Our Ypsilanti full duplex features six bedrooms, three full bathrooms, two kitchens and a basement kitchenette along with a washer and dryer located in the basement. The basement and the main floor are joined by an interior stairwell while the upper-level two-bedroom space has its own access via an exterior stairwell. Enjoy our cozy, secluded backyard with a fire pit, propane grill, Adirondack chairs for summer fun and relaxation. Our property is nestled on Ypsilanti’s east side just a few blocks from Depot Town, a quick ride to EMU, and a 20-min ride to Ann Arbor! Parking on premises. The perfect spot for any gathering or getaway!
Enjoy high-speed Wi-Fi, Apple TV and Amazon Fire TV, French Roast coffee pods + Keurig, Memory Foam beds, fresh linens, Solimo bath products, and a fully-equipped kitchen. Message us if there’s anything we can help with!

This property is a full duplex including a basement living area. The lower duplex unit (4br/2ba) is separate from the unit above it (2br/1ba). The basement, which features 2 bedrooms, a bathroom, laundry room, and a kitchenette (no stove or sink, but we do have a coffee maker, hot plate, silverware, glassware, and a mini-fridge), can be accessed via an exterior door as well as an interior stairwell from the main level kitchen. You will have the entire property to yourself.

In addition to the six (6) queen beds, our space features two queen size pullout couches (one on the main level and one in the upstairs unit), two queen-sized air mattresses (main level and upstairs) & a twin size air mattress (basement). Plenty of extra linens and pillows are available to ensure groups of any size have a comfortable, restful stay.

Please note: The basement doesn’t have AC units, but stays pretty cool in the summer with multiple fans, air purifiers, and a dehumidifier! The ground floor and upper level units have portable air conditioning units and extra fans.
Please note: Especially in the summer with a portable AC unit running in the living room, the kitchen electrical circuit can get overloaded, causing it to trip the breaker. Let us know if this happens and we can walk you through how to reset it.

99% of guests are visiting family, friends, on a work trip, or just exploring town. For anyone who intends to have a party, disturb the neighborhood, or in any other way violate our house rules, we want to make clear that:
We have a zero-tolerance policy for this. We have noise sensors that alert us if decibel levels pass a certain threshold, and we have unfortunately had to ask guests to leave for violating this rule. Being a good neighbor of the city and the block we are on is very important to us.
We have sensors to detect indoor smoking (nicotine and marijuana) and have an automatic $750 fine for violations, and have also had to ask guests to leave early for violating this rule.

Please park in our driveway to the right-hand side of the house. The driveway fits two-to-three cars and there’s plenty of free street parking in front of the house as well!
Entry

The unit is fully accessible via YALE smart locks at each of the entry doors (there are three). Enter the unique code we'll provide you the week before your stay begins and press the CHECK to unlock.
When leaving, enter your code and press the CHECK to lock the door.
Our Availability

We are available whenever you need! Please feel free to reach out via the app or website you booked on with any specific questions. For any health emergencies, please dial 911. If a system malfunctions (i.e., hot water not functioning or a light has gone out), please send us a message on the app or website you booked on and we will be sure to address it in as short a time as possible (we usually respond within a few minutes). We also have handymen, electricians, plumbers, and landscapers with whom we work, so for any extenuating circumstances, we will happily bring them out to solve your issues post haste!
Extra Sleeping Arrangements

Pullout Couch: Underneath the horizontal seat you will find two fabric handles. Pull them out from under the couch and raise up the extra mattress section from underneath the couch. Remove the couch pillows to make space for two!
Air Mattress: Designed for camping, our air mattresses are extra-sturdy and provide a comfy sleeping space. To inflate, please plug in the pump and wait for it to charge. Once the light on it is solid (not blinking), unplug the pump, insert the end into the air mattress, and flip the switch to inflate.
Extra Linens: Underneath the chaise section of the couch you will find four bath towels and four hand towels, four pillows, a comforter, and extra sets of sheets and pillowcases for the couch and air mattress.

We love hosting folks, so we want to be as respectful as possible to our wonderful neighbors. Since we’re in a quiet neighborhood, we do ask that you follow a few easy rules:
- No parties & no overnight guests without prior approval. If you’re looking to host a small gathering, that’s probably ok but please let us know.
- Respectful, quiet volume, particularly after 9 pm.
- Please leave your shoes at the door.
- No pets please, as many of the guests we host have allergies.
- No smoking - also, don't discard your cigarettes in house trash cans. They get stinky.
- If you break or damage something, please let us know and arrange for its replacement or repair.
- Do not leave any food out that will attract uninvited pests. Our home is pest-free and we intend to keep it that way with your help.
