Outside, enjoy the covered patio, take a swim, or shoot some hoops in the pool (feel free to bring your own basketball). There's a baby gate available for little ones. You can add pool and spa heat for $40 per day if you'd like warmer water.

Parking in the neighborhood can be very tight. Many of the resort neighborhoods have narrow streets with limited parking. We have opted not to convert the garage into a game room to ensure guests have ample parking.

*****Please kindly note starting August 1st, 2025, there is a one-time parking fee of $20 per vehicle paid to the resort, which is valid for the duration of your stay. There is a maximum of 4 vehicles per reservation, as per resort policy. Unfortunately, we are not able to make any exceptions.

*Important* Trash MUST be bagged when placed in the outside trash bin. The community charges for picking up loose trash in the trash bin and for leaving trash bags on the curb. Therefore, you will be assessed the $110 fee for placing loose trash in the trash bin. While you will be provided with a starter pack of trash bags, you may need to purchase additional bags for your use. There is a $35 fee for leaving trash bags on the curb.

There is no on site bbq grill and there are limited baby items. We recommend renting a bbq grill and baby items during your stay as these companies are better equipped to provide you with safe and sanitary options. We do not warrant the safety of any baby items in the house as we cannot guaranty a previous guest has not damaged any items.

While the house is regularly sprayed for bugs and pests, please note the home is in Florida so it is possible you will see bugs here and there. Keeping trash bagged and doors closed reduces the chances the home will attract bugs.

Like the majority of vacation rental homes in the area, the home has an electric heat pump for the pool. In order to have a working hot tub, you must opt to pay for pool heat prior to your stay. The fee is $40/day. I promise we are not price gauging you here. This is our average daily energy cost to heat the pool. Note, if the weather is unseasonably cold during your stay (the weather drops below the 50s), the pool and hot tub temperature will drop and require time for the water to re-heat. Pool heat pumps work by drawing heat from the air to warm up the water. Unfortunately, gas pool heaters are not allowed for individual homes in many of the Orlando vacation communities. However, the community pool and hot tub is heated by a gas pump and available during your stay.

Please kindly note that Pool/Spa Heat is Not offered throughout (April to October) due to increased outside air temperature/summer heat and humidity with not being able to feel the full effects.

Please note that a professional pool technician visits once weekly at unannounced times for maintenance and cleaning, ensuring the pool meets safety standards. The technician enters the property from outside the home/exterior lanai and does not enter indoors.

Per the house rules, there is no smoking and no parties are allowed at the house. There is a $200 fee plus damages fee for violating these rules. There is also a $500 fee if the x-box gets damaged or goes missing during your stay and a $60 fee for damaged/missing game controls.

Please note that this home is considered to be self-catering. We do provide complimentary items to start your trip including one trash bag, toilet paper, paper towels, and dish detergent for your use. For additional supplies you may need to consume during your stay, you may purchase them from the nearby local markets.

6. Please don’t eat or drink in the bedrooms.

8. The AC is automatic based on guests at the home.

10. Please take extra care of your keys. Lost keys incur a replacement fee.

11. Please take care of the furnishings. You have to pay for damages that exceed the security deposit.

12. Please don’t rearrange the furniture.

13. Please do your dishes.

14. Please take the trash out before you leave.

15. No illegal substances allowed on the premises.

Video Surveillance: The Property has exterior security cameras as part of a secured resort community and a ring video doorbell placed in the front of the doorbell of home. This video footage is not shared and is recorded for liability reasons in the cases of a break-in, death, injury, guests sneaking in pets, guests disregarding the maximum occupancy allowed, and in no way infringes upon the guests’ expectations of privacy in these public areas of the property. Any attempt at disabling or obscuring the cameras is prohibited and may result in the guest being evicted without refund. The full deposit will be forfeited if any of the above are found. You will also be asked to leave the property immediately without any money returned.
