Spectacular year-round, this light, bright, well-appointed second-floor villa at 2140 Land Fall Way offers breathtaking marsh views in every season. This inviting two-bedroom, two-bath retreat features a plush queen bed in the master bedroom and two comfy twin beds in the guest room, making it perfect for couples, small families, or a girls' getaway.
Step into the spacious living area, adorned with comfortable furnishings, leading to a delightful sunroom, ideal for relaxation or enjoying your morning coffee while taking in the serene views. Watch the shrimp boats, spot a blue heron or pelican in flight, and take in the marsh and saltwater air at sunset.
The fully equipped kitchen features modern appliances including a refrigerator, microwave, and dishwasher, alongside thoughtful touches such as cooking essentials to make your stay hassle-free.
Outside, the property offers the perfect balance of privacy and a central location. A charming balcony is ideal for soaking up the sun or unwinding in the fresh air. Guests will appreciate the convenience of a communal pool with phenomenal water views, providing a refreshing escape on warm days.
Located within the private and vibrant resort community of Seabrook Island, you're just moments away from pristine beaches and a wealth of outdoor activities, from biking to fishing and golfing, all within a short bike ride or drive. Explore nearby attractions like the communal dock, try local charming restaurants and shops, or take a scenic stroll through nature trails or on the vast beach. Bohicket Marina and Freshfields Village are right up the road. The Lakehouse, with its large outdoor pool and fitness center (daily rate applies), is just a walk or bike ride away. Neighboring Kiawah Island is a short, beautiful drive, while downtown historic Charleston is a scenic 21-mile drive.
• BEACH: 2.2 miles from beach access right down the road. Please note that beach chairs are not provided at this property. • CLUB AMENITIES: Digital Amenity Cards access is INCLUDED with your stay at no extra charge (a $55 daily savings). This offers access to the private oceanfront Beach Club pools (open seasonally), club dining, golf courses, and tennis courts. • POOL: Access to the two Seabrook Island Beach Club pools with the digital amenity card. Complimentary access to both the seasonal Bay Pointe complex pool and the outdoor pool at the Seabrook Island Lakehouse is included. • PARKING: This property allows for a maximum of 2 vehicle gate passes. Street parking is strictly prohibited. • LSV GOLF CARTS: Electric and gas-powered LSV vehicles (low-speed golf carts) are permitted at this villa complex. LSVs require a gate pass and count towards the strict maximum limit of 2 vehicle gate passes. • CHILDREN: Children welcome. • PET POLICY: No pets allowed. Thank you for your understanding. • LONG-TERM RENTALS: WINTER MONTHLY RATES AND LONG TERM RENTAL RATES AVAILABLE!!! This property is open to winter monthly rentals and long-term rentals. Please inquire for more details and discounted monthly rates. • PROFESSIONALLY LICENSED & MANAGED: Short-Term Rental License STR25-000161. • ADDITIONAL INFO: Guest safety is always a priority. The villa features a fire extinguisher under the sink, smoke detectors, and a first aid kit. A $69 Non-Refundable Fee applies for $1500 of Damage Protection Coverage. Fitness center and indoor pool access at the Lakehouse are available for a daily fee of $16 per guest.
• LINENS, TOWELS, & STARTER-KIT OF SUPPLIES: Included in this rental, for the convenience of our guests, are comfortable, white linens and a selection of bath and hand towels, as well as washcloths. A starter set of hand soaps, bath soaps, shampoo, toilet tissue, paper towels, laundry detergent, dish detergent, dish soap, a kitchen sponge, and kitchen towels are included. Guests staying for an extended stay may need to purchase or bring additional supplies. Beach towels are not included (although towel service is available at the Beach Club).
• WASHER & DRYER: A washer and dryer are located in the unit for your convenience. Should you require wash n fold service, please let us know.
• COFFEE MAKER: A standard 12-cup glass coffee pot is on site for guest use. Please bring your own ground coffee and filters.
• AMENITY CARDS: Amenity cards offer exclusive access to the Seabrook Island beach club, dining club, tennis, and award-winning golf. Without this card, access is prohibited. Amenity Cards are INCLUDED with this rental (a $55 day savings). Guests also have complimentary access to the uncrowded and private beaches, equestrian center, and the outdoor Lakehouse pool. The fitness center is accessible for a daily fee of $16 per guest. Whether you are fishing, crabbing, biking, kayaking, or shopping, there is something for everyone. Pre-order forms are mandatory for all guests wishing to use the outdoor Lakehouse pool. Please ensure that your completed form is submitted to the amenity office at least two weeks prior to your arrival to avoid a $10 late fee. Due to the volume of requests and the card preparation process, the office is unable to accept information over the phone.
• ISLAND ACCESS & PARKING: As the island is a gated, private island, each vehicle entering the island will require a gate pass for island access. Seabrook Island Property Association (SIPOA) charges a gate pass fee per vehicle. This property has a strict limit of 2 vehicle passes. This $45 fee per vehicle applies to guests staying 1 night to 179 nights. Our rental agency is responsible for collecting the fee. Gate pass name information for each car is due one week prior to your arrival. For each pass, a driver's name must be provided, and drivers may be required to show a valid driver's license at the gate. Once a vehicle has a gate pass, any licensed driver can drive that vehicle. Please note that LSV vehicles (low-speed golf carts) are strictly prohibited at this villa complex.
• CHECK IN: For our guest's convenience, we offer a prompt, self-check-in process. Guests will directly check in at the property with a code for the keypad on the door. We, however, are always a phone call or text away. We offer as much assistance with the check-in process as needed. Our office is available to answer questions.
• CONTINUOUS MANAGEMENT & SERVICE: This property is proudly managed by Sandpiper. We are local and family-owned, and your stay is our priority. We are on the island, licensed, insured, and locally staffed. Our standard for your stay is what we would want and expect for our own vacation. We offer guests continuous, attentive service during the reservation process and throughout your time here. From the moment you book with us, in planning and preparing for your arrival, throughout your stay with us, and even after checking out and sharing your experience with us, we remain committed to your vacation experience and are here at any time to answer any questions that arise or concerns you have. We want you to have a relaxing, safe, and memorable trip.
• CLEANING: Our housekeeping teams are among the most detailed anywhere. Cleanliness is a hallmark of every stay. Our housekeeping teams are trained to use the best hygiene practices at all times. With the combination of these best detailed practices, our employees, clients, and guests should be safe from the spread of germs. We launder the bedcoverings (comforters, bedspreads, quilts) after every single stay.
• THE AREA: Guests will find that the area offers so much to do. With vast, uncrowded beaches, an array of recreational offerings, and the historic city of Charleston just 21 miles away, an adventure awaits you daily.
• IN THE EVENT OF A STORM: If a Mandatory Evacuation Order for Seabrook Island is given during the dates of your stay, The Owner/Host or the Property Management Company shall refund 100% of all deposits, payments, and / or monies paid by the traveler. Owner/Host or Property Management Company shall have no further liability with respect to the Reservation. Please note that if there is inclement weather in the other 49 states, prohibiting the traveler (or guests in traveler's group) from getting to Charleston, a refund will not be issued and, Owner/Host or Property Management Company shall have no liability with respect to the Reservation. During months where there is a potential for inclement weather, such as hurricane season, we strongly suggest travelers obtain insurance.
• POLICY ON SMOKING: No smoking or vaping please. Violators will be fined for in-home smoke damages.
• CANCELLATION POLICY: Free cancellations up to 30 days before your stay.
• PARTIES: This is an ideal property for making memories but this is NOT A PARTY PROPERTY!!

Gregg stayed at our property in May. Unfortunately, his group had to cut their trip short and depart unexpectedly in a rush. Because of this, they left behind a few personal items, including food and a cooking tray. Our housekeeping team disposed of the food and containers following our standard sanitation protocols. Gregg was unhappy that these items were discarded and left our property a 2-star review as a result. We completely sympathize with their stressful departure. We are simply disappointed that our small business was penalized for our team following basic safety rules. We wish Gregg well in his future travels.
