Welcome to Steps to Beach & Boardwalk, a modern 2-bedroom, 2-bath condo in downtown Ocean City, Maryland. Located at Assateague House, this bright 888 sq ft condo puts you close to the best of downtown OC with a bay view, private balcony, seasonal outdoor pool, elevator access, and a walkable location near the beach, boardwalk, inlet, rides, restaurants, festivals, and special events.
This is the perfect spot if you want to park once and enjoy Ocean City on foot.
Walk about 1,000 feet to the inlet beach and boardwalk, where you can spend the day on the sand, stroll to the pier, visit Trimper Rides, explore Jolly Roger at the Pier, grab food nearby, or enjoy downtown events like Springfest, Sunfest, Oceans Calling, Bike Week, air shows, car events, and other inlet-area activities.
Inside, the condo feels clean, modern, and comfortable. The living area is a great place to unwind after a beach day or event, with a comfortable couch, smart TV, WiFi, and access to the balcony. The private balcony offers a bay view and a nice spot to enjoy morning coffee, fresh air, or a quiet evening.

The kitchen is fully stocked for easy vacation meals, snacks, and coffee before heading out for the day. You’ll have a dishwasher, Keurig, drip coffee maker, cookware, dishes, utensils, and the essentials needed for a comfortable stay.
The condo also includes an in-unit washer and dryer, which makes beach days and longer stays much easier.
Parking Parking is a major advantage in downtown Ocean City. Guests receive two parking passes. One space is assigned and guaranteed, and the second space is shared on a first-come, first-served basis. Parking passes must be displayed in vehicles at all times.

Pool Guests have access to the seasonal outdoor pool. The pool is not heated. Pool dates and hours are set by building management and may vary.

Important House Rules The primary renter must be at least 25 years old. No pets, no smoking anywhere on the property including the balcony, and no parties or events. Ocean City noise rules are strictly enforced, including quiet hours from 12:00 AM to 7:00 AM.
If you want a clean, modern condo with parking, pool access, a bay view, and one of the most walkable downtown locations in Ocean City, Steps to Beach & Boardwalk is a perfect home base for your stay. Welcome! We’re excited to host you. Please review and respect the following house rules to ensure a safe and enjoyable stay for everyone.
1. Minimum Age Requirement The primary renter must be 25 years or older and must remain on the property for the duration of the stay. Third-party bookings are not permitted.
2. Maximum Occupancy The home may not exceed the maximum number of guests listed in the reservation at any time. Unregistered guests are not permitted without prior approval.
3. No Parties or Events Parties, events, large gatherings, or disruptive behavior are strictly prohibited. This is a residential building with neighbors. Excessive noise may result in: • Immediate cancellation of the reservation • Removal from the property without refund • HOA fines passed on to the guest
4. Quiet Hours Ocean City enforces a strict noise ordinance prohibiting disruptive noise between 12:00 AM and 7:00 AM. Noise must not be audible from 50 feet away from the building. Please be respectful of neighbors at all times, especially in hallways, balconies, and parking areas.
5. No Smoking Smoking or vaping of any kind is strictly prohibited inside the unit and on balconies. Evidence of smoking will result in a minimum $300 odor remediation fee.
6. Pets Pets are not allowed unless explicitly approved in writing prior to arrival. Unauthorized pets will result in immediate removal and additional cleaning fees.
7. Parking Your reservation includes one guaranteed, reserved parking space. A second shared space may be available on a first-come, first-served basis. This space is not guaranteed and cannot be held. If the shared space is unavailable, additional options include: • The free Park & Ride lot across the Route 50 bridge (approximately 1 mile away) • Public street parking where permitted by local regulations
Parking passes must be clearly displayed in your vehicle at all times while parked on the property. Vehicles without a visible pass may be towed at the guest’s expense. Please park only in authorized areas. Vehicles parked in unauthorized spaces may also be towed in accordance with condo association rules.
8. Balconies & Safety Do not: • Throw objects from balconies • Hang towels or clothing over balcony rails • Feed seagulls or wildlife
Guests assume responsibility for balcony safety, especially with children.
9. Damages Guests are responsible for: • Any damage beyond normal wear and tear • Missing items • HOA fines caused by guest behavior
The property is documented before each stay.
10. Check-In & Check-Out • Check-in: After the designated check-in time • Check-out: By the designated check-out time
Late check-outs must be approved in advance and may incur additional fees.
Before checking out, please: • Place all used towels and any used bed linens on the bathroom floor • Load and start the dishwasher • Take trash to the dumpster in the parking lot • Leave parking passes on the kitchen counter. A $15 replacement fee will be charged for each parking pass not returned. • Lock all doors
11. Maintenance Issues Please report maintenance issues immediately. Do not attempt repairs yourself.
12. Linen & Supplies We provide all bed linens, bath towels, and beach towels for your stay. Upon arrival, you will find starter supplies including: • Shampoo • Conditioner • Body wash • Toilet paper • Paper towels
These items are intended to get you started. For extended stays, guests are responsible for purchasing any additional consumables beyond the initial supply.
13. Weather & Coastal Conditions Ocean City is a coastal environment. Storms, wind, and salt air are part of the experience. Refunds are not provided for weather-related conditions unless there is a mandatory evacuation order.
14. Excessive Cleaning Your reservation includes a standard turnover cleaning. If the property is left in a excessively dirty or unsanitary condition beyond normal use, requiring excessive cleaning time or specialized cleaning services, additional cleaning charges will apply. Examples include, but are not limited to: • Large amounts of trash left throughout the unit • Food, spills, or substances requiring deep cleaning • Damage or conditions requiring professional odor or sanitation treatment • Any situation where the property is left in a state significantly beyond what is typical for a vacation stay
We understand normal vacation mess happens. This policy applies only to extreme situations where the property is left in an unusually poor condition. Additional cleaning will be billed at the actual cost incurred.
Violation Policy Violation of house rules may result in: • Immediate termination of stay • Additional charges • Loss of security deposit • HOA fines billed to the guest

Long weekend in Ocean City
This was a perfect place for an OC getaway w my spouse, young daughter, and mother-in-law. Walkable to the beach and boardwalk- and a great tiki bar right next to the pool. The condo was clean and had everything we needed. Would love to stay here again.

Went for concert with friends and family. Located near so many things and a very short walk to board walk. Had one minor issue but was able to get in touch with them late at night and the issue was taken care of first thing in morning. Would definitely return for our next visit.

Very satisfied with our stay. The condo was extremely clean, modern, well supplied, and in an excellent location. You can sit on your balcony in peace while looking out at bay, then walk to the boardwalk in 5 minutes time. I've stayed in Ocean City several times but this has been the most comfortable we have felt. A for the cleanliness.

The space was clean and exactly as described. Fit our needs perfectly; definitely booking again. Fair price and great features (ice machine in freezer, kitchen utensils/pots/pans, multiple TVs and 2 bathrooms, balcony)
