Discover Brooks Island Refuge. It's your unique sound-front vacation destination. Cross a bridge to the small neighboring island of five houses in Brigands Bay. Four sound-front lots on the tip of Brooks Island deliver privacy, awesome views, and sound-front water access. Drive your loaded vehicles into the windsurfing bay where there's plenty of room for rigged sails, kites, and boards. Level one has three bedrooms and a full bath. Level two is splendid living with 10-foot ceilings and a complete entertainment package. The great room is complemented by a fully-equipped kitchen, a breakfast bar, a formal dining area, a half-bath, and a screened porch with a hot tub. Look across the Pamlico Sound to the Canadian Hole from the third-story deck. Retire to level three to one of the two glassed-in main bedrooms, each with a bath, privacy, and tremendous views! Brooks Island Refuge is special in Hatteras because you are on the sound, but you have little close to you other than nature. There are many birds in the wetlands and there is a forested island nearby. It is a quiet rental surrounded by water and nature.

Things to know:
You will be required to sign an additional lease agreement upon making a booking which will be sent to your email. You will not be able to check-in until we have received your signature electronically. Please contact us directly if you do not receive this agreement.


Please note: Guests have access to the Club Hatteras Pool Facility. Additional details around this facility will be shared in your check-in email and during the check-in process. The club is typically open Mid-May to Mid-October, depending on the weather.

Wonderful and amazing views

Secluded with amazing views all around. Great vacation home for you and the family. Hot tub worked great everything but the LEDS. Overall great place to stay would definitely go again.

Incredibly Getaway

This home is surrounded by water views and feels both remote and close enough to enjoy the local restaurants, shops, and beaches. We would definitely choose this house every year for our OBX visits!

Brooks Island Refuge #78-F

This place was great. Patio deck was great sitting on both in the morning and evening viewing both Sunrise and sunset. The area was very quiet and peaceful and view was just amazing. Definitely can see myself wanting to stay here again in the future with family. Great place, great location.

"We booked this house for a group of nine adults, and it accommodated everyone nicely for the week. When we ran into any issues regarding the house Vacasa sent someone out to handle the problem in an extremely timely manner (thank you, Kyle!). If you are looking to stay on the Sound side of Hatteras this house is a solid choice."

Birdwatching and Stargazing with Water All Around

We loved staying at this property over Christmas with our family. It was cold and windy during our stay, and we delighted in watching the birds from the comfort of the living room. I even saw shooting stars early one morning from bed (the north facing upstairs master). The kitchen was well set up for cooking and baking together. We hope to be back!

Great private location directly on the sound

This place worked well for my group of friends and I on our yearly fall fishing trip, plenty of room in the house, but the driveway situation was pretty tight for our group. Definitely stick to the 5 truck maximum. The location on the sound was awesome, the water was pretty shallow, but the view was unbeatable in all directions.

Surrounded by Water!

From almost every window there is an incredible water view. There was plenty of wildlife to see and explore. The ocean beaches are a short drive and we never had an issue finding parking. The only negatives are that the kitchen and bathrooms are a bit dated, and the kitchen cabinets, shower curtains and grill could use a thorough cleaning.

Fantastic location, great outdoor toys, views of a lifetime. Outdoor showers with hot water! However the place is filthy and in disrepair. Most kitchen lights do not work, cooking by partial light. Vent registers are a public health hazards, lint and yuk debris covered every one of them. Hot tub jets, majority does not work. Floors are disgusting, clean feet are dirty in minutes. Either the owners do not care or the management company is negligent. Too bad such a location.

Great view

The wasand dryer need to be upgraded and so does the dishwasher. Leaked halfway through cycle. Also the people before us never took trash out and it was so heavy we couldn't. I called 3 times and you never sent anyone out. The house is really in a great spot. We loved it .

Beautiful views, needs updating

The house was very quiet and tucked away with amazing views. With that being said, I would not pay the regular price that is being asked for this house. This house needs a lot of general maintenance updates. Some lights worked, some didn't, the cabinets were run down and really dirty with paint chipping off. The mattresses could use an overhaul and dedicated internet would be great as well. Don't get me wrong, we were grateful for the opportunity to stay here, but not for what they're charging regularly. We stayed 3 weeks and have stayed at a ton of homes throughout brigands bay, which we love. There was an ongoing maintenance issue with the dishwasher, but vacasa was great and speedy with having someone come out and the communications.

Special spot!

Amazing location if you are looking for a secluded feeling but still close enough to all activities! The house is very spacious and kitchen is well stocked for cooking, but definitely bring your own staples. They don’t supply the basics like salt and pepper/ olive oil ect.. The wind here can be pretty aggressive! At least that was our experience. Be prepared to feel the entire house shake! There are only a few pretty weathered outdoor chairs, if you have a big group you may want to bring some beach chairs or something for the deck. Enjoy your stay!

Needs a lot of attention

The location is the only thing true positive about this house. If you’re looking for privacy, you’ve got it. The house needs work. Main floor AC/heat doesn’t work. Hot tub doesn’t work. Back stairs are blocked off. Only enough hot water for 1 shower at a time. The stair and deck railings are splinter hazards. But the view of the sound is amazing!

Very private location on the Sound!

This house has an awesome location and is very private. My little kids loved the dock/beach area and walking around the shore of the Sound. We saw blue crabs, hermit crabs, horseshoe crabs, rays and all kinds of small fish. This would be a great place to paddle board, kayak and fish. The Frisco Beach access is 10 min away and has bathrooms and showers (no off-roading required). The bathroom towels provided were very nice. The hot tub was down due to an electrical issue for most of our stay, but that was resolved and it was very enjoyable. We did email Vacasa about a slight need for some bug extermination, which should be simple for them to resolve. I imagine bugs are a never ending battle. The kitchen was a little dated. The beds were adequate enough, but I wouldn't rave about them. For the off-season rate, the place was a steal. We hope to return one day.

Private Getaway

This is a big house with a priceless view! You are basically the last house on the island, and it is a quiet neighborhood. The listing description is pretty accurate, however all of the screens on the porch were broken, the powder room toilet is sinking into the floor (sketchy!), some of the jets on the hot tub did not work, a lot of the lights were burnt out when we arrived, and the cleaning crew was not very good. We came and the floors were still dirty, there was garbage in the cans everywhere outside, and personal items like clothing etc were left behind from the last guests. We could not use the grills, because they were dirty and a RAT was staying inside one of them. We called the property management company for a couple of days and they did not do anything about it. The house was pretty well stocked, the only things I would mention to bring would be extra pillows, dishcloths (there were none in the house), hand soap, and garbage bags. The location is great for exploring the Outer Banks, especially if you are a beach goer. The pool is 18 minutes away but definitely worth it.

Awesome Location, customer service needs some work

This home has the perfect location! Secluded, quiet, awesome views of the sunrise and sunset, large kitchen table to accommodate our family meals! Cons...home upkeep. Multiple remotes had no batteries. Lots of light bulbs that were burnt out. There is one tub in the house and you couldn't get just the faucet to turn on without the water coming out of the shower too (I have a 3yr old who screams during showers, so this was no fun). The dryer wouldn't dry...we ran it multiple times one day and it never dried the towels, and since they only provide one bath towel per person, this was a pain. Also some of us had packed less clothing thinking we could wash clothes mid week, so we had to purchase some extra clothes. After requesting, Vacasa did drop off extra towels. Oh and please note the shared/community pool is in Avon, this house is in Frisco.

secluded view of nature

My husband and I stayed at Brook's Refuge for 4 days and loved the seclusion, the gorgeous view of the sound, and the hot tub. The house is certainly bigger than needed for 2 people but was not overwhelming. The house was very clean when we arrived (check in is quite late, 6 pm). The house is straight out of the 90s but with updated windows/doors. We loved kayaking on the sound and enjoying sunrise and sunset each day. The shoreline is sandy and we enjoyed taking walks on the property, watching fish fry, hermit crabs, and fiddler crabs. We saw over 30 bird species including oystercatchers, ruddy turnstones, osprey, etc. The kitchen had everything we needed to cook meals daily (pots, pans, knives, pot holders, corkscrew) but be sure to bring basics like aluminum foil, salt and pepper, etc or wait to visit Conner's Supermarket not far away. We had to restart the wifi once but otherwise it worked well. I texted Vacasa when this happened and they responded quickly. The hot tub was fabulous- especially on windy days that are bound to happen in OBX. The cable/satellite TV connection rarely had issues but this is again, to be expected. Visit Hatteras and Frisco beaches nearby. Wonderful stay, thank you!

Potential, but needs a DEEP CLEAN & Exterminator!

The house is as pictured! It is located in a beautiful secluded location with private dock with access to the sound. It was great for kayaking and paddle boarding, abs there was a small area of beach that my boys loved to build sand castles in. The house was not overly decorated and was comfortable enough for families with small children. I really wanted to love this place, but found the house to be in need of many repairs and services including extermination ASAP! There were many light bulbs needing to be replaced, and the toilet paper dispenser in master bathroom was broken. Upon arrival did not find the home to be as clean as I had hoped. All floors and surfaces had a film on them. There were no cleaning supplies available except a peroxide-cleaner. The dryer and hot tub were not fully functional during our stay, and 2 of our guests ended up with rashes that look similar to fleas or bedbugs which really puts a damper on any vacation! We also saw dead cockroaches by the entrance and top floor deck on our last day as well. Overall, I gave it 2 stars for the location and being as depicted… but feel this home needs some serious repairs and services for ongoing rentals. Also, if you stay here, be sure to pack kitchen towels, hot pads, and hand soap for 4 bathrooms.
