The Space:

Your Perfect Pocono Escape

This renovated 5-bedroom, 3.5-bath retreat sits on more than two wooded acres in a quiet neighborhood, minutes from the Poconos' top attractions. The open-concept living area has an oversized sectional and a large Smart TV on a fluted wood wall.



Bedrooms

Master Suite: king bed against a dramatic black fluted accent wall, with an en-suite bathroom featuring an oversized soaking tub, a walk-in glass shower, and a double vanity.

King Bedroom: a bright main-floor room with a Smart TV, a workspace by the bay window, a ceiling fan, and a private en-suite bathroom with a walk-in shower.

Two Queen Bedrooms: one with navy velvet upholstery and mid-century nightstands, the other filled with light beneath a large arched window.

Family Bunk Room: two full-over-full bunk beds, open floor space, and a cozy area rug for playtime.

Kids' Adventure Room: a top-floor bonus room with its own staircase, a twin bed, an indoor climbing structure with slide, and a soft foam block pit.

Dining and Kitchen A dining table seats eight beneath a gold globe chandelier, with sliding glass doors out to the deck. The kitchen is fully equipped with a full-size stove and oven, dishwasher, coffee maker, toaster, blender, cookware, dishes, and glassware.

Game Room and Poker Room The game room holds a professional billiards table, a JOOLA ping-pong table, a karaoke system, and Jumbo Connect 4. A separate poker room offers a full table, a living green accent wall, and bay windows for daytime play. A dedicated desk and high-speed Wi-Fi are available for remote work.

Hot Tub and Seasonal Pool The private hot tub is available year-round with heating included at no extra charge, cleaned before every arrival and regularly maintained. An above ground pool with a surrounding deck sits in the fenced backyard, open seasonally from April 1 through October 31, weather permitting. The pool is not heated. Outside you will also find a fire pit and a gas grill.



Comfort and Convenience The home has electric baseboard heat throughout and air conditioning units in the bedrooms. Please note there is no central air conditioning. Bedrooms have hotel-quality linens, bathrooms include shampoo, conditioner, body wash and fresh towels, and a washer and dryer are on site.



The Area Jack Frost Ski Resort, Big Boulder Mountain, and snow tubing are close by in winter. In summer, enjoy Pocono Raceway, Lake Harmony, boating, kayaking, and hiking. Kalahari Indoor Waterpark and Split Rock Resort are an easy drive. We cannot wait to host you.



Guest Access:

Guests have full access to the home and outdoor areas. A unique entry code is provided before check-in once your pre-arrival steps are complete.

Free parking is available on site for up to six vehicles in the private driveway. The garage has been converted into the game room, so all parking is in the driveway. We kindly ask that vehicles stay off the lawn and landscaped areas.



The Neighborhood:

A quiet, rural-suburban area with larger lots, natural surroundings, and a slower pace of life. It suits guests who prefer space and privacy over walkable urban convenience. Neighbors describe it as peaceful and family-friendly, though shops, restaurants, and nightlife require a short drive.



Getting Around:

Getting around is easiest by car, with quick access to PA-115, I-80, local attractions, ski resorts, and Wilkes-Barre/Scranton International Airport. Limited regional bus service exists but the area is not walkable, so we recommend a vehicle.

To help ensure a seamless and relaxing stay for you and our neighbors, please review the information below.

Occupancy and Parking Guests must be at least 21 years old to book. The home accommodates up to 16 guests. Parking is available for up to 6 vehicles in the driveway.

Before You Arrive We will send you one secure link to complete a few quick verification steps before arrival. You will sign a short rental agreement, verify your ID, and choose your damage protection option. Your entry code is released once these steps are complete.



Fees at a Glance

DAMAGE PROTECTION. Required on every reservation. Please choose one of the two options below.

Refundable security deposit: $600. This is a pre-authorization hold, not a charge, and it is released approximately 7 business days after checkout following a damage-free inspection.

Non-refundable damage waiver: $40 per night, up to a maximum of $200. This covers accidental damage beyond normal wear and tear.

Please note that neither option covers intentional damage, damage caused by a pet, cleaning or deodorizing, house rule violations, or fines issued by the township, county, or a community association.



OTHER FEES

Pet fee: $150 for the first pet, and $150 for a second pet. Maximum of 2 pets.

Early check-in, 1 to 2 hours: $119. Subject to availability.

Late checkout, 1 to 2 hours: $119. Subject to availability.

Return of a left-behind item: $30 handling fee, plus actual shipping cost.

Unapproved late departure: $200 if checkout runs more than 20 minutes past checkout time, and half of the nightly rate if it runs more than one hour.

Pool heating: not offered at this home. The pool is not heated.



Starter Supplies We provide a complimentary starter supply of essentials including toilet paper, paper towels, trash bags, dish soap, and hand soap. These are intended to help you through the beginning of your stay, and since usage varies we are unable to provide unlimited quantities. If you run out, we kindly ask that you purchase what you need for the remainder of your stay.



Pool and Hot Tub The hot tub is available year-round, with heating included. The above ground pool is seasonal and typically open April 1 through October 31, weather and maintenance permitting. It is not heated. Please leave the floating chlorine dispenser in the pool at all times. It sanitizes the water, and if it is removed the chlorine level drops quickly and the pool can become unusable for the rest of the stay. With multiple water features on the property, please keep an eye on children at all times. There is no lifeguard on duty. We ask that glass containers stay outside the pool and hot tub areas, and that nothing is added to the water. Please leave the pool fence, gate, and ladder as you found them.



Water and Plumbing The home is served by a private well and a septic system. Two small favors that make a big difference: Please flush only toilet paper. Wipes, feminine products, and other items can clog the system. Because the well supply is finite, please do not use it to fill or top off the pool or hot tub, and let us know right away if you notice a running fixture or leak.



A Peaceful Environment Quiet hours are observed daily from 10:00 PM to 8:00 AM. During these hours we ask that you keep music and voices low, indoors and out. The karaoke system is a lot of fun earlier in the evening, and we appreciate you winding it down by 10:00 PM.

Smoking, Parties and Noise This is a smoke-free home, indoors and in all enclosed spaces, and that includes vaping and cannabis. Parties and events are not permitted. For everyone's comfort and safety, the home uses noise and smoke detection technology, which measures sound and air quality only and does not record audio.



Security Cameras For the security of the property, there is one exterior camera at the driveway. There are no cameras inside the home.



Pets Well-behaved furry family members are welcome. Please include your pets in your reservation before arrival so we can prepare the home properly.



A Note on House Rules House rule violations are charged to the guest along with an administrative fee. Any fine issued by the township, county, or a community association is passed through in full. These charges are set out in full in the Rental Usage and Liability Agreement that every guest signs before check-in.
