1602 Port Villa is located in the South Beach (SB) area of Sea Pines just steps from The Salty Dog Cafe and shops and conveniently located next to the SB Racquet Club. Free 24-hour advance tennis reservations for one hour of court time per day, and unlimited additional walk on court time, as available. Bike rentals can be obtained at South Beach Cycles next door at a 20% discount. Guest access to Owner's outside storage with beach tent, sand toys, beach cart, crab net, etc. Walk across the street to access the beach for afternoon dolphin watching. This 2 bedroom, 2 1/2 bath/2 floor end unit villa has reclaimed heart of pine floors throughout, and beach decor with a relaxing feel.

The main floor family room has 2 story wood ceilings. This room comfortably seats 8 with its L-shaped linen colored slipcovered sectional, comfy reading chair/ottoman and a coffee table that is accessible to all. A TV with Roku stick is located on the entertainment center. The dining room seats up to 8 (if you use the banquette) and has a reclaimed wood farmhouse table, banquette seating and 6 chairs. The kitchen features mat black granite counter tops, Shaker style white cabinets, Atlantic blue glass back splash, a stainless-steel farmhouse sink and stainless-steel appliances. The laundry room has a stainless-steel front-loading washer and dryer. The 1st floor powder room has a sea inspired tile floor, wainscoting, grass cloth wallpaper, and a large farmhouse sink.

Located on the second floor, the master bedroom features the same chunky grass cloth wallpaper, flat screen TV, a beautiful king bed with a comfy mattress and complementing sea, linen or white colored bed linens. A reading chair/ottoman is placed by the sliding balcony door. The master bath has a stone tile walk-in shower with a frameless glass door, and decorative tile floor with a solid surface countertop/white beachy cabinet. The second bedroom features a different grass cloth wallpaper, has 2 twin beds, again, with comfortable mattresses, covered in blue and white linens for a slightly nautical feel. A wall mounted flat screen TV w/Roku is provided. The second full bath has another walk-in shower with a frameless glass door, classic white subway tiled walls with a white penny tile floor, a solid surface countertop and white beachy cabinet. Note: All TVs were replaced in 2024.

Relax, grill out, and watch the sun set over Braddock Cove from the outdoor covered patio. You may even see dolphins in the cove. Port Villa's private gated dock is just steps away, and available for guests to use. The covered back porch is so comfortable that it's easy to fall asleep. The fishing is wonderful...and, right off the dock. Check out the pictures...but the place is even better in person. Note: the updated South Beach pool is scheduled to open in late May/June :-)
