A weekend at Bonham Retreat runs on its own clock. Set in the rolling Hill Country outside Dripping Springs, this multi-structure escape gives a big group somewhere to actually spread out: a main house, a vintage Airstream, purpose-built studios, a kids' park, and a backyard arranged around a private pool. Sixteen people can share it and still find a corner of their own.

Days tend to start in the great room, where tall windows pull the outdoors in and the kitchen keeps everyone close. It's a chef's setup with a long island, ample prep space, and a dining table for six, stocked with ceramic cookware, a Vitamix, ceramic dinnerware, and wooden and stainless steel utensils. There's a piano in the living area for whoever gets to it first.

The bedrooms are spread through the home so couples, kids, and grandparents all land well. Two king suites anchor the layout. A third bedroom pairs a queen with two twins, handy for parents with little ones, and a fourth sleeps four across four twin beds. The recording studio holds a pull-out double for one more, the Airstream makes a cozy, design-forward hideout for the adventurous, and even the kids' playhouse tucks in a pull-out sleeper. All told, the property sleeps 16.

Afternoons belong to the backyard. The pool sits at the center, with lounging space around it, a covered outdoor dining area, and a built-in BBQ station for long, unhurried meals. Kids get a park of their own with a trampoline and playhouse, plus an indoor playroom stocked with a LEGO wall and building table, a chalkboard wall, and bins of toys, books, and stuffed animals; a ceiling-mounted projector screen turns it into the movie room after dark. Outside, the firepit closes out the night, Adirondack chairs circled under a Hill Country sky that's known to put on a show.

What you can't see is just as considered. The whole home is non-toxic by design: air purifiers in every bedroom and throughout the house, bedding washed in unscented non-toxic detergent, no perfumes or air fresheners anywhere, and a wool carpet in the playroom. A whole-house filtration system removes chlorine, fluoride, heavy metals, and other contaminants from every faucet and shower, and the kitchen adds a 14-stage filtration system paired with a Leveluk K8 hydrogen water ionizer for ultra-purified drinking water. The gym is fully equipped with a Peloton, squat rack, bench press, dumbbells, kettlebells, and resistance bands, alongside recovery tools that go well beyond the usual: a Bellicon rebounder, vibration plate, Bon Charge PEMF mat, and red lights built into the ceiling. A two-person Sunlighten infrared sauna with red and near-infrared light and ultra-low EMF waits for the end of the day, and the master bath features a red light shower head designed to nourish skin and hair.

Then there are the studios. The recording studio has a vocal booth with microphone and stand, professional film lighting, and sound dampening panels. The podcast studio holds two RØDE microphones with cables, a mixer, two professional film lights, and a walking desk. Between them, the property works as naturally for off-sites, retreats, and creator trips as it does for a family reunion.

Dripping Springs puts you in the middle of Hill Country wine and spirits country, with dozens of wineries, distilleries, and breweries within a short drive. Hamilton Pool Preserve and the swimming holes of Pedernales Falls State Park are easy day trips, and downtown Austin's food and live music are just over thirty minutes away. Fill every day or fill none of them; the place holds up either way.

- The property offers 20 on-site parking spaces. Street parking is not permitted.

This is a smoke-free property. Violation of the no-smoking policy will result in forfeiture of the security deposit, a $300 smoking fee, and liability for any fire or property damage costs.

As part of our commitment to being good neighbors, occupancy limits and quiet hours (9pm-8am) are strictly enforced. No speakers or sound systems will be provided for use in our properties. Violation of any noise ordinances will be subject to fines that can reach up to $10,000 per violation.

Events or parties are not allowed without prior written approval and an additional fee. Any unauthorized parties or events will be shut down and a fine will be assessed. Please inquire for more information about our event policies and fees.

We strongly advise guests to please deny access if any vendors fail to meet and adhere to these standards.
