NO SMOKING
There is a $500 fee for smoking in the premises. No illegal drugs or marijuana are permitted anywhere on the property. Any violation will result in additional cleaning fees and possible removal without refund
NO EVENTS, PARTIES, or LARGE gaderings, as per the city rules and regulations.
NO LOUD MUSIC and quiet hours between 10PM- 7AM, enforced by the City of Cape Coral.
PLEASE park in designated parking areas and do not block the side walk/and or street.
NO feeding of ducks/rabbits/owls in the area.

DOCK USAGE:

Dock & Lake Safety – House Rules
For the safety of all guests and to protect the property, please follow these rules at all times:
Dock Use
• The dock is for walking and docking vessels only.
• No jumping, diving, or swimming from the dock at any time.
• No running, pushing, rough play, or horseplay on the dock.
• Children must be supervised by an adult at all times when near the dock or water.

Lake Use
• Swimming in the lake is at your own risk. Natural waterways may contain uneven surfaces, submerged objects, aquatic life, and varying water depths.
• No diving or jumping into the lake from any structure (dock, seawall, or elevated surface).
Safety & Liability
• Guests assume all risk when using the dock or entering the lake.
• The host is not responsible for injuries resulting from misuse of the dock, prohibited activities, or failure to follow house rules.
• Any damage to the dock or safety features caused by misuse will be charged to the guest.
Barriers & Safety Features
• Do not remove, move, or tamper with any safety barriers or rope boundaries.
• Report any damage or safety concerns to the host immediately.

Failure to follow these rules may result in immediate termination of stay without refund.

PLUMBING: Only toilet paper may be flushed. Flushing wipes, feminine products, paper towels, or any other materials is strictly prohibited. Guests will be responsible for plumbing costs resulting from improper use.

Please keep doors closed to keep bugs out of the house.
There's a $250 fee of jacuzzi reset, if the jacuzzi is left green/brown, uncovered, drained out of water, or dirty.
NO pets allowed inside the jacuzzi and/or pool.

Please report any damages that occur during stay.
Late Check Out Fees are as follows: $50 for the first hour, $100 for two hours, and $500 for any extended time.
These fees ensure fair compensation for our cleaners or any subsequent guests affected by delays. If you need a late checkout, please inquire in advance. Depending on upcoming bookings, we might accommodate you, though a fee might still apply.
Extra Guests: If more guests than permitted are found at the property, we reserve the right to deny entry based on policies. Extra guests will be treated as trespassers. An additional fee of $50/night per extra guest may apply, or we might request that you vacate the property.
If uncertain about guest numbers or daytime visitors, please reach out. We aim to prevent any misunderstandings.

Dock Usage:
Our home is Gulf-access through canal routes with bridge clearance. Dockage is permitted with prior approval only. Please provide your boat’s length, beam, and height so we can confirm clearance. Guests are responsible for properly securing their vessel and for any dock/seawall damages during their stay. No shore power or commercial use allowed.
