The Imperial is a beautiful 8 bedrooms and 5 bathrooms home. The first floor offers an open floor plan with two story entry way , eat-in cherry kitchen with granite countertops, double oven, dishwasher, stove, refrigerator, and seating for 14. Also, on the first floor an open formal dining room living room with floor to ceiling fireplace, 2 queen sleepers, and dining seating for 10,a full bathroom, a king size bedroom , a bunkroom, a laundry room, and mudroom. Walls of windows across front with sixty feet of deck overlooking bay and lake.The second floor has one king bedroom suite and 4 queen bedrooms, 3 full bathrooms, one with Jacuzzi. The lower level has one queen bedroom, a half bath, two bars, poker table, pool table, two-tier home theater with power seats, eight person hot tub , and outdoor shower. Outside there is a playground for kids, a permanent dock, a permanent covered power boat hoist, 12x18 building with living and dining area on the bay, fire pit, and much more !

Stayed at this beautiful property on the water for our annual Girls’ Weekend. The host met us at check-in to go over the basics of some mechanics like hot tub & awning function. He wanted to be sure everything met our expectations..and it did!! We took the 2 kayaks out on the bay and enjoyed the beautiful sunrise. We really loved the comfortable beds, plush towels, and well equipped kitchen. This was our second stay with The Coopers and plan on returning next year to their sister property (Xanadu). Definitely a 10/10.

We want to thank you for a wonderful weekend stay at Imperial. We had a large number of out of town family attend the wedding and everyone was very grateful for the spacious, clean accommodations in such a beautiful setting. The check-in process was seamless and we found the cabinets well organized, plenty of clean towels and everything else we needed! We hope to come back next year. The host is fabulous & very accommodating. The property is perfect for family stays for weddings or vacations. The size of the house, the 2 refrigerators, new washer & dryer, the fire pit & dock are all perfect for a great get away. We stayed for a family wedding & had 20 people & had so much space to spread out & gather, it was perfect!!

Wedding weekend

Perfect for friends and family for a wedding weekend in November. Wedding venue was Colloca Estate Winery - 5 minutes away. Plenty of space for those that wanted to sit and relax and chat in the living room while others could be in the basement playing pool or cards and others could be in the kitchen. So many amenities. Bedrooms were all beautiful and comfortable. The view was beautiful even in late November. The owner was very helpful and responsive. Absolutely recommend.

Girls weekend away

We were a group of 20 female healthcare workers just wanting to get away for a weekend. The house and property were amazing. It was furnished with everything imaginable. Every little detail was considered for a group of our size. The furniture was very comfortable and clean, including all of the outdoor furniture. We made many wonderful memories and recommend this property %100.

Family sharing time

Great property for large family of four generations. Well provisioned, spacious and friendly, responsive owner. We have rented Coopers other property, Xanadu, for several previous years but family has expanded so we required more room. This was our first year, but not our last!

5 family summer!

This is our second stay at this vacation home. Communication with Brad and his son was always timely. The home is very large and has multiple floors with entertainment at each level. Of course the highlight is the outside living area and the dock and the wonderful bay. Lots of swimming and fishing was enjoyed. We enjoyed several campfires at the fire pit. Large kitchen was able to allow multiple family members cooking at the same time. We truly enjoy this location at home.

Another Great Stay!

Every year we try to get together as an extended family. We have been very fortunate for the last three years to rent Bernie and Brad’s lovely bayside home in Fair Haven. The house is beautiful and comfortable in all ways! There are 8 of us ranging in ages of 15-83. The downstairs area is great with a theater, great comfortable seating, a pool table and so much more. The bedrooms are large and with the most comfortable beds you could ask for. The kitchen is well appointed and very roomy for several people to work in it at a time. The kitchen table easily seats 10 people and there is an additional large dining room. Everything in this house is well thought out and set up for your comfort. The view of the bay is spectacular. There is a big dock where several of our group loved to fish! I can’t say enough about this home and it’s owners. We will definitely be back!

Very Roomy & Comfortable

We wanted a house in the eclipse path of total darkness, within driving distance of northern New Jersey and comfortable for fourteen people. This house met our needs. The view across of the bay was beautiful, both morning and night. It had plenty of room for our group of 8 adults and 3 children. The main bedroom has an en suite bathroom, the others do not, but their nearby bathrooms are only a few steps away. It was a wonderful house for a large group and had lots of features like a deck across the back of the house, outside chairs, dining tables, and a fire pit. There was also inside entertainment and game options, plus playscape for the kids. The rest of the house had plenty of room for getting the group together for meals while offering room for quiet moments. The furnishings were very nice. Each bedroom had 5 bath towels, several hand towels and wash cloths. The beds were appropriately soft and comfortable. The kitchen area had 2 complete sets of refrigerator, microwave, dishwasher, and sink. There were plenty of plates, glasses, etc. for a large group. The owners – Brad & Bernie Cooper -- are exceptionally nice people and always responded quickly to my inquiries. Brad met us at the house when we arrived and walked us through the house to explain how everything worked. Brad & Bernie were very helpful post-visit by finding a forgotten book that they will return to us. In summary, it was a very roomy and comfortable house in a beautiful spot. Highly recommended!

Fantastic Home

This is a top tier fantastic property. I have been coming to this house for 8 years. Owner is wonderful to deal with. Views are impressive. House big enough for very large parties. Look at the pictures! I continue to highly recommend this home.

AMAZING HOUSE AND LOCATION

We (8 couples) have stayed at this property now almost 5 times - it's such a great spot, why go anywhere else? Perfect yard for cornhole, a nice walk to a local winery, a well-stocked kitchen to prepare meals, plenty of outdoor space, beds are SO comfortable, a great firepit - it's all here!!! Brad and Bernadette have always been so easy to communicate with. And for some reason, we've always managed to have some really great weather while we've visited. Thanks for a another wonderful weekend!!!!

Can't wait to come back next year!

The house was amazing, the owners were incredible to work with and were super flexible with us. There were plenty of rooms to house our bridal party after our wedding so we could all stay together, between the movie theatre and the hot tub? We never wanted to leave! We hope to make this a yearly trip and highly recommend this property for your fair haven stay! You won't be disappointed!

My husband and I have been summering or residing in Fair Haven all of our lives. This property was my family's cottage until 1998 when my husband and I built a year round home here. We have lived here for the past 15 years with our 4 children.

This property has been in my family for 33 years. My husbands family's cottage is just 2 doors down and is how we met. My husband's family has been rooted in Fair Haven since it was established. My family has vacationed here for over 40 years and lived here for 31 years. We have enjoyed all Fair Haven has to offer and would now like to share those experiences with you.

This property was one of 10 parcels originally established in 1895 as The Imperial Club. The original founders created a unique place for members to enjoy their summers. That is why today our property is one of the only deep lots with gradual access to the bay. You will find the best views and some of the deepest water in all of Little Sodus Bay. Too many benefits to mention !
