** It’s extremely important that you read the House Rules completely to avoid extra fees or a cancellation of your reservation. Kindly share these rules with your group. **


House Rules:

- Please upload a photo of your Drivers License or Government Issued ID here for verification.
- Person making the reservation must be present at the property the entire time.
- No parties or large events without prior approval.
- No pets or animals of any kind including service animals, as they pose a serious health risk to the homeowners.
(*Airbnb has our Medical Health Exemption on file*)

** If you bring any animals your reservation will be immediately cancelled and you will be escorted off the property **

- No more than 12 people including children.

* If we see more than 10 people in our exterior security cameras your reservation will be canceled and you’ll be escorted off property by Police. (Our family lives in the community)

** No smoking or vaping of any kind inside the cabin or screened deck areas. **

** Evidence or odor of smoking inside the cabin will result in a $1000 Deep Cleaning fee. **

- No usage of candles.
- No shooting of any firearms on the property including air & pellet guns.
- No shooting/usage of any fireworks on the property.
- No usage of “Silly String” sprays or taping up signs on the walls or windows please.
- No usage of glitter or confetti type of products please.

** PLEASE properly extinguish the outdoor fire pit and wood-burning fireplace when finished using. **

** ALL Trash must be in bags or there will be a $50 loose trash fee charged to the guest. (Sorry, that’s what they charge us!) **

- Our Gated Community and county noise ordinance is 10pm-7am.

** Neighbors (my family) will call Police if there are any loud or excessive disturbances.
Your reservation will be canceled and you will be escorted off the property without a refund . **

🔷 IMPORTANT PLEASE do not touch or move the indoor gas Fireplace Screens as it could result in CARBON MONOXIDE smoke, FIRE and injury!! **

** Keep the fireplace safety screen in place and explain this to your group please! **

** NO roasting of marshmallows or any other food items allowed in ANY indoor or upper deck fireplace. This is only allowed at the outside yard Fire Pit at basement area. **

** A Gas Log cleaning and set up fee of $500 will be charged if they’re tampered with. **Please explain this to your group. **

* It’s the responsibility of the renter on Airbnb to ensure that all other guests comply with the House Rules. *

* In the event that damage to the property or its contents is not covered by Airbnb Policy, the cost to repair or replace will be the responsibility of the guest making the reservation. *

** Please supervise young children outside, there is wildlife in our area. **

** ONLY flush toilet paper in the toilets to avoid a clogged plumbing emergency and a $350 plumbing service call.
NO flushable wipes either please. **

Please make sure children do not tamper with the internet modem or Ring Home Security box in living room. You will lose WiFi and it’s difficult to reconfigure remotely. Thanks!

🔷 The roads to get to our home are all paved so there is no need for a 4 wheel drive vehicle. However, please use caution if there is inclement weather and monitor the weather for the Blue Ridge, Georgia area. 🔷
