☆ NO SMOKING: This is a non-smoking property, both indoors and outdoors. A $500 fine will be issued for smoking anywhere on the premises.

☆ Hot Tub: The hot tub is included in your nightly rate and can be easily heated using the backyard controls. Please allow up to 2 hours for it to reach 100–102°F, depending on the outside temperature. If you’d like the hot tub warmed up before your arrival, message us in advance and we’ll happily turn it on for you.

☆ Pool Heater: The pool requires a large amount of natural gas to heat, so using this feature incurs a daily fee of $125 (plus tax). This will be billed prior to your arrival if you request pool heating.

☆ Pool Cleaner: Our pool technician visits on Tuesdays and Fridays and enters through the side gate. He will not disturb your stay. On windy days, some sand or leaves may blow into the pool. While our cleaners do their best to maintain it, some light debris may remain. A pool skimmer is provided for your convenience.

• Primary renter must be 21+, sign a rental agreement, and provide valid photo ID. The registered guest must remain on-site for the entire stay. Subleasing is prohibited.
• Maximum occupancy is 8 overnight guests, per city regulations. Exceeding this limit may result in fines or eviction.
• No parties or events. Loud music, rambunctious gatherings, or excessive cars disturbing neighbors are strictly prohibited.
• No sticking tape on walls or pictures, and no confetti is allowed.
• Quiet hours are from 10 PM to 10 AM. Excessive noise or disturbances may result in immediate eviction without refund.
• Smoking or vaping is not allowed indoors, including cigarettes, marijuana, or e-cigarettes. Any cleaning or damage costs will be charged to the primary guest.
• No pets allowed
• Only park in designated areas: garage, driveway, or directly in front of the property. Max 5 vehicles allowed. Avoid blocking neighbors’ homes or driveways.
• Children under 18 must be supervised at all times when using the pool or spa.
• Firepit and BBQ must be operated by responsible adults only.
• No firearms, fireworks, or hazardous materials allowed on the property.
