Villa Viviana is a private slice of Italy nestled in the heart of beautiful Sonoma Valley, 1 mile from the historic Sonoma Plaza. Set on two peaceful acres, this family compound blends casual Italian elegance with wine country charm—perfect for gathering with loved ones, embarking on unforgettable local adventures in Sonoma, or just living a relaxing dolce vita - the sweet life!

We are located on a charming country tree-lined street, with walkable vineyards just down the road. The historic Sonoma Plaza is only a 3 minute drive, 6 minute bike ride, or 25 minute walk away from the villa.

Our villa is just 20 minutes from Napa, 45 minutes to Healdsburg, and only 45 minutes from San Francisco, so it makes an excellent home base should you want to venture beyond Sonoma Valley.

Step into your own Tuscan-inspired retreat. Villa Viviana is a one-of-a-kind, art-filled home crafted with great care and intention, staying true to our family’s Italian roots. Many authentic materials were imported directly from Italy, and the home is filled with special touches that tell a story: handmade windows and doors—including pieces from Greve in Chianti, Sonoma’s sister city—and vibrant ceramics painted by Giovanni DeSimone, a renowned Italian artist who was known for his collaborations with Pablo Picasso.

The main house features a spacious & open great room, along with 4 distinctive bedrooms and 5.5 bathrooms. Also available to guests are a detached upstairs guest house and detached ground-level pool house. Every bedroom includes a Roku TV, ensuite bathroom, and private entrance that opens to the serene outdoor grounds. There are 5 king beds, and 1 full bed in private spaces.

The great room is perfect for gathering, with a large dining table that seats 10, a well-equipped kitchen, comfy sofas, a gas fireplace, and a 75” TV for movie nights or watching the game.

Outdoors, you’ll find a large pool with an attached spa, a spacious patio ideal for shared meals or lounging, and a floral-covered courtyard inspired by traditional Italian villas.

• Concierge services (grocery shopping pre-arrival, etc.) – $50 per hour, plus cost of any purchased items

• Pool heating – $100/day


IMPORTANT NOTICES:

NO EVENTS. Due to county restrictions, short term rentals are unable to host events, like weddings. Our day time occupancy limit of 16 guests is mandated by the county.

Just a heads-up, after booking, we’ll send over a short rental agreement to sign. It's a formality that covers what’s already in the “House Rules” and “Things to Know” sections. We recommend reviewing those before booking, and feel free to reach out with any questions!

Ask us about early checkin or late checkout, we offer both on a case-by-case basis.

The pool is only available during the summer (April through October), please inquire prior to arrival about heating the pool during your stay.

We are happy to welcome well behaved dogs. They must not bark, and supervised at all times. We are in the country, so our neighbors have ducks, chickens, and dogs of their own visible from the grounds. Though the property is fenced in, small wildlife may find their way into the yard.

Three of the beds are located on the ground floor, though one of them does require walking up three steps. The other three beds are on the 2nd floor, requiring walking up a full set of stairs.

To protect your trip investment, we strongly recommend all guests to carry travel insurance. It’s an affordable way to ensure peace of mind if the unexpected happens.

Noise limits are strictly enforced in accordance with Sonoma County regulations. Outdoor amplified sound and loud impulsive sounds are prohibited at all times, and quiet hours are from 9:00 PM- 7:00 AM. Several decibel meters are located on the premises (they do not record audio whatsoever, they only monitor noise volume).

For the safety and security of our guests and property, four exterior security cameras are installed. Two cameras monitor the front driveway, one monitors the pool area, and one monitors the courtyard. These cameras are used for security purposes and do not invade guest privacy.
