year olds. Televisions in bedrooms did not work and tv in main room had inadequate controls. Only kitchen items used were toaster and coffee pot but did notice lack of frying pans.

Convenient location to jump on the trolley and ride to the pier or restaurants. Renting thru Pensacola Beach Properties is great. They have always responded and they update you via email so there is no confusion.
