The Palms is tucked away on a quiet street surrounded by swaying palms and Florida sunshine, offering a peaceful retreat just minutes from Sarasota's best beaches. Step outside and you'll find the highlight of the home — a sparkling heated saltwater pool, perfect for relaxing or spending the day in the sun. Inside, the space has been newly renovated with a fresh, modern style that feels both comfortable and inviting. Large windows fill the home with natural light, creating an easy flow between indoor and outdoor living.

We know, contracts aren't the most exciting part of your getaway, but to keep our home safe, we'll need you to sign a quick rental agreement upon booking (this will be sent to you, after you book) — then it's all fun from there! You can see what the contract looks like in the House Rules section. Note, check in details will not be sent until that contract has been signed.

NAVIGATING THE AREA
The Bay Runner is a new, open-air trolley that provides complimentary service seven days a week, until midnight, with multiple stops along the way between Lido Key, St. Armands Circle, and downtown Sarasota!

Please Note:
1. Upon booking, each guest will receive a guest rental agreement. This must be signed before the Guide Book (which includes access instructions for the property) is sent.
2. Pet Policy: Pet Policy: **This property is NOT pet friendly. Please note, if we find evidence of an unauthorized pet in the home, we will ask for it to be removed immediately and guests will be charged a $400 non-refundable fine. This is also grounds for immediate removal of the guests from the home.
3. No Smoking: If any signs of smoking are documented, the renter agrees to pay a $200.00 / per day.
4. Quiet hours for the property are between 10:00 PM and 8:00 AM. Please keep the noise levels down over this time.
5. There are NO LONG CHECK-OUT INSTRUCTIONS! We want for you to be able to fully enjoy every minute of your stay!
6. We offer complimentary 24/7 communication to ensure that your stay exceeds your expectations! Please feel free to reach out to us day or night, and we will provide you with a swift response.
8. Pool Heat: This property is equipped with pool heat. Heat is turned on from November 21st through April 1st and is included with your stay at no extra costs. The FL sunshine does an incredible job at warming the pool for stays outside of these dates. Any request for pool heat outside of these dates will be considered individually and will incur an extra fee.

Hi there, my name is Landon!

I'm a husband and father to 3 incredible little boys. My all time favorite things to do, would have to be golf, exploring a downtown area, or relaxing all day on a beach. I love brainstorming with like-minded entrepeneurs who are enthusiastic about new opportunities, just like me. I like to make things happen! Which is why I love what I do.

Currently, I am helping homeowners from across the country manage there AirBNBs and welcome guests into their 2nd homes through our company called BNB Breeze. We are a hands-on short term rental management company and mostly handle Airbnb listings and the logistical work that goes into managing these properties. Showcasing these properties to look their best and bring in higher returns for investors is just a small part of what I do. Currently managing properties in 13 different states.

I'm excited to say that the company has grown to include many team members! Heather, Aj, and Barb are all working full-time to help BNBbreeze maintain all of the beautiful properties we manage. Additional part-time team members help round out our entire business. Working with with these folks is part of what makes this job so fun:)
