** Important Guidelines for Guests **

Important Dog Policy: Because we operate a licensed kennel on the property, we must abide by strict regulations. You must contact us in advance if you plan to bring a dog, and you must bring current inoculation records. For the safety of all animals, dogs must be leashed at all times while on the property.

Farm Safety & Activity: This is an active, working horse farm. For your safety and the well-being of the animals, there is strictly no entry onto the horse paddocks.

Respect the Property: Guests will see daily farm activity, beautiful horses, and caretakers. We ask all guests to admire the horses from a safe distance, close gates behind them, and maintain a peaceful atmosphere to keep our four-legged residents happy.

Inquiries: Please inquire directly before booking regarding availability and specific rates for horse boarding or kennel use. Secure parking is available (please let us know if you are towing a horse trailer!).

Stunning property, but the hosts were combative & the listing is misleading: claims of a "private" & "dog-friendly" retreat, & guests should be made aware.Private is a stretch: the tiny house sits 50 yards from the main residence, property manager regularly walks by & ATVs driving past the home during our stay…More upsetting part: nothing in the listing said dogs weren't allowed inside the tiny home, or that we needed to provide their details in advance if we weren't using the kenneling services. They even offered to put a cover on the couch, which only reinforced our understanding that they'd be allowed inside…Arrived with 2 dogs & 1 service animal, planning to crate them overnight as I've done at countless other rentals with my own crates. After the drive, the host met me at my car & before my dogs even went potty, insisted that they go straight into the on-site kennel. When I proposed alternatives (crating indoors or on the deck), I was told I was "inappropriate." There was no flexibility or ability to verify their credibility…Then a dog of theirs was let outside off-leash with 0 warning while I was feeding my dogs outside (since they weren't allowed in), which led to an altercation between them. Every interaction with the host was tense & the listing has since been updated to require advance notice, docs, & use of their kennels…Finally, a glass light cover fell, almost hitting our heads & no drinking water was provided. Do not book for the unreasonable hosts alone!!

We are pleased you found the property attractive. The remainder of your review omits your own conduct and misstates facts that were available before booking. You arrived at 10:00 p.m., after the published check-in time. You never disclosed that you were bringing any dogs, let alone three large dogs, despite listing and house instructions that requested advance notice of all animals. When asked how the dogs would be kept, you stated that one would remain outside in a cage. That answer confirmed what the unit itself makes obvious: the tiny house does not have space for three large dogs. An outdoor cage is not a safe plan on this property. Bobcats and coyotes are present in the area. That is why the on-site kennels were offered—at no additional charge—not as hostility, but as a secure alternative after you arrived without notice and proposed leaving a dog unprotected outdoors. You were given clear instructions on where dogs could be walked and where they could run off-leash inside fenced areas. Those instructions were ignored. One dog was allowed off-leash outside the designated areas and urinated in a section of the property where dogs are not permitted. One of your dogs also immediately frightened a boarded dog already in our care. Dog waste was not picked up. We continued to find and remove piles for days after your departure. Even after we let you use the kennel, you left your dogs in the kennel for the entire day and returned well after the time you had indicated, further neglecting the animals. The listing described a dog-friendly stay subject to stated conditions. Those conditions were disregarded. The subsequent change to our pet policy exists because of this reservation. Other guests no longer have the option you treated as optional. The tiny house is a separate dwelling on a working property. Activity on the grounds is neither concealed nor a surprise to anyone who reads the listing with ordinary care. An offer to cover furniture does not authorize an undisclosed multi-dog indoor stay, nor does it waive the advance-notice requirement. Drinking water was available. The property is supplied by filtered well water, which was disclosed in the listing. That water is potable and cleaner than typical bottled water. The claim that no drinking water was provided is incorrect. A glass light cover did not fall during any prior stay. We had received no comparable complaints before your arrival. Given the manner in which the animals were handled on the property, we can only conclude that the fixture incident was a consequence of that stay, not a preexisting defect in the home. Vrbo may suspend or terminate a traveler account for prohibited conduct and disregard of house rules. Whether the platform does so is its decision. This property will not accept a future booking from this party. We regret that the stay was poor. We do not regret enforcing the rules that protect the animals in our care and the property itself. Prospective guests should read the current listing and house rules in full.

It was beautiful and relaxing and clean just was a little smaller than I thought but it worked out good and was right in the center of everything u reside in country, woods area drive out and everything was within a short ride , it was pet friendly for my dog and it was very good experience she had a good time, host was very friendly and accommodating but she had a bad experience with people before us with animals and she is changing the pet friendly

We know every hidden gem, scenic drive, and local favorite spot in the Mystic, Stonington, and Rhode Island beach areas, and we love nothing more than helping our guests discover the magic of our hometown.

Our property is a true reflection of our shared passions. Lisa is the heart behind our equestrian community; she loves her horses and all things equestrian, which is why you’ll find a vibrant, year-round boarding community right here on the farm. Bob is happiest embracing the farm life, hitting the golf course, or spending a day out on the water. Together, we both share a massive love for sailing, catching a sunset at the local beaches, and exploring new corners of the world.

Because we are avid travelers ourselves, we know exactly what makes a stay memorable: comfort, hospitality, and a touch of unique character. That is exactly why we love being hosts.
