➤ IMPORTANT NOTE FOR 1 WEEK STAY OR LONGER:
Toilet paper, garbage bags, and basic toiletries will be provided for the guests at the beginning of the stay. It will then be the guest`s responsibility to provide for these for the remainder of their stay.

➤ Just a heads-up, the garage, master bedroom closet, and pool equipment area are off-limits. Other than that, you’ll have full access to the unit, make yourself at home!

➤ Availability of free driveway parking (2 spots) plus visitor parking in the street.

Major highways are within close proximity, making commuting to downtown Phoenix and other parts of the Valley straightforward. ➤ The property is equipped with both heating and air conditioning; however, we cannot guarantee that you will achieve a comfortable temperature if your preference falls outside the range of approximately 70 to 80 degrees Fahrenheit. Additionally, due to the nature of short-term rentals, where guests may frequently come and go, we cannot promise 100% uptime, as some guests may inadvertently push the systems beyond their capacity, necessitating repairs.

➤ Unfortunately, I can`t offer a bag drop-off service. For those arriving early or having a late flight, you can use bagbnb site to find options to drop off your bag for a fee.

➤ Please keep in mind that the guests don’t have access to the USPS mailbox or any mailboxes, and I’m not responsible for any packages delivered to the unit.

1. Please contact me via Airbnb messenger for any questions.

2. Smoking of any kind is strictly prohibited in the property, including the balcony. ($400 fine for smoke odor removal)

3. Please be cautious of noise, especially after 10 pm. Noise complaints are not tolerated and may result in full deposit charges. You may be asked to leave with no refund.

4. No additional guests are allowed in the home past the indicated number on your booking confirmation. This rule is to prevent large gatherings & parties and be fair to guests who do pay the extra fees. Third-party bookings are not allowed.

5. The property must be maintained in good condition with no excessive mess. Extra cleaning costs may apply if necessary, so I can effectively prepare for the next guests.

6. Please note that check-out time is by 11 am. We can often accommodate late check-outs if we know in advance, but last-minute changes may result in a $25 charge for each additional half-hour stayed.

7. All bookings require the ID of the individual booking and the disclosure of the full names of all guests.

8. Any extension requests made within 24 hours of your scheduled checkout time will incur a $50 fee.

9. Pool equipment is strictly off-limits. Please do not touch or adjust pumps, heaters, valves, or controls. Any tampering that affects pool operation, cleaning cycles, or chemical balance will result in an additional service fee, which may exceed the standard pool heating charge.
